Of all the Riviera Maya villas and estates, 15,000 square foot Villa Xpu'Ha is truly one of the most splendid. Villa Xpu'Ha is set on approximately 50 acres of tranquil, privately-owned land with 1000 feet of beachfront on the gorgeous, powdery, white sands of Xpu'Ha beach (rated as one of the top three beaches in the Riviera Maya).

The estate was designed by architect Gabriel Nunez, who also designed the celebrated Las Alamandas Hotel. The theme of the estate's interior decor is Mexican-modern, blending traditional tropical charm with vivid contrasting accent colors. The theme carries on throughout the estate to the furnishings and artwork. All the woodwork is done in mahogany and other exotic woods from Mexico's Yucatan and Chiapas jungles.

Villa Xpu'Ha's main house has six air-conditioned bedrooms, most with sitting areas, en-suite bathrooms and private balconies or terraces. The large cottage has three additional bedrooms, and includes a living room, kitchen, and terrace for outdoor dining.

The main living and entertainment areas of the villa provide open and spacious surroundings that maximize views of the enchanting gardens, pool, beach and ocean. The interiors open to generously-sized covered terraces that are amply supplied with comfortable lounge furniture and/or tables and seating for visiting and informal dining.

The pool area is on the ocean side of the villa, bordered by tropical foliage and a huge poolside palapa with a casual living area, a palapa bar, table seating for informal dining, a gym/exercise room and two bathrooms. A short pathway from the villa and the pool leads onward to the brilliant white sands of Xpu'Ha Beach. The estate is located on the eastern shore of Mexico's Yucatan peninsula, about 45 minutes’ drive south of Cancun, and within 15 minutes of the stylish and fashionable village of Playa del Carmen. A private road bordered by verdant jungle provides access to the estate.
