Property Information
Yale House #5, 15 Root Street, Penthouse unit, is totally up-to-date and is centrally located inside the gated grounds of the world renowned CHAUTAUQUA INSTITUTION (founded in 1874), in the Southwestern corner of New York State and near Lake Erie(Barcelona Harbor)to the West.

* The Institution, has a nine-week prime summer season (last week of June to last week in August) with education, religion, opera, dance, symphony, fine and performing arts, visual arts, concerts, entertainment, recreational activities for entire family (youth programs as well) and summer classes on many topics, lectures on of important issues of our time (weekly themes) that draws top talent and visitors from all over the world.

* The entire 750 acre educational center and gated community is on the National Historic Registry (since 1989) as a historic landmark with timeless Victorian and other unique turn of the century homes from late 1800`s and is a flash back to a more tranquil time with no auto`s in-season (except to load and unload). Also, the Chautauqua Institution offers year round residents and visitors a quiet, secluded setting, with many enjoyable options, in the off-season months.

PROPERTY INCLUDES;

* 3 Bedrooms, 2 full baths, high cathedral ceilings and is the Penthouse unit of Yale House condominiums.

* Master bedroom has a king bed, cathedral ceilings, ceiling fans, private full bath with washer and dryer, large walk in closet, view to opera center (Norton Hall) and Root Street wooded ravine and 5 houses to Lake Chautauqua.

* Second Bedroom, adjacent to master bedroom has two twin beds, closet, ceiling fans and has a second full bathroom across the hall. Hallway has a clothing closet.

* Third bedroom with twin beds, has stairs to second floor from living room and has a private enclosed loft with a balcony overlooking the living room, dining room and kitchen with 20 feet plus cathedral ceilings, sky lights and numerous ceiling fans and windows allowing maximum light into the unit for a spacious feeling.

* The property has two private entrances with one going to our large dine out deck.

* Condominium is 5 houses from Lake Chautauqua on prestigious Root Street and Pratt Street which is across from Bratton Hall and Norton Hall (Opera Center) and near Bestor Square

* House keeping service is provided for multiple week visitors during the summer season.

* Chautauqua Institution is about 75 miles from Buffalo, N.Y. going west exit # 60 Mayville/Westfield , N.Y.S. Thruway, Interstate # 90, (then a scenic 15 minute drive to Institution passing through Westfield and Mayville). Coming from Erie, Pennsylvania on interstate #90, it is about 25 total minutes coming from the east.

* The Chautauqua Institution has only a nine-week summer season and the rest is considered off-season and off season rates are available.

*Sundays are free admission to the Institution during the summer

* Weeks are numbered from 1-9 and start at end of June to end of third week in August every summer(See Chautauqua Institution Web site (www.ciweb.org) for master calendar of weeks, events and activities.

* Off Season rates: $875 a week and cleaning charge, (holiday premiums apply)

* Monthly rates available for long term visitors

    * Summer bike rentals are available on grounds.

    * On grounds is a full library that features sound copies of past seasons weekly lecture themes.

    * St Elmo`s Complex, (Bestor Square), has a gourmet food and coffee grocery store, gift shops, restauraunt, health club with in-door pool.

    * An old fashioned movie theatre complex is located inside Institution near Norton Hall or go towards Lakewood, and prior to Lakewood Plaza is a movieplex with 8 screens.

    * Produce market all summer long featuring fresh fruits and vegatables on Institution grounds

    * You are also near Long Point State Park with marina and large sandy beach (Rt 430 off 17, west of Bemus Point), also excellent for picnicing or cross country skiing

    * Snowmobiling, cross country sking, birding, snowshoeing, biking trails, Wildlife Museum (Redhouse Center) at Allegany State Park

    * In addition, many guests stay at the Institution during Thanksgiving, Christmas, New Years, Presidents Day, Martin Luther, Memorial, Labor Day holiday`s and in the spring, early summer and fall many weddings take place and visitors are looking for lodging. Furthermore, Elderhostel has various lectures throughout the off-season and visitors are seeking lodging plus many other events, programs and conferences are always being planned.
     
    * In addition, a 30 minute drive to Onoville Marina (Kinsua Dam Region off Southern Tier Expressway #17) for boating, fishing in the Allegany Reservoir near Allegany State Park.

    * Nearby, Peek n` Peak Ski and Golf Resort, (25 minutes via #17) has two championship 18 hole golf courses (upper course 4.5 rating by PGA and lower course 3.5 rating).

    * In Chautauqua`s off-season with proximity to Peek n` Peak Ski Resort, it allows for an excellent lodging alternative and better value to Ski Resort with the ambiance of the Chautauqua Institution. The  Ski Resort (one of kind, stone & English tudor main lodge), can be utilized by visitors all year round at minimal cost per person user fee,i.e. spectacular in-door olympic size pool and large outdoor pool with super slide, sauna, health club, in-door/out-door hot tub, in-door tennis, and sports grill, elegant Royal Court, English style family dining (famous Sunday champagne brunch) and of course downhill skiing and tubing.

    * Or you can take a 55 minute drive from the Institution to Holiday Valley Ski Resort in Ellicottville, N.Y. via the uncrowded # 17 expressway to # 219, should you be seeking ski or golf resort variety, other restaurants and more reasonable cost for ski lodging, since in the winter, the Chautauqua Institution is in the off-season. Also, Ellicottville has many festivals (Summer Celebration Independence (U.S. and Canadian), Rock & Roll, Octoberfest, Mardi Gras, Jazz, Childerns Festival, Canadian Festival and others all year round but Chautauqua offers you a distinct choice in lodging atmosphere and cost yet very reasonable access to these events.

    * Chautauqua Fly-Fishing Assembly and Fall Festival at Institution first weekend of October

    * Chautauqua Institution Health and Fitness Center open all year with in-door swimming as well

    * Tennis Courts at Institution and Chautauqua High School
