Located in Playa del Carmen, Yucatan Peninsula of Mexico is and our ravishing 1, 2 and 3 bedroom vacation villas. The area is a combination of exclusively built custom homes, enriched with low density amongst Mayan ruin remains. At night the ruins are accented with lights to emphasize their historic and epic beauty.
Our Vacation Rental, Casa Mariposa, home of Butterfly, is steps from the Gulf of Mexico’s incredible beaches and just a 5 minute walk to the luxurious of 5th avenue, a popular area destination for shopping, restaurants, and cultural entertainment. Another short 3 minutes away is the Cozumel ferry for those vacationers needing access to it.
A grand 35 foot open terrace is equipped with partial shading for both sun lovers and sun conscious vacationers alike. Bask in the day’s breeze, listening to the ocean creating a majestic tune. Tropical birds that align the canopy tops of the majestic tree line amongst the Mayan ruins create the perfect vacation ambiance.
Or, lounge inside our elegant living room with its two built-in couches, sunken floors, and antique furniture. For vacationers still addicted to technology, our villa is equipped with internet access well as satellite access on tow 27” televisions and DVD’s and VCR’s.

Cancellation policy:
For major holidays (Christmas and Easter)
Payment fully refundable if cancellation made at least 90 days prior to arrival, 20% deposit non-refundable for cancellation made from 89 days to 60 days before arrival. Full amount non-refundable for cancellation made 59 days or less before arrival.
High, medium and low season:
Payment fully refundable if cancellation made at least 60 days prior to arrival, 20% deposit non-refundable for cancellation made from 59 days to 22 days before arrival. Full amount non-refundable for cancellation made 21 days or less before arrival.
Travel Insurance:
Villa Casa Palmas owners will not be held responsible in case of accidents in or outside the house. It is imperative that guests take out travel insurance.

Casa Palmas is the house of comfort and convenience, set up to answer the very diverse needs of couples, families and groups of friends. Everything you could wish for is close at hand or available upon demand.
Sweet Dreams;
Three bedrooms, one on each level, two furnished with king-size beds and the third with a double bed. In the living areas, two queen-size sofa beds raise the sleeping capacity to 10 persons.
For Your Eyes:
Two television sets with satellite TV, a DVD, and a CD player.
Comfort zones:
Ceiling fans in every room keep a cool ambiance at the villa. There is air conditioning in the bedroom on the first floor. Optional central air conditioning is also available on the second and third floor.
All Dressed:
Two full kitchens, on the first and second floor, include range, refrigerator, and microwave oven. You also have toaster, coffee machine, blender and purified water delivered daily. A washer and dryer are located on the first floor. A charcoal barbecue remains on the second floor terrace. An outdoor shower is located at the back of the villa for your privacy.
Extra! Extra!
Handy essentials such as beach chairs, a parasol, alarm clocks in every bedroom, a crib for the baby, blow dryers, iron & ironing board, etc., are left at your disposal. Bed linen and towels are provided and change regularly.
THE STAFF:
A stay at Casa Palmas runs a smooth course thanks to the discreet presence of our devoted staff. Practically unseen and unheard, they manage to pay meticulous attention to guests' needs and demands.
Alberto, the manager, oversees the villa and its personnel. He speaks both English and Spanish and his precious help will make your vacation a dream come true. He can provide tourist information, give directions to all the local attractions and services, recommend restaurants and activities according to your needs and tastes, and make reservations for you!
The maids, Lulu and Violetta, come in five days a week, changing towels daily and the beds 3 times a week. Their unobtrusive yet efficient work keeps the house fresh and tidy thoughout your stay.
A cook or a French chef is also available on demand, for your whole vacation or for a special occasion. For an extraordinary meal, Chef Michel charges $35 per person plus cost of food.
Babysitting is also available upon request.

Casa Palmas is so centrally located that everything is close at hand. Whether you are looking for sea adventures, cultural discoveries or just peaceful walks along the beach, it is all within easy reach! Once you make your reservation you will receive tourist information to help you plan your stay. In Playa del Carmen, our manager Alberto will be at your service if you need to know more and to help you make reservations.
Distance? Of no importance!
There is no need to rent a car since most outings and errands can be done on foot at a leisurly pace or by taxi. If you wish, someone can pick you up at the Cancun airport upon arrival and drop you and your luggage at our door in less than an hour. A car can be rented for a day in Playa del Carmen if you plan a special outing outside of town. Within walking distance from Case Palmas you will find major car rental offices such as Hertz, Budget, Enterprise, National, etc.

Discover colorful and exotic birds in their natural habitat at the Xaman Ha Aviary. Explore the lagoons of Xcaret, Xel-Ha and Tres Rios eco parks and swim with the dolphins, or stop at Puerto Aventuras for some sport fishing.

Want to relax? Join a yoga class at the local gym or enjoy a massage in the comfort of the villa. Need to stay in touch? Visit one of the many Internet cafes on Quinta Avenida. A craving to satisfy? From tasty cosmopolitan cuisine to local specicalties, Playa del Carmen abounds in restaurants. But if it's your very own special recipe you want, stop at the nearby Chedraui grocery store!
Be Practical:
The closest airport is Cancun International Airport, just a 40-minute drive away. You will find ATM banking near Casa Palmas. If the need arises, Medical Services are easy to obtain.

WOW! I completely agree with the other reviews posted here...You can't beat this as a vacation spot or find a better person to rent from! Pauline was in constant contact with us from start to finish and her home is absolutely gorgeous as is the neighborhood it sits in. I can definitely recommend the upper stories (where we stayed).
