**Important notes. Please read before booking...
- Weddings and other large events are strictly prohibited!
- Please note that the surround sound system in the home is inoperable. 
- Repeat guests returning to this home can receive a 10% discount (not to be stacked with other discounts).
- All BRMR homes offer well stocked kitchens with all utensils needed to cook meals. There is also a "starter set" of paper products at the house: a roll of toilet paper per bath, several garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and some makeup remover cloths. There are enough of these items for one night, or maybe two. We do not provide hair dryers. Towels and linens will be provided. . 
- Firewood for the indoor fireplace or outdoor fire pit may be purchased at the time of booking or with a week's notice. You receive two wrapped, kiln-dried bundles and a fire starter for $25 plus tax.
- This property is pet friendly for up to a maximum of 2 dogs with a $25 per day, per dog fee. Pets other than dogs are not permitted.
- AWD or 4WD vehicles are required during inclement weather months where snow or ice may be present. Travelers visiting during the winter months where inclement weather may be possible should come prepared with an AWD or 4WD vehicle, and chains may also be required if it snows. No refunds, allowances, or date changes will be given to travelers who are not prepared with the proper vehicle, as outlined in the Rental Agreement. 
- Level, paved parking space for up to 10-15 vehicles. 

CANCELLATION POLICY -
Bookings canceled 30+ days before arrival will receive a refund of the deposit.
Bookings canceled between 15-29 days before arrival will receive a refund of half of he deposit.
Bookings canceled within 14 days of arrival are not entitled to a refund unless the reservation dates are rebooked to another guest.
All bookings are subject to a $50 cancellation fee.
