The Hines Mansion Bed and Breakfast Inn offers Victorian elegance close to Brigham Young University, the Provo River, Sundance, and Historic Downtown Provo, Utah. Our nine rooms are tasteful and distinctive. Personal comforts for our guests include a private bath and a two-person jetted tub in every room, a bottle of sparkling cider on your arrival, and a tasty and satisfying hot breakfast every morning. ROOM RESERVATION
A credit card or cash deposit is necessary to reserve a room. Room payment is collected upon arrival and check-in.
CHECK-IN
CHECK-IN is between 4:00 P.M. and 6:00 P.M.
LATE CHECK-IN (such as for a wedding reception). Please call on the day of your reservation and arrange for after hours entry. Our doors are locked at 6:00 P.M.
CHECK-OUT is 11:00 A.M.
EARLY CHECK-IN or LATE CHECK-OUT is available at $25 per hour.
Two guests to a room.
All non-registered guests must sign in at the desk.

Breakfast is served in the dining room between 9:00 and 10:00 am.

SERVICE CHARGES
Guests are asked to provide prompt notice to staff of any accident resulting in fabric stains, glass breakage, or other damage to help minimize any cleaning, replacement, or related charges. Where necessary, cleaning or replacement charges will be collected for cleaning or damage beyond normal and regular facilities use, and for replacing missing items. If you bring food into your room, we ask that you eat at the provided table and chairs, rather than the bed. This will help avoid a possible cleaning charge.
NO SMOKING, CANDLES, OR OPEN FLAMES
There is to be no smoking of any kind within or immediately adjacent to the Mansion. Due to insurance limits and local fire codes; candles, incense or similar products or open flames may not be used on Mansion property. A $200 service fee will be charged to anyone not adhering to these policies.
A PLEASENT STAY FOR ALL
Each guest is asked to respect and be considerate of other guests to ensure a pleasant and quiet stay for all. Anyone causing a disturbance or otherwise diminishing the stay of others will be required to leave Mansion property and/or, at the discretion of Inn property owners, to compensate Inn management for revenue or good will lost from other guests due to the disturbance.

Our Inn is a Victorian mansion built in 1895. The Hines is a special part of Provo's Historic Downtown and is on Utah's Registry of Historic Homes.
Our Parlor. The parlor is perhaps our most authentic Victorian room restoration. You may pass time peaceful in front of our imported Italian marble fireplace, read, or play a variety of games in this elegant gathering room. Our parlor, and if appropriate, our kitchen, is available for small weddings, social gatherings and business meetings.
Our Rooms. All of our nine rooms offer:

Consider us for small corporate off-sites and meetings, and for executive housing. Hines Mansion - Room # 6
Named after our original hostess, Kitty Hines, the serenely classical room welcomes you to an evening of comfortable repose and privacy. Reminiscent of classic turn-of-the-century French decor, you'll enjoy relaxing in the two-person Jacuzzi tub set in bay window with a magnificent view of the environs of Utah valley. If you like, you may use the TV and VCR to watch your favorite movie borrowed from our video library.

Our second floor ‘Library’, with its secret passage, is reminiscent of a Victorian study; it will intrigue you with whispers from the past. Climbing its spiral staircase will take you to a relaxing bath in your two-person Jacuzzi tub. Rich tones of reds, golds and greens, surround you as you enjoy your chilled sparkling cider, compliments of your Innkeepers.
Penthouse
Hines Mansion - Room # 9
Perched high atop the mansion, featuring vintage 8-foot oval windows, rests our "piece de resistance", the Hines Penthouse. From its lofty height, the jewel of the mansion offers a spectacular birds-eye view and all the amenities you'd expect. No less impressive, the restored, hand-finished oak stairwell, nostalgic of the 1890's, is the gateway to your suite. The spacious 2-person Jacuzzi, aesthetically positioned in the panoramic window bay, will steal your hearts with its unmatched intimacy and moonlit perspective. Allow your cares to melt away by watching cable or videos on a 46-inch big screen TV while relaxing on a premium queen size pillow top bed. Read in leisure and comfort by the soft rays of natural light. Experience the ultimate in bed and breakfast sensuality as you avail yourself to all the mansion has to offer. The Lodge
This rustic and very comfortable romantic suite is set off with a lodgepole pine king size bed. Its eye-catching western motif quilts, handmade bedspreads and other charming relics from the frontier will have you feeling very much at ease. The Lodge also offers our guests the use of a handsome oak entertainment center housing a TV and VCR, and a two-person Jacuzzi tub.
Victorian Rose
The elegant majesty of the Victorian period charms and graces your overnight journey into a bygone era. Magnificent hand-carved oak headboard, footboard, night stands and armoire surround you regally as you repose in royal comfort. Period print wall coverings and lace curtains adorn this beautiful nook in our mansion. Jacuzzi tub included.
Whispering Willow
Hines Mansion - Room # 3
The ‘Whispering Willow’ is on the first floor and enjoys an inside, as well as its own private outside, entrance. With its sage and cream colors, and magnolias, you will feel as if you are traveling through the classic south. Beautiful rosewood furniture, with a queen-sized bed, adds to the peace and tranquility of this special room. Unique to this room, you have both a separate shower and a two-person Jacuzzi tub.

Our gourmet breakfast combines a delicious menu of breakfast entrees with a warm, family ambiance. We serve wonderful whole-wheat pancakes topped with chopped pecans, a baked egg dish, scrambled eggs, strawberry stuffed French toast, or other entrees. A delectable array of rolls, muffins, toast, hot chocolate, herb tea, coffee, fruit juices, jams and jellies and fresh in-season fruit are served as well.

Scenic Heber steam train ride at Heber Valley Historic Railroad. During November and December, the North Pole Christmas Express runs this line. This is a fantastic treat for the whole family; living the magical Chris Van Allsburg's story the "Polar Express!" As children do in the storybook, children often wear their pajamas on their way to the North Pole in this the beautifully decorated Christmas train. Complete with Santa's elves and Santa himself; guests also enjoy hot chocolate, cookies and Christmas Carols. Recommended for children 3 - 12. Check their website for the train schedule and details.
