This newly updated, traditional townhouse unit in Howland Village has been a favorite for guests and recently had the bathrooms renovated. The kitchen's new granite counter tops and the Pottery Barn accents throughout give this rental a refreshing look. The open concept living room and dining room were recently updated with new furniture, bamboo flooring, and a 60 inch flat screen TV with DVD player. There is a half bath conveniently located on the first floor. Sliders off the living room lead to a tranquil patio, furnished with a table & chairs and a gas grill for outdoor dining. A straight staircase leads to the second floor where you'll find the two bedrooms, a full bath with separate vanity area, and a washer/dryer set. The master bedroom has a king size bed, flat screen TV with DVD player, AC, and a juliet balcony that overlooks the private wooded backyard. The second bedroom has two twin beds and is decorated with white wicker furniture that includes a bookcase filled with boardgames and DVDs for family fun. This prime location rental is a three minute walk to the Fletcher indoor & outdoor pools, cardio room, and basketball & tennis courts.
Saturday to Saturday only.
Tenants are NOT allowed to bring pets. Smoking NOTpermitted. Bed sheets and pillow cases are provided by the owner. Towels are NOT provided.
Owner requests that no furniture be moved. 4 person max occupancy, no exceptions.
This property allows you to purchase the max # of pool passes as indicated above.
POOL PASSES are NOT INCLUDED and must be PURCHASED separately DURING YOUR STAY.
The Ocean Edge Resort & Golf Club controls the distribution of passes, collection of fees, and use of amenities. All are subject to change without notice.
For the 2019 summer season, the daily pass rate is $20/adult and $10/child (ages 6-15). The weekly pass rate is $70/adult and $30/child. Children 5 and under do not require a pass.
Travel Insurance is available upon request. This property welcomes payment by eCheck or Visa/MasterCard.
Vacation Rental Policies
Payments Reservations before April 25th: 50% of the rental fee plus a $180 non-refundable administration fee. The balance is due May 1st. Reservations after April 25th: Full rental fee plus a $180 non-refundable administration fee.
Check-In Renter must sign for keys in person at check-in. The rental property will be ready for occupancy after 3:00 PM on the arrival date. Renter is allowed to pick up the key early; however Renter will be required to sign a legal document stating that they will not be allowed access until 3:00 PM. This will allow Renter to enjoy their first day on the Cape without the waiting time for the key. If Renter will be arriving after 5:00 PM please contact Leighton Realty, LLC for late pick up instructions.
Checkout Check-out is 10:00am on the date of departure. No exceptions! Renter and Renter’s entire party must vacate the rental property and return the keys to the office not later than 10:00am. Failure to check out on time could result in a $50 late fee. For lost keys, a $25 fee will be applied. Those fees will be charged to the Renter’s security deposit or payment info on file. All Rental Properties are cleaned and inspected upon your departure.
Cancellations, Changes & Refunds In the event of cancellation, a refund minus a service fee of 25% of the total rent rate will be made if and only if rental property is re-rented. The $180 administration fee is non-refundable. If rental property is not re-rented, cancellation will result in the forfeiture of the total rental amount paid. All notice of cancellation must be in writing. There is a $55 fee to change the reservation after the Renter has confirmed it. Should the owner of any rental property elect to remove their rental property from our rental program, the Renter shall not hold Leighton Realty, LLC liable. In such an instance, the Renter will be relocated to comparable accommodations determined by Leighton Realty, LLC. If comparable accommodations are not available, the Renter will receive a full refund. Leighton Realty, LLC is not responsible for events beyond their control, i.e. inclement weather, natural disasters, travel delays, maintenance issues, national security crisis, etc.
Security Deposit If rental property requires a security deposit, it is deposited in a non-interest bearing escrow account required by law. Provided there is no damage, additional cleaning or other violations against the Terms & Conditions, a reimbursement check will be mailed within 30 days from your departure date. Renter remains liable for any damage of real or personal property of the rental property, which is caused during the stay and which exceeds the Security Deposit.

Thank you so much for the use of your beautiful home. We enjoyed ourselves very much. We very much appreciated your well-equipped kitchen and all the labels around the house . They made finding things so much easier. We made breakfast in every day and cooked several dinners here, and the kitchen and grill made it easy. And my son loved all the games in his room! Thank you again and we hope to stay here when we come back to Cape Cod.

Your condo was clean and comfortable! It was so nice to have two floors of living and a backyard area. We have stayed at Ocean Edge many years, but this is one of our favorites! It really has everything a family could need, and a great location in walking distance to the Fletcher pools.
