Faithful to the tradition of Santorini's unique architecture, our family has restored a group of 300 year- old caves that were once the homes, wineries and stables of indigenous fishermen and farmers. With the help of native craftsmen and using volcanic raw material, this historical setting has been transformed into an A´ Class complex of 17 private houses, reviving an age-old neighborhood called Perivolas.
The complex is set within an amphitheatrical landscape of curves stepping down to a central stone terrace with a pool that flows over the edge of the cliff into an Aegean horizon. Next to the pool, an old winery is reborn as an indoor cafe and a poolside bar.
Perivolas encompasses 14.000 square meters of vineyards, wild fig trees, beds of red-hot geraniums, orange cactus flowers and fuchsia bougainvillea, enhancing our guests' privacy and tranquility.
The meditative silence is enriched with the sound of bells tolling from the nearby blue-domed church, waves lapping on the volcanic shore and the gentle purring of a fishing boat as it glides across the caldera.
In July 2004 the dream that had been the Perivolas Suite became a reality. It was the culmination of many years' planning, the aim having always been to perfect the ideal island hideaway: a personal retreat, exclusive, intimate and informal overlooking one of the most magical sights in the world. Minimalist in design but without compromising luxury it embraces the philosophy of 'less is more' with its simple elegance. The setting is beautiful. The Suite has been fashioned out of the unique environment incorporating the materials and techniques of the original cavern dwellings. It is imbued with peacefulness and reverence for the past.
Recessed lighting enhances the ambience, creating shadows and forms as decor. Blue light reflects in shimmering patterns against the white ceiling of the bedroom, which opens on to the private pool, whilst the olive tree in the sitting area, basked in a shaft of sunlight from an opening above, is a reminder to guests of the Greek island they have come to experience…
In its 120 square metres the Suite comprises a spacious, centrally situated sitting area from which all other areas - double bedroom, spa facility containing steam bath and hydrotherapy massage pool, swimming pool - are interconnected and accessible via openings and arched doorways.
Clean lines and white, hand-sculpted walls are offset by warm, rich mahogany furniture, and bright-coloured soft furnishings reflect the bougainvillea and geraniums found in the gardens around the property.
Every aspect of the Suite is unique. There is no repetition and no symmetry.
Quite simply, it is an unequalled Aegean retreat.
In preserving the original structures no effort has been spared to conserve the aesthetics of the caves, while modern comforts have been added to satisfy guests’ needs. Each private air-conditioned house with it’s own stone terrace overlooking Santorini’s famous Caldera is unique. It is furnished with island antiques and handmade objects that convey simple elegance and a personal touch. All houses feature vaulted ceilings, spacious rooms, domed bathrooms, and fully equipped kitchenettes.
Junior suites have open-plan layouts, integrating bedroom and sitting room into one large space, while superior suites have a bedroom separate from the living room. Studios are smaller versions of the junior suites, with a sitting area. The perivolas suite features spacious living areas in a grotto-like setting, enhanced by a steam bath and a relaxing pool.

Sophisticated travelers know that Perivolas Traditional Houses is like no other place on earth. This world-class small luxury inn perched on the cliffs high above the Aegean Sea is a romantic hideaway in its own private Garden of Eden. It is but a short walk from Oia, the most charming village on the island, and offers a tranquil oasis far removed from the stresses of everyday life.
From the stone terrace of each house guests experience a breathtaking panorama, from the azure sky above to the shimmering waters below, framed by a backdrop of brilliant white cave dwellings carved into red cliffs.
Meticulously landscaped grounds provide a mixture shade and sun. Colourful flowers bloom everywhere, punctuating the bright white of the buildings and the cool green of the trees with geranium, fuchsia and bougainvillea.

From here to infinity
Santorini John Gill enjoys the ultimate cliffhanger at a
traditional hotel, atop, in the Greek island.
Arriving at this clifftop hotel on the rim of Santorini's volcano, I
swore blind that its complex of traditional island houses' was
completely fake and probably just a few years old. It looked too
perfect, too eccentrically unusual with its peasant-style architecture
painted that classic Cycladean blue and white. And since when had Greek
peasants started building breathtaking infinity pools into their
gardens.
Owner Costis Psychas swiftly disabused me of this misconception: his
30-year-old hotel was built on traditional village homes in the
perivolas (garden) area of Oia village, where islanders made Santorini's
famous sweet white wines before production was mechanised. Psychas
opened a handful of houses in the early 1970s and developed the complex
slowly until it became today's 17 very individual suites. Where other
hotels cosset visitors with satellite TV, CDs and DVD, Perivolas avoids
such fripperies and pitches itself as a place to come for a mental
detox; while I was there, a North American author checked in to finish
writing a book.
All suites are light, roomy and extremely comfortable, with small
balconies or patios; and each one has views of the caldera. It is the
most private hotel on the caldera at Oia, and Psychas is buying up
surrounding land to keep it that way. As all the houses are different
it's difficult to make a recommendation, but Number 15 is probably the
most traditional suite.
The excellent cafe-restaurant and bar only serves breakfast and lunch
(and snacks until 9 p.m.), but that may soon change. However, some of
the island's smartest restaurants such as Ambrosia, with the best
candle-lit balcony view of the sunset, or 1800 and Oia's Cafe are a
few minutes' walk away.
The staff are people you'd want to invite to any party. You'll be on
first-name terms in less that 24 hours (sooner if you say the magic
words 'Theo Angelopoulos': weirdly, Greeks seem to think the dour art
filmmaker is an absolute hoot). They can advise on excursions, walks and
visits to the satellite islands in the 15km-wide crater. Don't miss
Akrotiri, one of the major archaeological sites in the Cyclades, or the
hair-raising Teleferic cable car from the capital, Fira, down into the
volcano.
The focus, of course, is the infinity pool and that trembling meniscus
of water at its edge. Bobbing in the pool often deserted, as many
guests explore the island during the day you seem to be floating 500ft
above the glinting blue Aegean Sea. Psychas is also a keen sailor and
when his 45ft yacht is moored at Santorini, it will also be available to
seaworthy visitors.
At night, guests gather by the pool or on their patios to see if
Santorini is going to deliver another of its spectacular sunsets. It
doesn't always, but when it does gasps can be heard through the gardens.
