Property Information
Casa Viva Troncones consists of three palm-thatched roofed bungalows each with a private bathroom built into a natural setting of local trees and plants.

The goal was to create a space that was both private and public, where you could get away from it all or immerse yourself in everything. Thus, we took two lots and created 3 private Casitas (“little houses”) that would serve as mini-suites. Then, we created a central area, the Area Comun (Common Area) where the pool, kitchen, dinning room, and sleeping porch are all located - the space for sharing time together like swimming, cooking, eating, playing cards, and hanging out. Thus, visitors could enjoy both time alone and time together with family and friends.

Casa Viva was born from the vision of organic architects Karina and Gustavo Jasso and is built by local craftsman and skilled Mexican artisans. Much attention has been made to every detail based on ecological designs that rely on natural building materials -- earth, wood, stone, and palm. Walls are finished by hand with "cop" -- clay, sand, straw and water -- if you look closely you can see the fingerprints of the craftsmen.

A shared multi-use building includes private nooks for reading and larger seating areas with swings and hammocks, a dinning room, kitchen and yoga room/sleeping porch along with a man-made tidal/swimming pool.

High Season: (November through May)

$6000 USD per week for entire property
$4000 USD per week without Casa Privada
(e-mail to check availability of Casa Privada)

Low Season: (June through October)

$3000 per week during low season
(Casa Privada is not available at this time)

Suites can be rented individually at:
$150.00 a day low season (May 1-Nov 15)
$220.00 a day high season (Nov 16- Apr 30)

Casita Privada can be rented for:
$250.00 a day low season (May 1-Nov 15)
$300.00 a day high season (Nov 16- Apr 30)
Long term rates can be negotiated.

All rooms are double occupancy per night.
Extra beds are available for each room at $20 per person.
Caretaker and housekeeper services included.
Prices include all taxes.

Casa Viva rents on a weekly basis, Saturday to Saturday. Check in time is at 7pm and check out time is 4pm. Booking is arranged Saturday-to-Saturday; check in and out time is flexible based on flight schedule.

For special occasions, the caretaker’s house, next to the garage, is available for overflow capacity. Please advise us in advance that you will use this space so that the live-in staff can prepare to make other arrangements. This small hut can accommodate two adults and two kids.

The sun heats all hot water using solar panels located outside each casita. Grey water from sinks and showers flows to the garden outside each casita. Eco-friendly soaps and shampoos are provided. Be careful what you put down the drains because you are quenching the thirst of the flora and fauna that surrounds your cabin. It is up to you to maintain the vitality of this micro-ecosystem.

We also made sure to provide certain modern amenities. All casitas are apportioned with an electronic combination safe to keep your valuables. While the sun powers all the light bulbs, all wall current and major appliances are powered from the grid. All rooms are equipped with ceiling fans and a telephone.


Suggestions on Things to Bring with you from the US:

Casual Hot Weather Clothes - shorts/swimsuit and t-shirt for guys is enough, bathing suit and a sarong is enough for the gals, both bring flip flops, light shirt for the rare cool evening.
Favorite Books and Games (Chess, Scrabble, Backgammon, Cribbage, Risk provided)
Plenty of Sun Screen for the days and Insect Repellant for the early evenings.
Favorite Wine or Liquor (Both are expensive in Mexico with limited quality selection)
If taking a cab from Airport, the driver will know where the Commercial Mexicana is and will stop and wait for you while you shop. A nice tip of $100 pesos will be a good show.

Property Activities
Horseback riding, fishing, caving, snorkeling, surfing, boogie boarding and body surfing.  Ask Jaime and he will help arrange the activities, give him notice at least a day in advance.

There is great swimming, not only in the pool, but also in Manzanillo Bay, which is about a 25 minute walk, 10 minute bike ride, or 5 minute car ride. Manzanillo Bay is the place for surfing, boogie boarding and body surfing. There are a few rocks, but the surf is great and the point has a perpetual break. Closer to home, there are plenty of small tide pools along the beach; you don't have to snorkel to see a vibrant and diverse biosphere of aquatic life.

Jaguar Tours, which you will see it to your left as you drive to Casa Viva along the beach, has lots of equipment and plans various tours. Rent some bikes or surfboards, plan a caving expedition, or more. They can be reached by phone, check the local (English and Spanish) directory in the house for their number.

Casa Viva is about a 25-minute walk from the village of Troncones and a 10-minute bike ride.

In the morning, the pelicans pass by like pilots on a bombing run, looking for lunch. You know it's afternoon when you see them flying back in formation.

Taxis - One way from the airport is about $60, last time we checked. From the house to the airport is a little less expensive, about $40. Jaime will arrange a cab for your return; you can pick up a cab at the airport upon arrival.
