The open-concept main level features a bright and welcoming living area with a leather sofa, gas fireplace, and a large flatscreen TV (bring your own logins). The fully stocked kitchen boasts granite counters, a center island with seating for three, and a dining table for six, ideal for family meals after a day of adventure. From the living room, step out onto the spacious deck to enjoy fresh mountain air and peaceful wooded surroundings.<br />

The main-level king ensuite provides a private retreat, complete with a log bed, TV, and ceiling fan. The bathroom offers a touch of luxury with a soaking tub, tiled shower, and double granite vanities.<br />

Upstairs, the loft brings fun for all ages with ping pong, foosball, a Pac-Man arcade, and a comfortable sofa for lounging. This level also features two beautifully furnished bedrooms &mdash; one with a queen log bed and TV, and the other a custom bunk room featuring two twin-over-queen bunks and a TV. A shared hallway bath with a tiled tub/shower combination and granite counter serves both rooms.<br />

Outdoor living takes center stage on the main-level deck, where you&rsquo;ll find a Viking hot tub, sofa and fire table, outdoor dining for ten, and a gas grill for cookouts under the stars. Wander down to the fire pit for s&rsquo;mores and storytelling as the day winds down.<br />

Additional Notes:<br />
-&nbsp;Eagles Nest is an up and coming community, with construction currently going on in several of its neighborhoods. Construction noises may be heard from 7am-7pm Monday-Saturday.<br />
- All BRMR homes offer well stocked kitchens with all utensils needed to cook meals. There is also a &quot;starter set&quot; of paper products at the house: a roll of toilet paper per bath, several garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and some makeup remover cloths. There are enough of these items for one night, or maybe two. We do not provide hair dryers. Towels and linens will be provided.&nbsp;<br />
<span style="line-height:normal">- Please be advised that private ATVs are not permitted in the community and will be denied entry at the gates.</span><br />
-&nbsp;The main roads are&nbsp;plowed in winter, but&nbsp;4WD&nbsp;or&nbsp;AWD&nbsp;vehicles and chains may be necessary to access the property in the winter months. The driveway is circular for ease of access.<br />
-&nbsp;Guests are responsible for supplying their own recreational equipment (basketballs, soccer balls, tennis equipment etc.)<br />
-&nbsp;The summer concerts are open to all guests however there is an admission fee for each person and cash bar for food and drinks.<br />
-&nbsp;All linens and towels are provided for your stay.<br />
- This home has an exterior doorbell style security camera at the front door monitoring the entryway and parking area.<br />
- Check In is after 4pm. Check Out is by 10am.<br />
- Must electronically sign an additional Rental Agreement Terms and Conditions and any Neighborhood Rules sent by Host (property manager) or entry information cannot be sent.&nbsp;<br />
- Must be at least 25 years old to reserve. This person is required to be the person signing the agreement and must be one of the persons staying in the property for the reserved dates.&nbsp;<br />
- No smoking inside the home. No trace of smoking left outside the home.&nbsp;<br />
- Do not leave food or trash outside as it could attract animals. All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book inside the house or your digital guidebook.&nbsp;<br />
- No parties or gatherings above the posted occupancy allowed at any time. Keep outside noise respectable.&nbsp;<br />

CANCELLATION POLICY - Bookings canceled 60+ days before arrival will receive a refund of the deposit. Bookings canceled between 31-59 days before arrival will receive a refund of half of the deposit. Bookings canceled within 30 days of arrival are not entitled to a refund unless the reservation dates are rebooked to another guest. All bookings are subject to a $50 cancellation fee.</span></span><br />
