We accept Personal checks, as well as: Visa, Master Card, American Express, Discover. The 7th night is FREE all season for a Saturday to Saturday stay. Monthly rates are available in Base 9. Some discounts are currently in place. CALL!
2004-2005 Ski Season Rates: Rates shown are for a Saturday to Saturday stay. For the 2004 - 2005 season rent 6 nights and the 7th night is free all season for a Saturday to Saturday stay. Monthly rates are available. Above rates have been discounted based upon payment by check.
Reservations and Deposits
A deposit equal to the first two nights’ lodging is due at the time of booking to guarantee the reservation. Payment may be made by personal check or with most major credit cards. The reservation may be canceled if the deposit is not received within 10 days of booking. A confirmation letter will be mailed following the receipt of the deposit. Complete payment is due 60 days prior to arrival; the total amount includes a $500 - $600 damage/cleaning deposit per unit. If the final payment is not paid in full 45 days prior to the arrival date the reservation may be canceled with no refund. After receipt of the final payment, keys and all required information will be mailed to you. Check in time is 4:00 PM; check out time is 10:00AM. Late departures up to 10:30 AM are charged $100. A departure after 10:30 AM will be charged for an additional day. Please respect other guests and our cleaning people by departing on time.
Cancellation Policy
If you believe that there may be a problem with keeping your reservation, we suggest that you purchase travel insurance. Most travel agents can also offer you travel insurance. We are unable to deviate from our cancellation policy regardless of your situation. Cancellations made 90 days prior to the arrival date result in refunds of the full deposit minus a $200 booking and handling fee. Interest will not be paid on refunds. Cancellations made less that 90 days prior to the arrival date result in all moines being forfeited. A portion of the money will be refunded if the period is rented to another satisfactory group. Refunds are determined by subtracting the new group’s amount paid from your total minus a $200 booking, and handling fee. Any adjustments to the reservations less than 30 days in advance will be treated as cancellations and no money will be refunded or transferred. Our units are carefully scheduled in advance. Refunds will not be made for late arrivals or early departures.
Housekeeping services
We provide all linens for no more than the maximum number of people permitted in a unit. Washers and dryers are available in all of our building or units, but we do not provide laundry soap. In-unit laundry facilities are free; in-buildings facilities require quarters. Quarters and laundry soap are available at City Market in Breck. If requested in advance, we provide a mid-week towel change for an additional charge of $4.00 per set of towels.
Pets & Smoking
Sorry, no pets are allowed in any of our units. Violations are subject to eviction, forfeiture of all money paid for the rental of the unit and/or up to a $600 cleaning charge. We like pets, but this is one way we can assure everyone that we are committed to having clean units. All of our units are no smoking. Telephone
Telephones are provided in all of our units. All local calls are free. You will need to use a calling card to make long distance calls. The unit phone number is posted on the paperwork that is mailed with your reservation.
Vehicles
A parking permit is provided with your keys. Vehicles without a valid parking permit displayed may be towed. If you will have more that one vehicle, check to be sure that there is on site parking for two vehicles. If you have a large RV, you may need to park in a City of Breckenridge 24-hour free parking lot and take the free trolley or bus back to the unit. Free bus service is not currently available to Skiwatch in the evenings. We are not responsible for vehicles parked in unauthorized areas or without the proper parking permits.
Property care
To avoid paying a cleaning fee please do the following prior to departure: Take care of our property so that it does not receive excessive wear. Remove all trash to the trash receptacle provided outside of the building. Remove all left over food from food containers in the refrigerator. Wash all dishes. Return all furniture to the original position if moved. Close all windows, and turn off all lights. Avoid unnecessary damage to towels or linens through improper use. Remember towels are not for cleaning shoes or windshields. If you spill a plate of spaghetti (or other items) on the carpet clean it as though you need to buy a new carpet if you do not clean. If you sit a hot iron on the carpet or furniture plan on buying the damaged items. You get the picture. Most people are now laughing because this is so obvious, but for that less than 1% who do not care, you have been notified and we will charge you! We know that everyone is here for fun, just do not destroy the property.

We are not responsible for any injury, damage, inconvenience, or loss of personal property caused beyond the direct control of Colorado Alpine Resorts. All glassware, dishes, pans supplied with service for ten. Blender, coffee maker, toaster, slow cooker, containers for leftovers...everything you have in your kitchen at home! Table with seating for ten. Also towel rods for ten! New carpet, New bathrooms. We pay attention to detail, look closely at our pictures
The nicest condos in Skiwatch. Garage parking for 2 cars, inside elevator & halls. Bus stops several times per hour at restaurant in front of Skiwatch. Central Fire alarm and sprinkler system. No smoking, no pets please.

True Ski-in Ski-out on Peak 8! The best quality properties in the best ski location. Walk out the door, lay down your skis and ski down to the lift. Enjoy a fantastic view of the Continental Divide and Arapaho National Forest. Your Breckenridge lift ticket is also good at Arapaho Basin, Keystone and Vail. Free buses and trolleys travel between the four Summit County ski areas, including Copper Mountain. It is also an easy drive to the Loveland ski area. Choose from downhill and cross country skiing, snowmobile, sleigh ride dinners, ice skating, and more. This is the perfect ski location.
Skiwatch offers inside parking, interior halls and stairs, elevator, sauna, laundry room, lounge areas, plus hot tubs over looking the ski area! There is no need to unload in the snow again. Skiwatch has a Central Fire alarm and sprinkler system. In order to insure that all units always smell clean all of our units are no smoking and no pets. Halls & common areas of building are also no smoking.

The center of Summer fun! Walk out the door to the alpine slide, miniature golf, and mountain biking on Peak 8. Explore Arapaho National Forest and the Continental Divide on a bike, a horse, or in your hiking boots. There is an endless number of hiking trails, plus paved trails for bikes and roller blades throughout Summit County. The Breckenridge Jack Nicklaus golf course and four other Summit County courses, Recreation Center, and Summer Music Festival are nearby. Of course, there is always Colorado's famous fly fishing and white water rafting. This is the perfect summer family getaway.
