Our comfortable, nicely decorated, privately managed apartment welcomes you cleaned, ready for you to enjoy your holidays. The condo is an oasis to come back to after a fun day on the beach or a night on town, as it is also our home several times a year. Browse in the guest book filled with tips from the owner and previous guests and get ready to have a good time.
Apartment details:
Our corner unit condo is spacious 750 ft2 (81 m2); almost twice as big as other 1BR condos in the complex). It offers 2 separate rooms, ceiling fans and remote control A/C in both rooms. The Master Bedroom has two full size beds (sleeps 4) with super orthopedic mattresses, reading lamps, sitting area with a coffee table and ample storage closet space. Enjoy the magnificent sunsets over the calm and vast Nichupta lagoon from the sixteen-foot glassed-in terrace or the garden, full of blooming hibiscus (feel free to pick the flowers). For relaxing Mexican style, a hammock on the terrace is provided.
The generously sized bathroom/shower is conveniently located between the master bedroom and the living room, providing some privacy if two parties share the condo. A separate vanity with a sink is practically located outside the bathroom.
The living/dining room has two full sized sleeper sofas; each accommodates 2 guests. The glass round dining table with 4 rattan chairs is a nice spot to sit at, talk and to enjoy your meals and the company. Our kitchenette has all cooking utensils, dish towels, dinnerware, pots and pans, glassware and everything you need to fix a simple or a gourmet fare. Local and international ingredients are very affordable (you can feed a family of five on $100/week) and are readily available in abundant supermarkets (including Wal-Mart, COSTCO, and SAM's Club and your international membership cards are valid).

1. Rent includes clean up before & after rental; one maid service in the middle of the week (condo clean up only; linens & towels changed weekly for rentals of 2 weeks and more); toilet paper and soap on arrival, local phone calls and the use of utilities.
2. Rates are for up to 4 people. Additional person over 4P = U$D 20.00 per night.
Children up to 2 yrs old (not requiring a bed) stay free.
Children under 12 year of age U$12.00/night.
3. Daily maid service is available at an extra charge of $15-20.00 per day, pending service you require and number of guests.
4. For occupancy with 4 guests add $50.00 and with 5+ guests $70/ week for housekeeping.
5. CHECK IN - CHECK OUT TIMES: flexible, by agreement with the owner.
CREDIT CARDS accepted (Ax, Visa, MC) over the phone or Ax, Visa, Master Card, Diners Club - via Pay Pal.

NOTE: X-mas, New Years Eve & Holiday weeks (Easter, Thanksgiving, Presidents Week) are excluded from this offer.
Reservation, Booking and Payment policy:
25% retainer is due to hold the condo at time of booking. The balance plus U$300.00 security deposit is due 12 weeks before arrival date. The security deposit can be a separate check and we'll hold it until your return. The amount is fully refundable pending no damage has been done in the condo during your stay and the condo is let in good order; the pre-approved occupancy has not been exceeded, and all key have been returned to us or as otherwise arranged. $150 fee will be charged if the keys get lost.
Payments can be made by personal check, money order, wire transfer, credit cards, or "Pay Pal" service (fast, secure, and economical) - see details below.
Cancellation and refund policy:
10% of total rent price will be charged if cancelled, once the condo has been booked, dates confirmed and the 25% booking retainer paid.
75% refund if cancelled between 98-84 days (i.e. 14-12 weeks notice) prior to arrival date.
50% refund if cancelled 83-70 days prior to arrival date.
There is no refund if cancellation is made less that 69 days prior to arrival or once checked in.
OTHER:
* The use of the in-room safe is your choice and responsibility. You assume any expenses for emergency service if you forgot the code. $40 fee to open the safe payable on site.
* If you smoke, we appreciate your smoking on the patio or in the garden. Ashtrays are provided.

Our Complex Condominiums Brisas (Blvd. Kukulcan, km 19.5) features: fabulous beach location (located next to Royal Solaris Resort), beach lounges and showers, private gated community, 24hrs, security staff, free parking; 2 pools (one for children), Laundromat facilities, tennis court, convenience store.
Apartment amenities include:
16 foot glassed in terrace with a hammock, screened doors, ceiling fans, remote control A/C in both rooms, phone, 26" TV cable w/remote control; safety deposit box, iron and ironing board, radios, clocks, VCR (with children video library), DVD/CD & Audio Cassette players.
The kitchenette features a 4 burner gas stove with a full oven, microwave, full size refrigerator, coffee maker; blender, toaster, flatware, dishes, cooking utensils, dish towels, beautiful drinking water dispenser and more.

Area: Our place offers you the best of both worlds - the quiet, beautiful beaches of the Hotel Zone and the ease of convenient, inexpensive transportation to shopping, exciting nightlife and entertainment areas. Absolutely no need to rent a car as our condo complex is located right on the bus line with an easy, excellent (24 hrs.) public transportation service to anywhere in town. Plenty of taxis too. You are only minutes to the entertainment centers, shopping (Plaza Carracol, Plaza Kukulcan) or movies in La Isla Shopping center (most of movies are in English). If you prefer to stay around, unwind and relax at our pools, play tennis, swim in the turquoise ocean, or just spent a lazy day in the sun.
