• Kitchen: Stylish and fully stocked for all your cooking needs and offers stainless steel appliances, a Keurig coffee maker and cozy breakfast bar that seats 4. 
• Dining/Living Area: A sunny open concept space with dining table that seats 6 and comfortable furniture that surrounds the gas fireplace. Warm wood floors throughout and access to the back deck.
• Outdoor Area: Next to the golf course of Mt. Washington Hotel and minutes away from Bretton Woods Ski Area. Back deck offers outdoor seating and grill.

*****PLEASE NOTE: This house is located in a quiet, family-friendly resort area. Our neighbors and visitors are here to enjoy the majestic quiet of the mountains. This home is not the right setting for a party or for groups looking to be loud and boisterous. All association rules and especially QUIET HOURS (10 pm - 8 am), PARKING LIMITATIONS (2 vehicles at unit, others at overflow), no TRASH left outside must be followed. Overflow lot is located at the base of the ski area, 0.9 miles away. Violation of any of these rules may subject your party to immediate removal without any refunds. Guests are responsible for any fines levied by the association or the municipality for violation of local regulations. Thank you for helping make sure that short term rentals remain a privilege all of our guests can enjoy****

House Rules:
-Check-in: Any time after 4PM unless otherwise authorized
-Checkout is 11 am - Unauthorized late checkouts subject to $100/hr fee
-The number of people in the unit cannot exceed the reported guest count without approval
-No events, parties or large gatherings
-Quiet Hours 10 pm - 8 am; $100 fee will be imposed for violations
-At no time is it acceptable for people, instruments, tvs, speakers, or other audio devices to be so loud as to be a nuisance to others.
-2 car maximum; $100 fee per vehicle will be imposed for violations
-Groups with more than two vehicles or trailers are required to utilize overflow parking.
-Guests expected to follow posted speed limits and drive cautiously.
-No smoking inside the unit; $250 fee for violation
-No fireworks; $100 fee for violations
-No fire pits or other open flame except for propane grills. $250 fee for violation.
-No trash is to be left outside at any time; $100 fee for violations
-Dogs (2 dogs max) subject to $100/dog/stay fee. Dogs that may bark cannot be left alone inside the unit unattended. No other pets allowed. Unauthorized pets subject to $300 fee and immediate removal from the unit.
