Families will appreciate the second living area with its own gas fireplace, and with 5 bedrooms and 4 bathrooms there will be plenty of space for everyone. The kitchen is fully stocked with everything you need, and as with all Bretton Woods Vacations rentals, linens, towels and bathroom amenities are included with your stay. If you're looking for the perfect mix of convenient access to the slopes, central location and homey comfort, this is a good choice for you! You will enjoy the easy, car free access to the ski trails, but also the myriad of area attractions, from the fabled Mount Washington Hotel just a mile away, to the activities offered by the Bretton Woods Ski Area, within walking distance, to breaktaking state parks, hiking, waterfalls, and fantastic theme parks such as Storyland, Santa's Village, Whale's Tale Water Park, and more.

Dining/Living Area: A sunny open concept space with large dining table that seats 8 with benches on both sides and comfortable furniture that surrounds the wood burning fireplace. View from every window and access to the back deck for additional outdoor dining. 
Lower Level Area: Enjoy a 2nd living/entertaining area with a TV and comfortable couches. Access to back deck!
Outdoor Area: Back deck accessed from main level living area and access to outside yard from lower level. Located walking distance to the ski slopes, base lodge and Fabyan's Fields.

*Please Note: This house is located in a quiet, family-friendly resort area. Our neighbors and visitors are here to enjoy the majestic quiet of the mountains. This home is not the right setting for a party or for groups looking to be loud and boisterous. All association rules and especially Quiet Hours (10 pm - 8 am), Parking Limitations (2 vehicles at unit, others at overflow), no Trash left outside must be followed. The overflow parking for this unit is a 3 minute walk from the house. Violation of any of these rules may subject your party to immediate removal without any refunds. Guests are responsible for any fines levied by the association or the municipality for violation of local regulations. House Rules:

-Due to the behavior of a minority of our guests, we must hold these rules strictly. We  apologize if it feels that some of these rules are strict or overbearing. Short Term rentals affect the communities around them and we must do our duty to protect our local residents, our owners and homes and the broader communities that we operate in. We appreciate your understanding. And we appreciate you abiding by these rules with respect and diligence.
-Guest will be required to sign a rental agreement
-Check-in: Any time after 4PM unless otherwise authorized.
-Checkout is 11 am - Unauthorized late checkouts subject to $100/hr fee.
-Property may be equipped with cameras on the exterior of the property. They will not be   recording audio nor will they be able to see areas of property where personal privacy should be expected, such as windows or hot tubs.
-The number of people in the unit cannot exceed the reported guest count without approval.
-Guests on property that are not provided in your guest list will be considered as trespassing.
-No events, parties or large gatherings. An event is any period of time that guests not included in the guest count are at the property. 
-At no time is it acceptable for people, instruments, tvs, speakers, or other audio devices to be so loud as to be a nuisance to others.
-Guests expected to follow posted speed limits and drive cautiously.
-No smoking inside the unit; $250 fee for violation.
-No fireworks; $100 fee for violations.
-No trash is to be left outside at any time; $100 fee for violations.
-No pets allowed. Unauthorized pets subject to $300 fee and immediate removal from the unit.
-We have relaxed our cancellation policies. However, please note that there will be no exception to these policies, for no reason, no matter what the circumstances. Travel insurance is available on our website and from a variety of other sources; it is the traveler's responsibility to decide whether to protect their purchase or not. Due to contractual obligations with property owners, we will not be able to make any exceptions under any circumstances.
-Home is in a wooded location. Please refrain from leaving doors propped open and avoid leaving food in open space which could attract rodents and/or insects.
-Parking Limit: 2 Vehicle: $100 fee per vehicle will be imposed for violations. Please contact Bretton Woods Vacations if you have any questions.
