This wonderful house has been redone with a sophisticated quality renovation. It is located on Jones Hill in the Savin Hill neighborhood of Dorchester, walkable to Savin Hill and the Red Line of the subway. Jones Hill is one of our fine Dorchester Victorian subway neighborhoods where you will find grand houses and interesting neighbors. With this unit, you will have a fabulous city and outer harbor view. This wonderfully renovated Victorian has large rooms for entertaining with wonderful architectural detail and many custom built-ins for an organized life and stay. This unit even provides a laundry room on the bedroom level and a butler's pantry in the kitchen.

Transportation to and from a Swank Properties unit is very convenient and easy. Whether using public transportation or a car, all of our units are selected based on their ease of access to public transportation and interstate highways. All of our units are located within walking distance to the Boston T (subway) system.

Parking: This house has two off-street parking spaces, available for an additional fee. There is also on-street, non-metered street parking.

Our properties are fully furnished, providing our guests with all the conveniences of home during their visit to Boston. Our kitchens are fully equipped with a full set of appliances including a full-size refrigerator, dishwasher, range with oven, microwave, toaster, and coffee maker.

Once its own city, Dorchester is now Boston’s largest and most diverse neighborhood, evident in the wide variety of global cuisines found on Dorchester Avenue. The district hosts UMass Boston and the John F. Kennedy Presidential Library, with artifacts from the president’s life and exhibits on the civil rights era. The Neponset River meanders past several parks, and nearby Franklin Park has woodland trails and a zoo.

Dorchester is also home to Franklin Park, the “crown jewel” of the Emerald Necklace Park System. The park has more 527 acres of green space, a zoo, and public golf course. Among the dozens of other parks in the neighborhood, recently renovated Pope John Paul II Park offers numerous walking and bike paths, athletic fields, and picnic areas with beautiful views of Boston Harbor and the Neponset River.

HOUSE RULES

Welcome! We're so glad you're staying with us. These rules apply to every booking regardless of platform or length of stay. By checking in, you and your party agree to follow them.

THE BASICS

- Check-in: 4:00 PM. Check-out: 11:00 AM. Early/late may be possible with prior approval. Unapproved late check-outs: $50/hour or one additional night.
- Only guests listed on the reservation may stay overnight. Max occupancy is strict and includes children/infants.
- No parties, events, gatherings, photo shoots, or commercial use. Violation = immediate termination without refund + up to $1,000 fee.
- Quiet hours: 10:00 PM - 8:00 AM. Please respect the neighbors.
- Strictly NO smoking or vaping (tobacco, cannabis, or otherwise) anywhere on the property, including patio, yard, and garage. Minimum $500 deep-clean fee plus damages if violated.
- No pets unless pre-approved in writing with a pet fee paid. Service animals welcome per applicable law. Unapproved pets: $250 fee plus any cleaning/damage costs.

MID-TERM STAY SPECIFICS (stays 28+ nights)

- Mail/packages welcome at the property during your stay. We're not responsible for lost or stolen items. Anything left after check-out is returned to sender unless forwarding is arranged.
- Utilities (electric, gas, water, internet, basic streaming) are included up to 60 days. Longer stays may have a reasonable usage cap; overages billed at cost. Please be mindful with heating/cooling.
- Mid-stay cleaning included once per month for 30+ night stays. Extra cleanings available for a fee. Between cleanings, please keep the home tidy.
- Report maintenance issues ASAP, even small ones. Do not attempt repairs or hire outside vendors. For emergencies (fire, flood, gas, medical), call 911 first, then contact us.
- Daytime visitors welcome but must leave by 10:00 PM. Overnight guests require advance approval. You are responsible for visitor conduct.

PROPERTY CARE

- Please treat the home with care. Shoes off indoors is appreciated. Do not move furniture between rooms or remove anything from the property.
- No candles, incense, or open flames anywhere, including patios/balconies.
- Kitchen: clean as you go, run the dishwasher before bed. Do not put grease, coffee grounds, eggshells, pasta, rice, or fibrous vegetables down the drain.
- Laundry: clean the lint trap after every cycle (fire safety). No shoes, rugs, or pet items in the washer.
- Trash & recycling: bins and collection days listed in the welcome binder. Break down cardboard. Do not leave trash outside bins.
- Parking: designated spots only. Do not block driveways or neighbors' spaces. Oversized vehicles/trailers require approval. Property not responsible for vehicle damage or theft.
- Accidents happen - just tell us. Honest reporting is always handled more favorably than discovered damage. Guests are responsible for repair/replacement of damaged items beyond normal wear and tear.

SAFETY & LEGAL

- Smoke detectors and carbon monoxide detectors are installed and tested. Do NOT disable, remove, or cover them. Tampering = immediate termination.
- Fire extinguisher and first-aid kit locations are noted in the welcome binder.
- External security cameras may be present at entry points for security only. No cameras or recording devices inside the home or in private areas.
- Lock all doors and windows when leaving and overnight. Do not share access codes with anyone not on the reservation.
- No illegal activity of any kind. Violation results in immediate termination without refund and may be reported to authorities.
- Please respect all local ordinances, short-term rental regulations, and HOA rules. Fines caused by guest violations are charged to the guest.
- Use of the property (pools, hot tubs, grills, patios, stairs, equipment) is at your own risk. Owner is not liable for accidents, injuries, illness, or loss of personal property. Adults are responsible for supervising all children in the party.
- Violation of these rules may result in termination of the stay without refund. For mid-term stays, refusal to vacate after a documented violation may result in legal proceedings per applicable tenancy law.
