Cancellation Policy

Cancellation Policy: A fee of 10% of the gross rent or $200, whichever is greater, will be assessed for cancellations received 60+ days prior to arrival (90+ days for Christmas/New Year’s, 120+ days for Long-Stay). For cancellations received within 60 days of arrival (90 days for Christmas/New Year’s bookings, 120 days for stays of 28+ nights) or after arrival date, payments will be retained. If the space can be re-rented, a pro-rata refund will be issued for reservations paid in full. Approved refunds will be remitted via check only and mailed to the address on file.

Deposit(s)

A 3-night deposit is required at time of booking. (Check deposits within 7 days of booking. All payments must be in US Dollars.) Guest is responsible for the effects of changes in exchange rate and all fees. Refunds will not be issued due to exchange rate changes. Full prepayment is due 60 days prior to arrival (90 days for Christmas/New Year’s bookings, 120 days for stays of 28+ nights). Your final payment will be automatically charged to the credit card on file on the appropriate due date unless auto-charge is declined.

Other Fees

All reservations are subject to a Guest Service Fee which may include but is not limited to home and/or complex services and amenities such as parking, applicable property fees and applicable cleaning costs. Applicable cleaning fees will be added for stays less than 5 nights. An Early Check In or Late Check-Out may be available at 50% of non-discounted daily rate. Standard Occupancy is the base number of persons allowed per dwelling unit based on standard bedding and restrictions. 1-Bedroom (2 people), 2-Bedroom (4 people), 3-Bedroom (6 people). Additional person(s) charge of $20 plus tax per person per night above standard occupancy using standard bedding to a maximum occupancy of: 1-Bedroom (4 people), 2-Bedroom (6 people), and 3-Bedroom (8 people). Children 12 and under are free (extra person fee does not apply), but are counted towards maximum occupancy. Accidental Property Damage Waiver: Accidental Property Damage Waiver affords protection to guests for accidental breakage or damage to the individual rental home up to a maximum of $1000. Damage must be reported by the guest to the Ali’i Resorts office prior to departure. Damage not reported by guests will not be covered by Accidental Property Damage Waiver and the guest will be responsible for any damages incurred. Cost is $40 + tax and is non-refundable. This waiver protection is added to the rent unless guest opt-out/decline protection in writing on Rental Agreement. If you choose to deny the damage waiver, you will be charged a refundable $400 cash security deposit.

Other Policies

Guest is responsible for all phone charges exceeding local standard service. All guests are required to complete the registration form within 24 hours of arrival with Ali’i Resorts and, if required, register with the property. Failure to complete the registration form may result in immediate eviction. All guests are required to abide by the Rules of the vacation rental property. Owner and /or Ali’i Resorts and /or hired vendors of Owner/Alii Resorts may enter property with 24-hour notice to tenants occupying unit (except during scheduled cleanings and emergencies) to perform necessary repairs or maintenance, inspect unit or show unit, if necessary. Ali’i Resorts, LLC reserves the right to change your condominium accommodation due to repairs, condo owner use and acts of God. If this should happen, Ali’i Resorts, LLC will make efforts to provide you with another condominium of equal or greater value at the same rate you were paying, or refund the difference for a lower rate condominium, or allow cancellation of your reservation without a cancellation penalty. Guests and other parties involved with the reservation, including but not limited to, travel agents or online travel agents, hereby agree to verify all reservation details including, but not limited to, the accuracy of the rate, applicable fees, condominium complex, and condominium unit number specified in the reservation confirmation. Paradise!
close to beautiful beaches and shops and you never get tired of the view. the grounds are kept beautiful and its quite!
Pat at Ali'i got it right once again!


The Royal Mauian has various types of decorating and upgrading. This unit is modern, clean, and functional. It has much better deck furniture than the bulky wooden chairs that some places have. Master bedroom has very well designed closets. Murphy bed in second bedroom is uncomfortable, but Ali'i loaned us a new topper that really helped. We rely on Pat every year to help us get the right spot.

It is in a great location right on the beach and a cross the road from shops. The room was great ocean views


Awesome!
The Royal Mauian is a lovely, lovely location and one we never get tired of!!! It's why we continue to book year after year at the Royal Mauian. Ali'i Resorts takes very good care of us and has excellent staff working for them. We have dealt with Pat the last couple of years and she is great!!


Romantic vacation
This is our third time staying at the Royal Mauian and we have rebooked for next year. The amenities are good and the grounds are kept flawless. The service from ali'i Resorts was great. They attended to any problems we had immediately. The location was very central and we were able to do many things by walking. Unit 607 is a lovely unit compared to others I have stayed in although the second bedroom in unit 607 has a small, low, firm 'Murphy' queen size bed...I think this room should be redone with a full size/ height queen size bed. The other suggestion I have is that there should be more seating on the roof top patio. While it is an amazing patio and view, there did always seem to be congestion at dinner time and we had difficulty finding a chair or table.


Beauty, but a few improvements would really help.
What a beautiful spot! The ocean and beach views from the large balcony are amazing. We saw turtles and rays at the waters edge daily. What a spot for whale watching during their visit this must be. The ali'i staff was very professional and accommodating, felt like checking into a fine hotel. It was great being on the sixth floor because access to wonderful roof patio with quality Bbqs was only a few steps away. The grounds are simple, elegant, and well kept. The unit is very well laid out and quite spacious. Both bathrooms are very nice. The kitchen has everything you need and more. On the other hand, bed linens and especially pillows are way beyond done. They all need to be replaced. Also, Internet access is very slow, only 1M download speed. We plan to return again.


Great condo but no aC???
The Royal Mauian is a great building and a great location. Unit #607 is nicely remodeled, clean and has a beautiful view. I'm perplexed why a condo that is so upscale does not have air Conditioning? Without aC, this condo is a lot less desireable.

Perfect location, good accommodations
We stayed in unit #607 during the second week in May. The balcony looks right out on the shoreline and palm trees. We had complete privacy for our entire stay. The bed was comfortable in the master suite. The second bedroom has a Murphy bed hidden in the wall, which we didn't need but would be somewhat inconvenient for another couple. Two separate full bathrooms were great. There were tiny ants that came into the kitchen if we left any food at all out. Tap water was unpleasant and the Brita filter pitcher had no working filter in it. My only complaint was this unit is not air-conditioned and it has not window covering on the living room balcony, so from about 4 pm to 7 pm it was too hot. However there are overhead fans in all rooms and that helped a lot. I did find we adapted to the humidity and heat over time, but there were a few nights when it was too hot. Bbq was on the roof which was a bit inconvenient but there were roof top tables where you could sit and eat if you wanted. The location was great because it's well away from the commercial northwest, and north of the very pricey row of high end hotels. The swimming pool was small; but the grounds were nicely kept. It's an older building and it looks like it but it was right across the street from some great restaurants and a dive shop. All in all I would come back!

Wonderful Mother Daughter Vacation
I treated my daughter to a Maui vacation in honor of her college graduation. So I wanted it to be very special. We loved the Royal Mauian 607. The view was fantastic. The amenities were great. The kitchen was very well equipped., but designed a little cramped. But for vacation very luxurious. The condo is beautifully decorated. The second bedroom was a little uncomfortable with the noise of chattering from morning and evening birds so common the Maui, but isn't that part of the experience? The breeze comes up in the afternoon, sometimes with gales. Best to plan your day for beach in the morning and sight seeing in the afternoon. The condo is very close to shops and there is a great natural grocery store right across the street for your picnic supplies. We would stay again, and cannot wait to return to Maui.


Great for Families and relaxing
Ocean view from the Lanai, easy beach access, and all the comforts of home. You can even watch the turtles and eagle rays right from your room. Very comfortable, with updated appliances. Had a great time. It is centrally located in south Maui, with some of the best snorkeling on the island less than 10 minutes away (La Peruse and Ulua if you were wondering). The beach the condo sits on is great for everyone. Gets windy in the afternoon (not as bad as the west side, i hear), so it is best to go out earlier rather than later.


Beautiful Condo, great location, with amazing views
We were moved to this condo after the condo we were staying in water heater failed. It is very well appointed and beautifully decorated. The unit has been remodeled and upgraded. The kitchen is nicely stocked with cookware and dishes. The views are amazing and it is located right next to the beach. We could occassionally see turtles from the balcony.


A great unit in a great location
This is a beautiful updated unit with amazing views right on the water not across the street like most condos in Kihei. The kitchen had everything we needed an the grounds and pool were excellent as well. The location was very convenient for those of us who spent some of the week scuba diving


Always a wonderful experience
This was our 4th time staying in this condo. It has become our vacation beach house. The location and views are second to none. Dealing with ali resorts is always a flawless process. The condo is always exceptionally clean, well stocked with good soaps, upscale linens, and is always in fantastic shape. In fact, in 4 stays here, the condo has been remodeled 3 times. Kudos to ali Resorts for always making the process so easy, and to the owners, who obviously care a great deal about keeping this condo in a wonderful and luxurious condition.

The Royal Mauian is one of the best condo complexes to stay at in south Kihei.


Great location, great view and comfortable living.
Other like units in this complex can be rented for less but the suite has been renovated and is very nice and clean. It has a great view and is very close to all the things you need (food, stores and beaches). My wife and friends really enjoyed it and one of the things I liked the best was the rooftop Bbq's and lounging facilities.


Breathtaking view and very comfortable unit!
My partner and I have stayed in units managed by ali'i Resorts in the past and found ali'i to be very friendly and accommodating. The units are always clean and well supplied. Most requests are answered promptly and with a smile. Our time in the condo included evacuation from the tsunami, which just turned out to be a minor inconvenience. We received a call the next day to make sure we were ok and if we needed anything. We have stayed at the Royal Mauian 9 years out of the 11 years we have been going to Maui. Thank you ali'i for sharing this little piece of paradise with us and it is the best place on the island!
