With 2 completed levels (one more to come, not quite ready yet!), the home currently offers 4 bedrooms and 3.5 baths, with lots of living space, a large dining room and kitchen island with plenty of seating, a game area with lots of fun games and activities, and even a popcorn machine! The fun doesn&#39;t end inside, though - with a crystal clear pond and a beautiful private setting surrounded by stunning mountains, you&#39;ll simply wish you had more time here - and with reliable internet, it&#39;s very easy to work remotely for a few days.&nbsp;<br />

<strong>Arrival and Departure</strong></p>

<li style="margin: 0in;">Early check-ins and Late check-outs are subject to availability.</li>

<li style="margin: 0in;">All interactions are virtual, but our office team and ground crew are available for assistance.</li>

<p style="margin:0in"><strong>Occupancy and Pets</strong></p>

The guest count should reflect the correct number of adults (12+), children (2+), and pets. A nightly extra guest fee may apply for guests above the standard occupancy up to the maximum number of allowable guests.&nbsp;</li>

<li style="margin: 0in;">Respectful Noise Levels: Let&#39;s keep the peace! Keep the volume down so all can enjoy their time here. Quiet hours are from 10 pm to 8 am.</li>

<li style="margin: 0in;">The main-level fireplace is gas, firewood is not needed. The upper-level fireplace is electric.</li>

<li style="margin: 0in;">This unit has a fire pit.</li>
<li style="margin: 0in;">No Unauthorized Fires: State and Local Laws regulate the use of fire pits, grills, other open flames, and fireworks. Only use provided grills and fireplaces; permits are required to use fire pits in NH.</li>

<p style="margin:0in"><strong>Driving Access, Parking, and Entryway:</strong></p>

<li style="margin: 0in;">Remember this area is home to many residents and children. Please follow posted speed limits and drive carefully for the safety of our community.</li>
<li style="margin: 0in;">Parking of 3 CARS limitation.</li>
<li style="margin: 0in;">Each property has parking limits based on capacity and/or potential rules of the Homeowner&rsquo;s Association. Guests must abide by these limitations to protect the physical property and the space of neighbors. Additional vehicles must be parked in specified overflow parking areas. Trailers or RVs may not be parked at any property without permission. Excess vehicles may be towed.</li>
<li style="margin: 0in;">Access from parking to the front door requires climbing four&nbsp;steps.</li>
<li style="margin: 0in;">The property is situated in a quiet mountain setting, accessible via scenic town roads and a private, HOA-maintained dirt/packed gravel road. Access is easy in warmer months. In winter, especially during or after snowfall, conditions can be more challenging. An AWD/4WD vehicle and/or snow tires are strongly recommended. The HOA professionally plows the private road, although weather conditions may still affect driving.<br />

<strong>Disclosures:&nbsp;</strong></p>

<li style="margin: 0in;">The lower level is not yet completed and is not for guest use except for the Laundry Room.</li>
<li style="margin: 0in;">Agreement to rental terms and conditions&nbsp;is required for all reservations.</li>
<li style="margin: 0in;">Some of our homes are equipped with exterior cameras for security purposes. There is one on the exterior by the side entrance on the 2nd floor with the floodlight, and one in the lower-level Mechanical Room (no guest access.)</li>
<li style="margin: 0in;">Rural homes may encounter pests like bears, mice, lady beetles, and wasps. To minimize this, we ask that trash not be left outside. We actively manage these situations while prioritizing environmentally friendly methods and limiting the use of chemicals.</li>
<li style="margin: 0in;">Cancellation policies are followed to ensure fairness to all guests and owners. We strongly recommend purchasing trip insurance as exceptions cannot be made.</li>
</ul>
