The inviting living room, warmed by a gas log fireplace, features a leather sofa and two swivel chairs, all flowing seamlessly into the dining area and kitchen. The kitchen is equipped with a large granite island with four barstools, and the dining table comfortably seats all eight guests, creating a perfect setup for gathering over meals.<br />

For accommodations, the main level includes a king suite with large windows that capture sweeping views toward Tennessee. This bedroom offers a ceiling fan and a wall-mounted TV for added comfort, along with an ensuite bathroom with a double granite vanity and a tiled shower. On the opposite side of the main floor, a second cozy space doubles as a TV lounge, complete with a plush couch that converts to a queen-sized pullout bed. An attached bathroom features a tiled tub/shower combination and granite counters, providing both convenience and style.<br />

Upstairs, guests will find two additional bedrooms and a shared full bathroom in the hallway. The second king bedroom offers mountain views, a ceiling fan, and a TV, while the bunk room includes a twin-over-full bed, a ceiling fan, and a TV&mdash;ideal for families or friends traveling together.<br />

-&nbsp;Firewood for the outdoor firepit may be purchased with a week&#39;s notice. You receive two wrapped, kiln-dried bundles and a fire starter for $25 plus tax.<br />
- All BRMR homes offer well stocked kitchens with all utensils needed to cook meals. There is also a &quot;starter set&quot; of paper products at the house: a roll of toilet paper per bath, a couple garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and some makeup remover cloths. There are enough of these items for one night, or maybe two.<br />
- Guests are responsible for supplying their own recreational equipment (basketballs, soccer balls, tennis equipment etc.)<br />
- The summer concerts are open to all guests however there may be an admission fee for each person and cash bar for food and drinks.<br />
- The main roads are&nbsp;plowed in winter, but&nbsp;4WD&nbsp;or&nbsp;AWD&nbsp;vehicles are required November-March, and chains may also be necessary to access all properties in winter months.&nbsp;<br />
<span style="line-height:normal">- Please be advised that private ATVs are not permitted in the community and will be denied entry at the gates.</span><br />
- All linens and towels provided.<br />
- This homeowner monitors the entrance with a doorbell camera.<br />
- TVs are streaming only.&nbsp;<br />
-&nbsp;All Eagles Nest homes have an additional amenity fee in order to maintain the luxurious amenities.<br />
-&nbsp;Eagles Nest is an up-and-coming community, with construction currently going on in several of its neighborhoods. Construction noises may be heard 7am-7pm Monday through Saturday.<br />
- Please note that all Eagles Nest homes have internet, but some areas of travel may not have cell reception.<br />
- Guests returning to this home may receive a discount of 10% to the room rent, not to be combined with other discounts.<br />

CANCELLATION POLICY - Bookings canceled 60+ days before arrival will receive a refund of the deposit. Bookings canceled within 59 days of the arrival are not entitled to a refund unless the reservation dates are rebooked to another guest. All bookings are subject to a $50 cancellation fee.</span></span>
