Property Description

Water Views and Dock on Sheep Pond with A/C 

Enjoy the pond view with only a few steps to a private dock where you will enjoy jumping off into the warm Cape Cod pond waters. Also, just a few minutes walk away is the nationally famous Cape Cod Rail Trail Bike Path.  
This lovely cottage with WIFI, nestled in the woods, offers all the comforts of a home. Located off a private road, it is a recently renovated, open-floor-plan style cottage with 1 large ceiling fan and 1 A/C unit. The living room, with its full size futon and flat screen TV/DVD player, opens to the dining area, which has a large rectangular table with bench seating to comfortably seat 6. The bedroom has 2 sets of twin size bunk beds (4 twins total). The kitchen has been updated, as well as the bathroom which has a shower stall (no bathtub). There is also a lovely screened-in porch where you can enjoy wonderful water views and refreshing pond breezes. There is a gas grill located in the wooded area just outside the home. A kayak rack is provided at the top of the dock stairs for your kayak.   

Please note the following:
The gravel walkway from the parking area to the house is slightly steep.  
The house is located between #182 & #186 - set back into the woods, very close to the water.  
Please park (2 cars maximum) to the right of #186 to the right of the small boulder. 
Dock is mostly private, but occasionally used by owner.

Saturday to Saturday only.

Smoking is not permitted. Tenants are not allowed to bring pets. Bed sheets, Pillowcases and Towels are not provided.

Travel Insurance is available upon request.

Vacation Rental Policies

Payments

Payments Reservations before April 25th: 50% of the rental fee plus a $180 non-refundable administration fee. The balance is due May 1st. Reservations after April 25th: Full rental fee plus a $180 non-refundable administration fee.

Check In:

Check-In Renter must sign for keys in person at check-in. The rental property will be ready for occupancy after 3:00 PM on the arrival date. Renter is allowed to pick up the key early; however Renter will be required to sign a legal document stating that they will not be allowed access until 3:00 PM. This will allow Renter to enjoy their first day on the Cape without the waiting time for the key. If Renter will be arriving after 5:00 PM please contact Leighton Realty, LLC for late pick up instructions.

Check Out:

Checkout Check-out is 10:00am on the date of departure. No exceptions! Renter and Renter’s entire party must vacate the rental property and return the keys to the office not later than 10:00am. Failure to check out on time could result in a $50 late fee. For lost keys, a $25 fee will be applied. Those fees will be charged to the Renter’s security deposit or payment info on file. All Rental Properties are cleaned and inspected upon your departure.

Cancellation Policy

Cancellations, Changes & Refunds In the event of cancellation, a refund minus a service fee of 25% of the total rent rate will be made if and only if rental property is re-rented. The $180 administration fee is non-refundable. If rental property is not re-rented, cancellation will result in the forfeiture of the total rental amount paid. All notice of cancellation must be in writing. There is a $55 fee to change the reservation after the Renter has confirmed it. Should the owner of any rental property elect to remove their rental property from our rental program, the Renter shall not hold Leighton Realty, LLC liable. In such an instance, the Renter will be relocated to comparable accommodations determined by Leighton Realty, LLC. If comparable accommodations are not available, the Renter will receive a full refund. Leighton Realty, LLC is not responsible for events beyond their control, i.e. inclement weather, natural disasters, travel delays, maintenance issues, national security crisis, etc.

Deposit(s)

Security Deposit If rental property requires a security deposit, it is deposited in a non-interest bearing escrow account required by law. Provided there is no damage, additional cleaning or other violations against the Terms & Conditions, a reimbursement check will be mailed within 30 days from your departure date. Renter remains liable for any damage of real or personal property of the rental property, which is caused during the stay and which exceeds the Security Deposit.
