Exceptional Gulf-Front Condo is an Upper-Corner unit of a newer, 6-unit building named Island Sands. Very few condo buildings have the charm & privacy of this one! From inside, and especially on the balcony, the views of the gulf & beach are sensational! Enjoy a wonderful setting for watching people, seagulls & dolphins, and magnificent sunsets! This unit is upscale, beautifully furnished & decorated, and in a great location!
Master Bedroom has king bed, bathroom, walk-in closet, ceiling fan, phone and 20" Cable TV/DVD. Guest Bedroom has queen bed, ceiling fan, closet and hallway bathroom. Big Kitchen is fully-stocked and has seating along its long counter, plus a dining table.
Living Room has ceiling fan and leather couches with a pull-out sofa bed. Entertainment Center has 27" Cable TV, CD/DVD player & stereo receiver with 4 speakers. Covered Balcony has a round table with 2 tall chairs, and 2 lounge chairs. Heated Swimming Pool and spacious Sun Deck with chairs, recliners and Gas-Grill.

Aug 29 - Sept 5: Base Rate $1,025 per week
Sept 6 - Dec 19: Base Rate $875 per week
Dec. 20 - Feb 6: Base Rate $1,225 per week
Feb. 7 - Apr. 10: Base Rate $1,475 per week
Apr 11 - May 15: Base Rate $1,325 per week
May 16 - Jul 10: Base Rate $1,175 per week
NOTE: $110 Cleaning Fee + 12% Tax added to Base Rate & Fee. Major Credit Cards accepted.
Multi-Week rentals are discounted based on the month and number of weeks requested. 10-Week Maximum.
10% Rate Surcharge for holiday weeks: Christmas, New Years, Easter, July 4th.
RENTAL PERIODS
Saturday - Sat. rentals are very much preferred throughout the yr. Mid-week rentals (less than 7 nights) are sparingly considered, but are accepted more on short notice and during less popular months (Sept. - Jan.).
EXTRA GUESTS
Rates are based up to four guests; maximum of six per rental. Each extra guest (one or two) is $90 a person per week; children four years or less are free.
DEPOSIT
25% of the total rental cost is required to book. The balance, paid in-full, is due 30 days prior to the first rental date.
CANCELLATION
45 or more days from first rental date, Deposit (minus $50) is refunded; 44 - 30 days, Deposit is non-refundable.
Within 30 days of first rental date, full payment is non-refundable.
TRAVEL INSURANCE
Allows cancellation at any time for a full refund of deposit or fully-paid reservation - certain terms and conditions apply. Cost is 7% of total rental charge, and must be paid when booked.
MISCELLANEOUS
Sorry, no pets allowed. Smoking only on balcony, please. Baby items furnished upon request, up to 7 nights: Crib $65, Highchair $49, or both $95.
PARKING
Two assigned spaces (12 & 13) are under the building.

AIRPORTS: Tampa Int'l 26 miles / St. Pete-Clearwater 18 miles.
AREA: Scenic & Uncrowded! Condo is conveniently located in a less touristy area between busy Clearwater & St. Pete Beaches. Several great restaurants are very close to condo (some within walking distance), and stores nearby for all kinds of shopping.
THEME PARKS: Busch Gardens and Adventure Island Water Park are 35 miles. Walt Disney World is only 110 miles.
Boat Tours, Boat Rental, Wave Runner Rentals, Scooter or Bike Rentals to cruise Gulf Blvd, and much more!
The Suncoast Beach Trolley stops near the condo about every hour. It traverses Gulf Blvd north to Clearwater Beach, and south to Treasure Island for shopping and eating at historic John's Pass.

06/11/07 Positive Our family had an absolutely fabulous time during our stay at this condo. It was very comfortable and held many family and friends who came to visit us. We lived just a few miles away from this condo a few years ago and knew we would be satisfied with it's surroundings. Everyone who visited us loved the condo and all it's modern amenities. I would highly recommend this condo. The sunsets are beautiful!

The views and sunsets were incredible and they were the envy of friends who were staying elsewhere in Indian Rocks Beach! The owners are incredibly nice and we definitely got the impression that they want nothing but the best for their guests. The condo was exactly what we were looking for and our girls had a great time at the beach and the pool! The weather was perfect and we are already planning our return for next year. Thank you for such a memorable and relaxing vacation getaway!

01/25/06 Positive We had a fabulous week in a beautiful condo with stunning sunset views of the Gulf. The layout is superb with lots of room in the great room/kitchen area. We were very close to restaurants and shopping but right on the beach! The only downside was that we could only enjoy a week of this lovely place. Thanks!!

We visited Busch Gardens twice which was not too far away (about 45 mins). We hope to return again soon.
