The rare presence of beachfront villas on St. John is Villa St. John’s most precious quality—three-fifths of its breathtaking beauty is protected as part of Virgin Islands National Park. The island’s shoreline protects secluded bays of crystal blue-green waters pulsing with coral reef life, tropical forests, coconut palms and more than 800 botanical species.
This magnificent villa, with its British West Indies ambiance, is one of only a few six bedroom villas on the entire island of St. John and is available for those seeking a fantasy vacation of which dreams are made.
Stunning, warm and welcoming, Villa St. John is available as a six-bedroom villa or, in the low season, can be reserved as two separate villas. The grand villa is comprised of four bedroom suites and the honeymoon villa of two bedroom suites. Both the grand and honeymoon villas have their own living and dining room areas and newly renovated kitchens with rich mahogany cabinetry and graphite counter tops.
One of Villa St. John’s most
unique features is that all of the six bedrooms are 650 square foot master suites (the largest on the island), each with their own 2 person Jacuzzi, walk-in closet, coffee maker, refrigerator, and balcony, offering panoramic views of Chocolate Bay, the Caribbean and a picturesque inlet that accommodates spectacular yachts, a pristine beach and the rhythmic sound of lapping waves of crystal clear water from the Caribbean.
In addition to its Mediterranean-island architecture, Villa St. John is distinguished with whimsical designs by Pat Domina of China Blue Interiors. Its entire interior has recently been renovated with new furnishings, magnificent tile and hardwood flooring, entirely new kitchen, and many new windows and doors which provide panoramic views from every nook and cranny making your stay at Villa St. John an unforgettable island experience.
Enjoy a dip in the warm, clear turquoise sea of the villa’s private, white sand beach or swim in the crystal water of the villa’s swimming pool, its deck splashed with casual outdoor furniture for sunbathing or entertaining. PAYMENT POLICIES
Reservations and Confirmation: A 50% deposit of gross rental plus the U.S. Virgin Island's hotel tax (8%) is due 10 days after verbal confirmation of the reservation. When deposit is received, a written confirmation will be mailed, emailed, or faxed.
Payment Methods We accept Visa, MasterCard, American Express, Discover, Check & Money Order.
Final balance is due 60 days prior to travel date.
EXCEPTION: final payment for
Thanksgiving/Christmas/New Years is due 120 days prior to arrival.
If reservation is made less than 60 days before arrival, total payment is due no later than 5 days after verbal confirmation of reservation.
Damage Deposit: A $1,000 security deposit is required. This is to be paid by a separate check at the same time as the 1st rental payment is due and will be held until all charges are cleared (generally 30 - 45 days).
Capacity of Villa: The total number of guests permitted in the Villa anytime is restricted to the number of guests who have been scheduled and who have paid. If additional guests stay over the number scheduled, $500 per additional guest will be charged, part of which may be taken from the deposit.
The standard capacity of the Grand Villa is 8; up to 12 guests may stay in the Grand Villa, at a cost of an additional $500 per guest over the standard number.
The standard capacity of the Honeymoon Villa is 4; up to 6 guests may stay in the Honeymoon Villa, at a cost of an additional $500 per guest over the standard number.
Up to two children who sleep in cribs may stay at no cost if both Villas are rented. However, this must be scheduled when the reservation is made.

Cancellation Policy |
|
In the event you cancel your reservation for any reason, you are still responsible for your full rental amount unless a replacement rental is obtained for Villa St. John.
Should you cancel for any reason and if we ARE able to find a replacement rental, we will refund whatever you have paid prior to the cancellation less 15% of the full rental rate as a service charge. If you cancel less than 90 days before your reservation date, the service charge will be 25% of the full rental rate.
No monies will be refunded unless a replacement rental is obtained.
Trip Cancellation Insurance We strongly recommend that you purchase trip cancellation insurance. No shows, late arrivals, changes in the number of persons in your group after arrival, and early departures are all non-refundable. No refunds will be granted unless there is a serious problem with the Villa that cannot be fixed in 24 hours. |
