Saida Royale unit 108 sits on the 10th floor of South Padre Island's most resort-like beachfront complex at 400 Padre Blvd — a nice private patio, sweeping Gulf views, and the most eastward-facing position in the Royale tower.

THE SPACE

Saida Royale unit 108 is on the 10th floor — and worth explaining upfront: the Royale tower assigns unit numbers that lead with the floor, so 108 means the 10th floor, not the 1st.

A full elevator is available, and no stairs are required. The space holds the most eastward-facing position in the Royale tower, putting it closer to the Gulf than any unit in the building.

The layout places the kitchen and living room in the center, master bedroom to the left, and the second bedroom to the right — a configuration that gives each side of a group its own more private side of the condo. A nice private patio opens from the living room with new polywood captains chairs to look out facing across the pools, the tennis and pickleball courts, and the Gulf beyond

The condo is registered as 108/109 because it has two separate entrance doors from the hallway. Door 108 is the main entrance, opening into the living area and kitchen.

Door 109 is a second entrance that opens directly into the guest bedroom. For groups, this is genuinely useful: one couple can come home late through their own door without walking through the master bedroom side, or early risers can slip out at sunrise without disturbing anyone else. It is a rare feature in a vacation rental that is a condo not a stand alone home.

Please understand we this is not a fully renovated condo, but does have some updates. This wouldn’t be a good choice if that is on the must have list for you or your guests and does have some quirks.

The kitchen was renovated with white quartz countertops, a farmhouse-style stainless steel sink, and all stainless appliances — fully equipped with everything a group needs to cook real meals rather than eating out for every single one.

An eat-in breakfast counter runs along the kitchen and seats several people for quick mornings or casual lunches without taking over the dining area. A washer and dryer are located off the kitchen inside the unit — which means no coin-op runs down a shared laundry hall mid-trip. Smart TVs are set up in the living room and in each bedroom for streaming, movies, or the game.

The two full bathrooms feature walk in showers, no tubs. While the undermount sinks and counters are now, the rest of the bathrooms are not redone.

Saida Royale is the fifth and most resort-like of the five Saida towers on South Padre Island, with the only operating front desk, originally developed as individually owned timeshares and converted over time to vacation rentals.

The complex is high-fenced, gated, and patrolled around the clock by 24/7 security — families settle in here without a second thought about safety. There is room on the ground to toss a frisbee or throw a football. With five towers total, there are always other guests and kiddos around, and plenty of room for the property to never feel crowded.

The resort amenities are the real story: three pools including one heated and one Olympic-sized, three Texas-sized heated hot tubs, tennis courts, pickleball courts, and a gated private beach entrance. BYOB coolers are welcome at the beachfront pool areas — no glass, but a cold drink poolside is absolutely on the table.

Beach Kissed Rentals operates directly in front of Saida: two beach chairs and an umbrella for $45 cash per day, walk up, no reservations needed. The beach itself is open-container friendly (no glass), and BBQ on the beach is allowed and encouraged — bring your own equipment and fuel. Grills are not permitted on the Royale tower property or the patios, but a beach cookout is a great alternative that most guests end up preferring anyway.

Starter supplies are stocked for arrival: fresh linens, bath towels, face and hand towels, soaps, shampoos, dishwasher pods, trash bags, coffee, filters, creamer, and sweetener. These are starter amounts and are not restocked during your stay. Beach towels are not provided — plan to bring your own for the sand.

SLEEPING (Up to 8 Guests)
Master bedroom: king bed with fresh linens, en suite full bathroom, flat screen Smart TV, and a desk positioned at the window with an unobstructed ocean view. A quiet workspace during the day just in case of a need to get some work done or a more private zoom call and a private retreat at night.

Second bedroom: two queen beds with fresh linens, a full private bathroom, and a flat screen Smart TV. This bedroom is accessible from the common hallway or through its own private entrance via door 109.

Living room does afford space to pump up the queen-sized airbed stored in the unit as a backup option for the group. If you plan to use the airbed, bring your own sheets, blankets, and pillows for that surface — linens are provided for the two bedrooms only.

Maximum occupancy is 8 guests. Infants and toddlers count in that number, no exceptions but please pay attention to how many beds there are so you are comfortable.

LOCATION

The location is one of Saida Royale's most underrated advantages. Within 5 city blocks: Yummies for breakfast — consistently rated the island's top restaurant on both Yelp and TripAdvisor, and it earns that spot with organic & gluten free options plus mimosas; Kohnami Japanese and Sushi for fresh rolls and hibachi; Russo's Italian for casual pasta and pizza with gluten-free options and a full wine list at a very reasonable price; Gabriella's for an upscale Italian dinner when the group wants something nicer; Johnny Rockets for burgers after a long beach day; Tropical Smoothie Cafe for a post-beach pick-me-up; and Calacas Taco Bar when tacos are the only answer late night. More than 15 restaurants total within easy walking distance — more walkable dining than you can find nearly anywhere.

South Padre Island's full activity scene is accessible from here: deep sea fishing charters, dolphin watching tours, kiteboarding lessons, jet ski rentals, Gravity Park, and Beach Park SPI waterpark. The free Island Metro bus runs the length of the island and stops nearby — for a group that wants to park the car and not touch it again until checkout, that is a real and practical option. South Padre is a smaller island; nothing feels far away.

PARKING

One off-street secure parking space is included at no charge — free, unlike hotels on South Padre Island that all charge per car. There is no additional guest parking at the Saida Royale complex. Plan to arrive in one vehicle. If your group needs a second vehicle, free street parking is available on Gulf Blvd, which is city-owned and open to the public. The Post Office and the Intermodal Transit Center nearby are additional backup options for overflow parking. Reach out before arrival if you have questions about parking.

Please note we have multiple units at Saida and even in the Royale tower and can rent you more than one. Inquire — we would love to help you out! We actually can assist groups of up to 250 or more.

High-speed WiFi is included throughout the condo; please note that Spectrum service can be spotty at times so come prepared with a hot spot on your phone if you have must do work as it can go down. With that said, we do not provide compensations nor discounts for non working internet as this is an Island and it is to be noted now.

POLICIES
Primary guest must be 23 or older and present at check-in. Guests under 23 require prior approval before booking — an additional substantial refundable damage deposit applies if approved. Please contact us before booking if the primary guest is under 23.

Maximum occupancy is 8 guests. Again, Infants and toddlers count in that number, no exceptions.

Up to two dogs are welcome at $75 per dog, max 2. Dogs may not be on the furniture, may not be left alone to bark, and are not permitted in the pool areas per HOA rules. Please read the pet section of the house rules carefully before booking and contact us to confirm your pet details prior to arrival.

During March and Holy Week (Semana Santa), Saida Royale requires all guests to have HOA security wristbands. This is a complex HOA requirement — not a South Padre Trips fee — and it applies to guests ages 10 through 33. The rate is $25 per person.

For your convenience, South Padre Trips pre-collects this fee after your booking is confirmed, and your wristbands will be waiting in the condo when you arrive. Outside of March and Holy Week, no wristbands are required at any time of year. If you have questions about costs for your group size, please message us before booking.

A signed digital rental agreement and a valid photo ID are required before door codes are released. You must read and agree to all house rules prior to booking — we are more than happy to answer any questions before you book. Strict cancellation policy applies. No smoking, no parties, no loud music at any time. The property is security patrolled at night. Check-in is 3 PM, check-out is 11 AM.

Your stay includes private access to the entire two bedroom apartment, which boasts one balconies with beautiful beach views. The unit is well appointed with a full kitchen, private laundry appliances, and two bathrooms.

As a guest, you also have full use of the Saida Towers resort amenities, including three swimming pools, three heated hot tubs, tennis and pickleball courts, and a secure private entrance to the beach. One dedicated parking space is available for your use during your visit.

The Saida Royale is perfectly positioned on South Padre Island, offering a blend of resort style relaxation and incredible walkability. You will find yourself just steps away from over fifteen diverse dining options within a five block radius.

Start your morning at Yummies, a local favorite for breakfast, or enjoy fresh sushi at Kohnami. For dinner, you can choose from casual Italian at Russos, upscale dining at Gabriellas, or quick bites at Johnny Rockets and Calacas Taco Bar. Getting around South Padre Island is easy and convenient from our location at 400 Padre Boulevard. We provide one secure off street parking space for your vehicle, which is a great value compared to area hotels.

If you are traveling with a second vehicle, free public parking is available nearby at the local post office or the Intermodal Transit Center. For those who prefer not to drive, the free Island Metro bus runs the entire length of the island with stops located conveniently close to our complex, allowing you to explore local attractions and dining without needing your car.

The island is compact, making travel times to major points of interest very short.

To ensure a smooth stay, please note that the primary guest must be at least 23 years old and present at check-in. Before arrival, you are required to sign a digital rental agreement and provide a copy of your photo identification to receive your door access codes.

Check-in begins at 3 PM and check-out is strictly at 11 AM. The maximum occupancy is eight guests, and this includes all infants and children. We provide one dedicated parking space; please plan accordingly as extra parking is limited to nearby public areas. Pets are welcome with a fee, but they must be declared in advance and are not permitted in pool areas.

Please observe quiet hours from 10 PM to 9 AM. During March and Holy Week, the homeowners association requires security wristbands for guests aged 10 to 33 at a cost of 25 dollars per person, which we will coordinate with you prior to arrival. Upon departure, please set the thermostat to 78 degrees, start the dishwasher with your used dishes, and dispose of trash in the designated chutes.

We are professionally managed by South Padre Trips and are available to support you throughout your stay. Our local office is located at 2600 Padre Boulevard and is open seven days a week from nine in the morning until five in the evening. For any urgent needs or questions that arise during your visit, we provide twenty four hour phone support to ensure you have a comfortable experience.

We primarily communicate through the booking platform messaging system to keep all your trip details organized and accessible.

Ok - Saida Towers has a bunch of small rules so PLEASE take the time to read them all and agree to ALL prior to booking. Ask questions via messaging before you book- not after as we do allow for refunds over these rules :) An electronic key code is provided they day of check in by 3 pm, generally not before to the phone number on file. An e-sign rental agreement we do email to you must be completed to prior to arrival along with attaching a picture of your photo ID. This is NOT optional and required to maintain our STR Rental License with the City Minimum age of primary tenant is 23 years unless you contact us prior to arrival. If under 23, additional damage deposit is required You MUST inquire if not 23 - THERE ARE ADDITIONAL DEPOSITS required but it IS possible EXCEPT Texas week of College Spring Break. This condo is NOT spring break friendly, FYI The maximum amount of guests indicated is the absolute maximum. We count infants (children under 2) as guests. In other words infants count on your total amount of guests allowed, no exceptions. The primary guest must check in and accompany guests. Subletting is strictly prohibited. One of the beds counted is an airbed we provide with pump. Please bring bedding if you plan on using as well as couches which aren't really beds but airbnb counts em. Bring bedding if need be. Property is professionally managed locally by South Padre Island Trips at 2600 padre Blvd 78597 - our office is open 9 am to 5 pm seven days a week of you should need anything. At check out, you must turn the thermostat to 78 degrees, put all dirty dishes in dishwasher and turn on, and take all trash in unit to the trash chutes near elevator. Failure to do so results in an excessive cleaning fee of $150 billed to the credit card on file with airbnb. In March, as well as during Easter Week (holy week/semana santa) this property homeowners association / HOA requires a condo security wristband fee of $25 PER PERSON. We do bill for this prior to your arrival for your convenience. This is NOT our fee as a host this property charges this or security will not let you in. Wristbands during this time period must be worn at ALL times This fee applies ONLY to those 13 years of age to 33.
