Welcome to Practical Harbor by the Beach #3

This comfortable-yet-basic condo is walkable to oh so much - and puts you close to everything South Padre Island has to offer. If location is your priority, this is a great fit. You’re less than 100 yards from the beach and within a 5-minute stroll of restaurants, bars, shops, and family-friendly attractions—while still being a very budget-friendly SPI rental.

The Space
* 2nd -floor condo (no stairs) in a small 4-unit building that will require the use of stairs
* Quiet, small backyard pool shared only with the other 3 condos
* Clean, simple interior with all-tile floors and high ceilings
* Eat-in kitchen counter plus a cozy corner-bench dining area, perfect for family meals or board games
The condo has 2 bedrooms and 2 full bathrooms. We allow up to 8 guests, including babies and toddlers, though the sleeping setup works best when some guests are children.
* Master bedroom: King bed with private en suite bathroom
* Guest bedroom: Full-over-full bunk bed with twin trundle underneath

Living room: Standard couch (not a sleeper sofa) + queen airbed provided (please bring extra bedding if you plan to use the airbed)
Kitchen & Amenities

The fully equipped kitchen includes pots, pans, utensils, and dinnerware so you can cook at home and save a bit during your stay. This property does not have a dishwasher unfortunately
BBQ grills are welcome to bring—just please grill in front of the building, not near the pool area, as that space is shared by all guests. The 2nd floor condos here we like a tad more as there is a small patio off the master where you can enjoy a drink or view the pool

* A starter supply of soaps and trash bags (not unlimited or resupplied)
* Coffee, filters, creamer, sweetener, tea, non-stick cooking spray, and salt/pepper (also not unlimited or restocked during your stay)
* For stays longer than 3 nights, you’re welcome to exchange towels and linens for free at our office: South Padre Trips, 2600 Padre Blvd and the Office open 7 days a week, and we answer phones 24/7—a rare perk with local hosts.

Condition & Management
This condo is older and not remodeled, but it is fully functional, well-maintained, and represents such as smart value for families - also enjoy a professionally cleaned space by South Padre Island Trips, the best local management company on the island. Stairs are required as this is a second floor condo.

This is not a party property and we do security patrols at night with Quiet hours: 10 pm – 9 am, therefore no loud music is allowed at any time. Please, No smoking. No parties. No exceptions.

Rental Agreement & Check-In

To comply with city licensing and community rules, we require: you to e-sign rental agreement after booking with a photo ID attached to verify age
You’ll receive the rental agreement via e-sign; once completed, we’ll send your electronic door code. Your door code will be texted to the phone number on file by 3 pm on the day of arrival We cannot release codes earlier, as we need to avoid guests arriving before cleaning is complete or parking early If you’d like an earlier check-in, please contact our office around 1 pm on the day of arrival and we’ll see what’s possible

Guests have full access to this second floor condo, which features a private entrance and a comfortable layout including two bedrooms and two bathrooms. You will enjoy a private master bedroom with an en suite bathroom, a second bedroom with bunk beds, and a cozy living area. Outside, you are welcome to relax on the small private balcony off the master bedroom. Please note that the building is accessible via stairs only. Guests also have access to the quiet backyard swimming pool, which is shared exclusively with the other three units in the building. Two off street parking spaces are provided for your convenience. Please note that while you are welcome to use personal barbecue grills, they must be used in the front area of the building and not near the shared pool.

Experience the ultimate beach getaway at this perfectly located condo. You are situated less than one hundred yards from the sparkling sands of South Padre Island, making it incredibly easy to spend your days by the ocean. Beyond the beach, you are within a five minute walk of a variety of local favorites. Enjoy delicious meals and drinks at Nautico, which is conveniently located right across the street, or explore popular dining spots such as Meatball Cafe, Cafe Karma, and the iconic seafood buffet at Louies Backyard. For a bit of family fun, Gravity Park featuring go karts and mini golf is just a short stroll away. With a CVS pharmacy also located across the street, you have all the essentials within easy reach in this highly walkable neighborhood.

Getting around South Padre Island is a breeze from this location. You are within walking distance of many local restaurants, shops, and beach access points, making a car unnecessary for daily activities. If you are driving, we provide two dedicated off street parking spaces for your convenience. Please note that golf carts are considered vehicles and count toward your parking allowance. For those arriving by air, the Brownsville South Padre Island International Airport is the closest major hub, typically a forty five minute drive away. If you require additional parking for extra vehicles, free options are available at the island intermodal bus station, the local post office, or along Gulf Boulevard.

Check in time is 3 pm and check out time is 11 am. To comply with city licensing and community regulations all guests must complete an electronic rental agreement and provide a photo identification copy prior to arrival. Once these documents are received we will send your electronic door code to the phone number on file by 3 pm on your arrival day. - An electronic key code is provided they day of check in by 3 pm, generally not before to the phone number on file - An e-sign rental agreement we do email to you must be completed to prior to arrival along with attaching a picture of your photo ID. This is NOT optional and required to maintain our STR Rental License with the City. - Minimum age of primary tenant is 25 years unless you contact us prior to arrival. If under 25, additional damage deposit is required You MUST inquire if not 25 The maximum amount of guests indicated is the absolute maximum. We count infants (children under 2) as guests. In other words infants count on your total amount of guests allowed, no exceptions. The primary guest must check in and accompany guests. Subletting is strictly prohibited. - One of the beds counted is an airbed we provide with pump as well as potentially a sleeper sofa coach. Please bring bedding if you plan on using Property is professionally managed locally by South Padre Island Trips at 2600 padre Blvd 78597 - our office is open 9 am to 5 pm seven days a week of you should need anything. No Smoking * No Parties * No Exceptions Loud noises are NEVER permitted including music. Complex quiet time is 10 pm to 9 am. Pool is open 8 am to 9:00 pm including outdoor hot tubs (if applicable) BBQing on property is not allowed unless otherwise noted Check in is 3 pm. Check out is 11 a.m. Our rental includes a starter pack of toilet paper, paper towels, trash bags, soaps and dishwasher pods - it is not unlimited nor replenished. For stays more than 2 nights you may want to bring more we do not re supply. For our 1 bedroom condos, max is 1 car. For two & 3 bedrooms, 2 cars for parking though some properties may have less please check the description carefully. Additional free parking is available at the inter Modal bus station or at the post office on the Island as well as along Gulf Blvd. A golf cart is considered a vehicle FYI Generally NO PETS unless listing description indicates otherwise - if you do not disclose you will be evicted :( The pet fee for pet friendly properties is $75 plus 17% occupancy tax PER PET. If the property IS pet friendly, pets may not be left alone to bark, allowed on furniture, & all pet droppings must be picked up & properly disposed of. Pets are never allowed in or by pool areas nor are they allowed to be off lease on property Unauthorized / non registered guests are NOT allowed. Get togethers NOT allowed nor unregistered guests in pool area. At check out, you must turn the thermostat to 78 degrees, put all dirty dishes in dishwasher and turn on, and take all trash in unit out to dumpster.
