<span style="font-size:11pt"><span style="line-height:normal"><span style="font-family:Aptos,sans-serif">The kitchen is well-equipped and has custom cabinets, granite countertops, and stainless appliances. The dining table seats eight (8), and the kitchen bar top seats four (4). The living room offers comfortable furniture centered around a gas log fireplace and an HD Smart TV. </span></span></span><br />

<span style="font-size:11pt"><span style="line-height:normal"><span style="font-family:Aptos,sans-serif">Head downstairs and kick back in the den, furnished with comfortable leather recliners around an HD Smart TV above another gas log fireplace. </span></span></span><br />

Riverdale offers three bedrooms and an additional private sleeping space for a total of four sleeping areas. The main level offers a king bedroom and a queen bedroom. They share a full hallway bathroom with a tub and shower. The other two bedrooms, one with a king bed and one with two (2) twin beds, are adjacent to the den downstairs. A second full bathroom with a tub and shower is centrally located in the hall, adjacent to the laundry room equipped with a utility sink, a washer, and a dryer. </span></span></span><br />

<span style="font-size:11pt"><span style="line-height:normal"><span style="font-family:Aptos,sans-serif">Relax on the covered rear deck overlooking the South Fork of the New River and enjoy views of the river and the mountains. There is a comfy outdoor living area and an outdoor dining table on the main level rear deck. The front porch has Adirondack-style chairs and a stainless gas grill.&nbsp;The lower level rear deck features a second outdoor table, and around the side is the Hot Tub, which features mountain views under the stars.&nbsp;</span></span></span><br />

<span style="font-size:11pt"><span style="line-height:normal"><span style="font-family:Aptos,sans-serif">Walk down from the rear deck toward the river, and at the bottom of the first flight of stairs is an open-air platform deck with tall chairs. Another flight of stairs leads down to yet another platform deck, just above the water&#39;s edge. The South Fork of the New River is just a few feet down from this lower deck. Catch and release native trout to your heart&rsquo;s content!! &nbsp;</span></span></span><br />

<span style="font-size:11pt"><span style="line-height:normal"><span style="font-family:Aptos,sans-serif">There is a small side yard with an outdoor wood-burning fire pit. Riverdale offers level parking for four (4) vehicles, central heat and air conditioning, WiFi Internet, and Digital Programming on all 6 HDTVs. Some of the TVs are Smart TVs, and others have a WiFi BluRay/DVD Player.</span></span></span><br />

<span style="font-size:11pt"><span style="line-height:normal"><span style="font-family:Aptos,sans-serif">Downtown Boone is less than six (6) miles away, and Blowing Rock is about twelve (12) miles away. Valle Crucis is about fourteen (14) miles, and Banner Elk is about twenty-three (23) miles away. Appalachian Ski Mountain and Tweetsie Railroad are both about ten (10) miles away. Hawksnest SnowTubing &amp; ZipLines is about nineteen (19) miles away, and Sugar Mountain Ski Resort is about twenty-one (21) miles away. Beech Mountain Ski Resort and Grandfather Mountain are both about 28 miles away. There is much more conveniently nearby in the High Country!</span></span></span></p>

<p style="margin:0in 0in 8pt"><span style="font-size:11pt"><span style="line-height:107%"><span style="font-family:Aptos,sans-serif">- All BRMR homes offer well stocked kitchens with all utensils needed to cook meals. There is also a &quot;starter set&quot; of paper products at the house: a roll of toilet paper per bath, several garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and some makeup remover cloths. There are enough of these items for one night, or maybe two. We do not provide hair dryers. Towels and linens will be provided.</span></span></span></p>

<p style="margin:0in 0in 8pt"><span style="font-size:11pt"><span style="line-height:107%"><span style="font-family:Aptos,sans-serif">- Check in is after 4pm and check out is by 10am. </span></span></span></p>

<p style="margin:0in 0in 8pt"><span style="font-size:11pt"><span style="line-height:107%"><span style="font-family:Aptos,sans-serif">- Must electronically sign an additional Rental Agreement Terms and Conditions and any Neighborhood Rules sent by Host (property manager) or entry information cannot be sent.</span></span></span></p>

<p style="margin:0in 0in 8pt"><span style="font-size:11pt"><span style="line-height:107%"><span style="font-family:Aptos,sans-serif">- Must be at least 25 years old to reserve. This person is required to be the person signing the agreement and must be one of the persons staying in the property for the reserved dates.</span></span></span></p>

<p style="margin:0in 0in 8pt"><span style="font-size:11pt"><span style="line-height:107%"><span style="font-family:Aptos,sans-serif">- No smoking inside the home. No trace of smoking left outside the home.</span></span></span></p>

<p style="margin:0in 0in 8pt"><span style="font-size:11pt"><span style="line-height:107%"><span style="font-family:Aptos,sans-serif">- Do not leave food or trash outside as it could attract animals. All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book inside the house or your digital guidebook.</span></span></span></p>

<p style="margin:0in 0in 8pt"><span style="font-size:11pt"><span style="line-height:107%"><span style="font-family:Aptos,sans-serif">- No parties or gatherings above the posted occupancy allowed at any time. Keep outside noise respectable.</span></span></span></p>

<p style="margin:0in 0in 8pt"><span style="font-size:11pt"><span style="line-height:107%"><span style="font-family:Aptos,sans-serif">- 4WD/AWD and/or chains recommended during winter (Nov-March) for all homes. Travelers visiting during the winter months where inclement weather may be possible should come prepared with an AWD or 4WD vehicle, and chains may also be required if it snows. No refunds, allowances, or date changes will be given to travelers who are not prepared with the proper vehicle, as outlined in the Rental Agreement. </span></span></span></p>

<p style="margin:0in 0in 8pt"><span style="font-size:11pt"><span style="line-height:107%"><span style="font-family:Aptos,sans-serif">- This home is not pet friendly. Thank you for not bringing pets into this home or requesting an exception to the rule.</span></span></span></p>

<p style="margin:0in 0in 8pt"><span style="font-size:11pt"><span style="line-height:107%"><span style="font-family:Aptos,sans-serif">- Cancellation Policy: All reservations have a $50 cancellation fee. If you are cancelling more than 30 days before arrival, you will be refunded your payment less the cancellation fee. If you are canceling within 15-29 days of arrival, you will be refunded half of the payment made less the cancellation fee. Within 14 days of arrival, if you cancel you will forfeit the money paid towards your vacation unless Agent rebooks the dates to another traveler. </span></span></span></p>
