Sleeping is arranged with two king beds and a bunk room with two twin-over-twin bunks. The home is located down a private lane and includes parking, internet access, air conditioning, and a washer/dryer.

The main level is organized around an open living, dining, and kitchen space. Dining includes a table that seats eight, plus three barstools at a granite island. The kitchen is equipped for meal prep with a gas range, refrigerator, dishwasher, microwave, oven, toaster, coffee maker (including a Keurig), and cookware and utensils. The living room features a gas log fireplace and a 75-inch TV. A powder room is located near the entrance, and the laundry center is in the hallway.

The main-level king suite includes a private bath with a tiled shower (with bench), a soaking tub, and a double vanity. Upstairs, a second king bedroom connects via a Jack-and-Jill bathroom that also serves the bunk room; this bath includes a tub/shower combination and granite counters. The bunk room adds a 55-inch TV, a PlayStation 4, and a couch, and a desk nook near the staircase provides a dedicated spot for remote work.

Winter travel notes: main roads are plowed, but 4WD or AWD is required November through March, and chains may be needed. Construction in the community may be audible 7am–7pm Monday through Saturday.

Birds Nest Retreat is a beautiful three bedroom home in the Village of Eagles Nest. Down a private lane, you'll find the perfect retreat. Enjoy the fabulous touches inside, or spend your evening at the outdoor fireplace enjoying the mountain views. From the entryway, you'll be drawn in by the beautiful views of the dining and living area. Table seating for eight at the dining table, or sit at the large, granite island at one of the three barstools. The kitchen has a large gas range, drawers to keep everything organized, and a Keurig. The living room features comfortable seating, a gas log fireplace, 75" TV, and a wine station for entertaining. Wine glasses, high balls, they have it all!

The main level has a laundry center in the hallway, a powder room near the entrance. The king suite is on this level, with a ceiling fan, large walk in closet, and fabulous bath. The private bath has a large tiled shower with a bench and a large soaking tub with a wand. The double granite vanity has beautiful, white raised vessel sinks.

Upstairs is a second king bed, also with a ceiling fan. A Jack and Jill bath connects the second bedroom, with a deep tub/shower combo and granite counters. The bunk room has two sets of twin over twin bunks, one on each side. In the center of the room is a 55" TV, a PlayStation4, and a comfortable couch to sit upon. The owner provides a small selection of games, or bring your own favorite with you. In the nook near the staircase is a desk, in case you have to bring a bit of work with you.

The deck has a covered section with wood burning fireplace, sectional seating, hot tub, and a 55" TV. The open half features an outdoor dining area and a new Weber grill.

Please note that this property absolutely does not permit pets anywhere in or on the premises at any time including outdoor spaces. Bona fide service animals as prescribed by a medical professional may be permitted, and the presence of a service animal must be disclosed prior to check-in. Misrepresenting a pet as a service animal is a crime under North Carolina law. Guests who bring a pet to a no-pet home will be subject to a non-refundable $750 fee to reimburse the owner for wrongful use of their home as well as compensate for removing pet hair and dander and clean carpets and upholstery.

If any pets are discovered during your tenancy including via security camera or observation of neighbors or BRMR staff, your credit card on file will be charged for the above-mentioned fee.

- Firewood may be purchased at the time of booking or with a week's notice. You receive two wrapped, kiln-dried bundles and a fire starter for $25 plus tax per night.
- All BRMR homes offer well stocked kitchens with all utensils needed to cook meals. There is also a "starter set" of paper products at the house: a roll of toilet paper per bath, several garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and some makeup remover cloths. There are enough of these items for one night, or maybe two. We do not provide hair dryers. Towels and linens will be provided
- The main roads are plowed in winter, but 4WD or AWD vehicles are required November-March, and chains may also be necessary to access all properties in winter months.

- Eagles Nest is an up and coming community, with construction currently going on in several of its neighborhoods. Construction noises may be heard 7am-7pm Monday through Saturday.
- Guests are responsible for supplying their own recreational equipment (basketballs, soccer balls, tennis equipment etc.)
- Guests are not allowed to bring their own ATV's.
- Please be advised that private ATVs are not permitted in the community and will be denied entry at the gates.
- Please note that all Eagles Nest homes have internet, but some areas of travel may not have cell reception.
- Owner monitors the exterior of the home with security cameras, but no interior or hot tubs are monitored. One camera is at both front and back doors and one is facing the garage door.
- Call for special prices on last minute availability as well as for extended stays.
- Guests returning to Birds Nest Retreat may receive a discount of 5%, not to be combined with other discounts to the rent.

CANCELLATION POLICY - Bookings canceled 60+ days before arrival will receive a refund of the deposit. Bookings canceled within 59-31 days of the arrival receive a 50% refund. Booking cancelled within 30 days of arrival are not entitled to a refund unless the reservation dates are rebooked to another guest. All bookings are subject to a $50 cancellation fee.
