The third bedroom features two full-sized beds and a TV, with views also onto the enclosed courtyard. A shared hallway bathroom serves bedrooms two and three.

Home Rules
* Quiet hours 9pm-9am, strictly enforced.
*HOA regulations require all vehicles to be parked inside the garage at all times. Driveway and street parking are NOT allowed, and fines may apply. Garage capacity for 2 vehicles with a maximum length of 210"/17.5'. Check vehicle size in advance to ensure fit.
*Renters must sign an HOA tenant form acknowledging compliance with Boulders neighborhood rules
*This rental property is not used for Nuisance Parties or Unlawful Gatherings. 6 adults maximum are allowed at the property.
*For your safety and security, there are two Ring security cameras located at this property. One at the front gate/driveway and one at the spa gate/driveway.
*Vendors have access to the homes on their scheduled day. Service days have the possibility of changing and do occur up to two times a week. *
Unauthorized late check-out will incur a penalty of $150 + tax.
Please note our policy for items left behind:
We are happy to help return items left behind; however, due to logistics and the time required for our team to retrieve and drop off packages, a $25 handling fee plus the cost of shipping will be applied to any items sent back.
We’d much rather you have your belongings with you! Thank you for doing a final "sweep" of the home before you depart.

May an amenity not work or fail during your stay we will do our best to make it right, and we can refund up to 10% of the affected nights to make it right.
