Penthouse Condo in Playa del Carmen's cosmopolitan North end. Piedra Viva is a small Roman style complex of ten, just finished, high-end condominiums clustered around an internal courtyard and pool. While the architecture and courtyard of these units add to their "out-of-the-world" charm, it is their location that makes this property unique. One block away from the newest portion of Playa's famous 5th Avenue with its cafes, jazz bars, and gourmet restaurants where the fusion of Europe and Mexico make every day a true event. And the 1st Avenue location, place it within five minutes walk of Playa's beautiful beach at the "in" spots of Mamitas or Playa Tucan or at the Hotel Porto Real.
Unit 9 is a two story penthouse with a private rooftop solarium which leads to a huge sun deck that offers panoramic views of the rooftops of Playa in one direction, and in the other, the turquoise Caribbean with Cozumel on the horizon. The solarium, with its bath and laundry room, can be used as either bedroom three with two futons or as an entertainment center. It is equipped with a TV, DVD and stereo center as well as a wet bar. A table and chairs are close by on the deck allowing dinner party gatherings. During the day lounges allow for private sunbathing and if it gets to hot, cool off in the outside shower.
The main floor below contains a master bedroom with a king-sized bed and balcony. The second bedroom has a queen-sized bed. Both have their own bathrooms. The highlight of this floor is the high ceiling over the comfortable living room and formal dining room with its' glass top table and dramatic wall art. Sliders from both the living and dining areas open to a large wrap around terazzo high above 1st Avenue and 22nd Street looking East over trees and parkland toward the Caribbean. This is where your morning coffee will taste great or where you can grill your fish or steak dinner or just sip a cold libation.
The kitchen is a picture of tile, black granite and stainless steel. It is nicely appointed to cook and serve eight for an eat-in vacation. We think you will party out often.
IN ALL, 1350 ft.sq. of air-conditioned space with an additional 1000 ft.sq. of deck and terraces.plenty of room to enjoy.

Policies
Rates quoted are in US Dollars. No children or pets. No smoking. A 50% deposit and signed lease are due back prior to confirmation of dates. The remaining 50% plus security deposit of $350 must be received 30 days before first rental night to guarantee a return mailing of keys and condo information book. The security deposit will be returned as soon as the keys are returned.
Deposits
50% with executed lease agreement with- in 14 days of booking and remaining 50% with security deposit of $350 at least 30 days prior to first rental night.
Refunds
The security deposit will be refunded as soon as the keys are returned.
A full refund of the inital 50% will be returned up to 30 days prior to final payment is due.
A 90% refund of the full amount will be returned 7 days prior to first rental nigh
