Thank you for taking a look at our condo near the beach at 108 E Campeche unit #12. This condo is larger than average for a 2 bedroom, all ground level with no stairs. There are two dedicated parking spaced in front (back to front) as well.

When you enter the space you will notice all tiles floors, a completely open kitchen to the living and dining room areas and ample space. The kitchen is fully equipped with all appliances, pots, pans, cookware, dishes etc to save time & money and prepare home cooked meals.

This complex consists of two buildings and 12 total condos, with a central pool in the middle perfect for kids after a long day at the beach.

The two bedrooms have for sleeping as follows:

Master bedroom - king bed
Second bedroom - 1 twin sized stand alone bed, plus a unique adult sized bunk bed system consisting of 3 total full sized beds.
In the living room is a full sized couch & we also provide a full sized airbed (please bring bedding if you plan on using these for sleeping)
The back patio, while small is right off the pool with two adirondack chairs, small table for drinks and is a perfect location to keep an eye on your littles in the pool while relaxing in the shade.

This condo has higher ceilings but is not a new remodel and somewhat dated inside. It is comfortable and we are confident will affordably provide all your family needs to enjoy the great beaches of south padre island with a public beach access just under 1 cit block away. As this La Perla complex is on the east side of Padre Blvd, you won’t have to face crossing the busy 4 lane to get to the sand!

The property does also have the convenience of a washer and dryer right in the condo

The space has high speed free WIFI, flat screen tvs in Master & living room, and two full bathrooms, one of which is en suite to the master bedroom. We do allow up to 8 people, but understand that is really only comfortable when children are in the head count.

While this condo has WiFi if you have some work to get done, the internet is less than perfect on the Island sometimes so plan accordingly.

Please inquire about off season discounts Sept 15 to Dec 15 for stay over 4 nights. We do have active military as well as football coach discounts - just ask before you book please not after :)
Property is professionally managed by local South Padre Island Trips at 2600 Padre Blvd with an office open 7 days per week 9 am to 5 pm. We do offer free linen exchange for stays over 3 nights.

You must read & agree to ALL house rules prior to booking - failing to do so is not a reason for a cancellation nor refund request so please review :) The max occupancy is 8 people and again, babies & infants are considered in this head count. A max of 2 full sized vehicles are allowed and that includes a golf cart if you park extra cars or on the side of ths street you will get towed at your own expense. There is extra free parking along Gulf Blvd a city owned street currently no charge as well as the Post Office or Inter Modal Transit Center.

We provide an electronic code to enter the property prior to 3 pm day of check in to the number on file, not before. Check out is 11 am

You must have completed the rental agreement and attached a photo of your picture ID, read the house rules. If you are not 25 years of age, there ARE additional requirements & you must ask about these prior to booking

We will not provide door code for entry without these being done nor will we offer a refund for this just to clarify.

We provide all bed sheets, blankets, bath towels, face towels, hand towels, basic soaps & shampoos and a starter pack of dishwasher pods, trash bags, coffee, filters, creamer, and sweetener. These supplies are a starter pack and not unlimited nor re supplied. We do not provide laundry detergent.

Please bring extra bedding if you plan on using the couch, airbed, or sleeping on a couch in general. Sorry - pets are not allowed nor is BBQs of any kind on property

Guests will have access to the entire condo, including the two bedrooms, two bathrooms, fully equipped kitchen, living and dining areas, and the small back patio. The complex also features a central pool, perfect for a refreshing dip after a day at the beach. Two dedicated parking spaces are provided. Free high-speed WiFi is available throughout the condo. Please note that the washer and dryer are located within the condo for your convenience.

Campeche Retreat #12 is ideally situated for a fantastic South Padre Island vacation. You're just a short walk (less than one block!) from the beautiful beach, making it incredibly easy to spend your days swimming, sunbathing, and enjoying the Gulf. The neighborhood offers a variety of dining options within walking distance, from casual eateries to restaurants. You can also find shops for souvenirs, beach gear, and everyday necessities nearby. The area is known for its relaxed, family-friendly atmosphere, and the proximity to the beach access makes this location a true gem.

While South Padre Island is best explored by car or golf cart, getting around is easy! You'll find two dedicated parking spaces right in front of the condo. For those arriving by air, the nearest airport is Brownsville South Padre Island International Airport (BRO), about a 35-minute drive away. Public transportation options are limited on the island, so a rental car or rideshare services are recommended. Free parking is also available along Gulf Boulevard, at the Post Office, and at the Inter Modal Transit Center.

Please note: Check-in is at 3 PM and check-out is at 11 AM. You'll receive an electronic door code on the day of your arrival. A completed rental agreement and a photo ID are required before your stay. The maximum occupancy is 8 guests, including infants. Two parking spaces are provided. Additional free parking is available nearby. Quiet hours are from 10 PM to 9 AM. Please ensure all dishes are washed or placed in the dishwasher and that the thermostat is set to 78 degrees at check-out. No smoking or parties are allowed. Pets are not permitted. We provide a starter pack of essentials, but you may need to bring extra supplies for longer stays.

The best way to reach us is through the channel manager messaging system, where we typically respond within a few hours. For urgent matters, you can also contact South Padre Island Trips, the property management company, at their office located at 2600 Padre Blvd, open 7 days a week from 9 am to 5 pm. - An electronic key code is provided they day of check in by 3 pm, generally not before to the phone number on file - An e-sign rental agreement we do email to you must be completed to prior to arrival along with attaching a picture of your photo ID. This is NOT optional and required to maintain our STR Rental License with the City. - Minimum age of primary tenant is 25 years unless you contact us prior to arrival. If under 25, additional damage deposit is required You MUST inquire if not 25 The maximum amount of guests indicated is the absolute maximum. We count infants (children under 2) as guests. In other words infants count on your total amount of guests allowed, no exceptions. The primary guest must check in and accompany guests. Subletting is strictly prohibited. - One of the beds counted is an airbed we provide with pump as well as potentially a sleeper sofa coach. For stays more than 2 nights you may want to bring more we do not re supply. For our 1 bedroom condos, max is 1 car. For two & 3 bedrooms, 2 cars for parking though some properties may have less please check the description carefully. Additional free parking is available at the inter Modal bus station or at the post office on the Island as well as along Gulf Blvd. A golf cart is considered a vehicle FYI Generally NO PETS unless listing description indicates otherwise - if you do not disclose you will be evicted :( The pet fee for pet friendly properties is $75 plus 17% occupancy tax PER PET. If the property IS pet friendly, pets may not be left alone to bark, allowed on furniture, & all pet droppings must be picked up & properly disposed of. Pets are never allowed in or by pool areas nor are they allowed to be off lease on property Unauthorized / non registered guests are NOT allowed. Get togethers NOT allowed nor unregistered guests in pool area. At check out, you must turn the thermostat to 78 degrees, put all dirty dishes in dishwasher and turn on, and take all trash in unit out to dumpster.
