This free standing fully air-conditioned unit located in Allerton Village will keep you cool and will make you feel welcome as you enter this completely renovated, freshly painted, free-standing patio style condo in Allerton Village which is only 0.5 miles to the access of the Cape Cod Rail Trail bike path. This home offers 2 bedrooms along with a bonus 3rd bedroom in the enclosed loft. The new owners are very proud of their updates in this home which include newly renovated bathrooms, new furniture and all new mattresses throughout the home.

The master bedroom is located on the first floor with a King Bed, ceiling fan, A/C and private master bathroom. The hallway offers another full bathroom which is just outside the second bedroom with a Queen Bed, ceiling fan and A/C. Up the spiral staircase from the living room is the enclosed loft which offers the bonus 3rd bedroom with 2 twin beds and also a ceiling fan and should be able to keep the room cool from the a/c unit from the living room

The kitchen is fully equipped with a dishwasher along with everything the owner thought a tenant would love to have available. There is a comfortable dining area which is open to the living room with all new comfortable furniture with TV, DVD, A/C and ceiling fan. The sliders lead out to the patio which is furnished with a table, chairs, umbrella and a gas grill,
Amenities include: washer/dryer, Wi-Fi and fully air-conditioned home.

Tenants are NOT allowed to bring pets. Smoking NOTpermitted. Bed sheets, pillow cases and towels are NOT provided.

This property allows you to purchase the max # of pool passes as indicated above.
POOL PASSES are NOT INCLUDED and must be PURCHASED separately DURING YOUR STAY.
The Ocean Edge Resort & Golf Club controls the distribution of passes, collection of fees, and use of amenities. All are subject to change without notice.

For the 2019 summer season, the daily pass rate is $20/adult and $10/child (ages 6-15). The weekly pass rate is $70/adult and $30/child. Children 5 and under do not require a pass.

Travel Insurance is available upon request. This property welcomes payment by eCheck or Visa/MasterCard



Vacation Rental Policies

Payments

Payments Reservations before April 25th: 50% of the rental fee plus a $180 non-refundable administration fee. The balance is due May 1st. Reservations after April 25th: Full rental fee plus a $180 non-refundable administration fee.

Check In:

Check-In Renter must sign for keys in person at check-in. The rental property will be ready for occupancy after 3:00 PM on the arrival date. Renter is allowed to pick up the key early; however Renter will be required to sign a legal document stating that they will not be allowed access until 3:00 PM. This will allow Renter to enjoy their first day on the Cape without the waiting time for the key. If Renter will be arriving after 5:00 PM please contact Leighton Realty, LLC for late pick up instructions.

Check Out:

Checkout Check-out is 10:00am on the date of departure. No exceptions! Renter and Renter’s entire party must vacate the rental property and return the keys to the office not later than 10:00am. Failure to check out on time could result in a $50 late fee. For lost keys, a $25 fee will be applied. Those fees will be charged to the Renter’s security deposit or payment info on file. All Rental Properties are cleaned and inspected upon your departure.

Cancellation Policy

Cancellations, Changes & Refunds In the event of cancellation, a refund minus a service fee of 25% of the total rent rate will be made if and only if rental property is re-rented. The $180 administration fee is non-refundable. If rental property is not re-rented, cancellation will result in the forfeiture of the total rental amount paid. All notice of cancellation must be in writing. There is a $55 fee to change the reservation after the Renter has confirmed it. Should the owner of any rental property elect to remove their rental property from our rental program, the Renter shall not hold Leighton Realty, LLC liable. In such an instance, the Renter will be relocated to comparable accommodations determined by Leighton Realty, LLC. If comparable accommodations are not available, the Renter will receive a full refund. Leighton Realty, LLC is not responsible for events beyond their control, i.e. inclement weather, natural disasters, travel delays, maintenance issues, national security crisis, etc.

Deposit(s)

Security Deposit If rental property requires a security deposit, it is deposited in a non-interest bearing escrow account required by law. Provided there is no damage, additional cleaning or other violations against the Terms & Conditions, a reimbursement check will be mailed within 30 days from your departure date. Renter remains liable for any damage of real or personal property of the rental property, which is caused during the stay and which exceeds the Security Deposit.
