Ocean Front with Beach - 4 BR, 2 Bath large home
Amazing location on one of the largest private beaches in Dennisport! This tastefully decorated, 4 bedroom, 2 bath home overlooks beautiful Nantucket Sound and offers multiple outdoor living spaces to take advantage of its ocean front location. All 4 bedrooms are located upstairs. The master bedroom features a queen bed and ocean views. The 2nd and 3rd bedrooms both have 2 twin beds (4 twins total). The 4th bedroom offers a double bed and ocean views. The recently renovated, eat-in kitchen is fully equipped and features stainless steel appliances; including a 5-burner stove and a dishwasher. The formal dining room has comfortable seating for 8 and faces the ocean. The living room and sunroom face the ocean, as well. A flatscreen TV with DVD player is provided in the sunroom. The outdoor living spaces include 2 patios and a terrific farmer's porch. The first patio is right off the kitchen and is furnished with a picnic table and gas grill. The 2nd patio sits you closer to the ocean so you can dine al fresco or sit around the fire pit enjoying the sights, sounds and smell of the ocean. Relax on the farmers porch with a good book or good company. Other amenities offered include a washer and dryer, hardwood floors throughout and an outdoor shower to rinse off after a fun day on your private beach! WIFI internet is available.

Tenants are NOT allowed to bring pets. Smoking NOTpermitted. Bed sheets, pillow cases and towels are NOT provided.
PAYMENT: This property does not allow credit card payments. All payments must be by eCheck.

Vacation Rental Policies
Payments Reservations before April 25th: 50% of the rental fee plus a $180 non-refundable administration fee. The balance is due May 1st. Reservations after April 25th: Full rental fee plus a $180 non-refundable administration fee.
Check-In Renter must sign for keys in person at check-in. The rental property will be ready for occupancy after 3:00 PM on the arrival date. Renter is allowed to pick up the key early; however Renter will be required to sign a legal document stating that they will not be allowed access until 3:00 PM. This will allow Renter to enjoy their first day on the Cape without the waiting time for the key. If Renter will be arriving after 5:00 PM please contact Leighton Realty, LLC for late pick up instructions.
Checkout Check-out is 10:00am on the date of departure. No exceptions! Renter and Renter’s entire party must vacate the rental property and return the keys to the office not later than 10:00am. Failure to check out on time could result in a $50 late fee. For lost keys, a $25 fee will be applied. Those fees will be charged to the Renter’s security deposit or payment info on file. All Rental Properties are cleaned and inspected upon your departure.
Cancellations, Changes & Refunds In the event of cancellation, a refund minus a service fee of 25% of the total rent rate will be made if and only if rental property is re-rented. The $180 administration fee is non-refundable. If rental property is not re-rented, cancellation will result in the forfeiture of the total rental amount paid. All notice of cancellation must be in writing. There is a $55 fee to change the reservation after the Renter has confirmed it. Should the owner of any rental property elect to remove their rental property from our rental program, the Renter shall not hold Leighton Realty, LLC liable. In such an instance, the Renter will be relocated to comparable accommodations determined by Leighton Realty, LLC. If comparable accommodations are not available, the Renter will receive a full refund. Leighton Realty, LLC is not responsible for events beyond their control, i.e. inclement weather, natural disasters, travel delays, maintenance issues, national security crisis, etc.
Security Deposit If rental property requires a security deposit, it is deposited in a non-interest bearing escrow account required by law. Provided there is no damage, additional cleaning or other violations against the Terms & Conditions, a reimbursement check will be mailed within 30 days from your departure date. Renter remains liable for any damage of real or personal property of the rental property, which is caused during the stay and which exceeds the Security Deposit.
