A-Style, Remodeled, King Bed, Straight Staircase, 3 ACs, 6 Pool Passes (Fees Apply)

This wonderful Billington Village unit features 2 bedrooms and an open loft, as well as a remodeled kitchen. Both bedrooms and the loft have A/C.
Up the straight staircase, you will find the open loft area with 2 twin beds and a set of twin bunk beds, with AC and ceiling fan. The master bedroom is located on teh second floore, with comfortable king-sized bed, AC, flat screen TV and a full bath. The 2nd bedroom, located on the main floor has a queen-sized bed, AC, and a flat screen TV, plus an adjoining full bath. The remodeled kitchen has stainless appliances and all the amenities of home. There is seating for 6 in the dining area. The living room has comfortable seating and a large, flat screen TV. Sliders off the living room lead to the patio with grill and outdoor furnishings. Additional amenities include: washer/dryer and WIFI Internet access, AppleTV and premium Cable TV Service.

This is a Saturday to Saturday rental.
Towels and linens are not provided, if you need to rent linens, we will refer you to a professional linen company. Additional charges will apply.
Pets are not permitted and this is a non smoking property.


This property allows you to purchase the max # of pool passes indicated above.
POOL PASSES are NOT INCLUDED and must be PURCHASED separately DURING YOUR STAY.
The Ocean Edge Resort & Golf Club controls the distribution of passes, collection of fees, use and operations of amenities. All are subject to change without notice

For the 2020 summer season, the daily pass rate is $20/adult and $10/child (ages 6-15). The weekly pass rate is $70/adult and $30/child. Children 5 and under do not require a pass.

Travel Insurance is available upon request. This property welcomes payment by eCheck or Visa/MasterCard.


Vacation Rental Policies

Payments

Payments Reservations before April 25th: 50% of the rental fee plus a $180 non-refundable administration fee. The balance is due May 1st. Reservations after April 25th: Full rental fee plus a $180 non-refundable administration fee.

Check In:

Check-In Renter must sign for keys in person at check-in. The rental property will be ready for occupancy after 3:00 PM on the arrival date. Renter is allowed to pick up the key early; however Renter will be required to sign a legal document stating that they will not be allowed access until 3:00 PM. This will allow Renter to enjoy their first day on the Cape without the waiting time for the key. If Renter will be arriving after 5:00 PM please contact Leighton Realty, LLC for late pick up instructions.

Check Out:

Checkout Check-out is 10:00am on the date of departure. No exceptions! Renter and Renter’s entire party must vacate the rental property and return the keys to the office not later than 10:00am. Failure to check out on time could result in a $50 late fee. For lost keys, a $25 fee will be applied. Those fees will be charged to the Renter’s security deposit or payment info on file. All Rental Properties are cleaned and inspected upon your departure.

Cancellation Policy

Cancellations, Changes & Refunds In the event of cancellation, a refund minus a service fee of 25% of the total rent rate will be made if and only if rental property is re-rented. The $180 administration fee is non-refundable. If rental property is not re-rented, cancellation will result in the forfeiture of the total rental amount paid. All notice of cancellation must be in writing. There is a $55 fee to change the reservation after the Renter has confirmed it. Should the owner of any rental property elect to remove their rental property from our rental program, the Renter shall not hold Leighton Realty, LLC liable. In such an instance, the Renter will be relocated to comparable accommodations determined by Leighton Realty, LLC. If comparable accommodations are not available, the Renter will receive a full refund. Leighton Realty, LLC is not responsible for events beyond their control, i.e. inclement weather, natural disasters, travel delays, maintenance issues, national security crisis, etc.

Deposit(s)

Security Deposit If rental property requires a security deposit, it is deposited in a non-interest bearing escrow account required by law. Provided there is no damage, additional cleaning or other violations against the Terms & Conditions, a reimbursement check will be mailed within 30 days from your departure date. Renter remains liable for any damage of real or personal property of the rental property, which is caused during the stay and which exceeds the Security Deposit.

Perfect vacation condo!
Newly updated and nicely decorated! very warm and welcoming, our family of 5 had plenty of room . loved eating breakfast out on the deck, patio furniture was perfect, didn't get a chance to use the grill . pleasantly surprised there was a iron and ironing board (don't normally use on vacation) but were attending a wedding so it was useful . Very Quiet complex, outside well maintained, Excellent week
