I'm a Father to 2 boys ages 9 & 11 & feel I know what families seek for nice stay near the beach - FUN !!! I am the Owner of building as well as South Padre Trips.com. I handle it all for a fun stay.

Condo is very clean & new inside - all tile no carpeting if allergies. Uniquely has en suite full bathrooms off each bedroom plus a half bath off living room if kiddos sleep on the fold down couch. The washer/dryer is so nice to use to go home with clean clothes & less work after your vacation.

*Eat in counter in kitchen makes a salsa or breakfast taco bar "self service" food service a snap for families.

*Spacious high 12 foot ceilings. Our clean pool in back is private to the 4 condos here

*Easy block walk to public beach access (see photos for aerial drone shot), walk to Clayton's Beach Bar, Kellys Irish Pub, Ted's for breakfast, Parrot Eyes for water sports or Fish Tacos, BurgerFi for organic cheeseburgers.

**2 included off street parking spaces that are back to back (not side by side) so if you have a boat trailer with a pickup truck it will in fact fit off street
**Public beach access is 1 city block + about 40 yards away. Ez access
** High speed Wifi in condo, cable TV, and a DVD player in living room. Bring your Xbox or Playstation for your teens.
**This is a non party unit with a max of 8 guests allowed. Must be 25 years of age or older to rent in June, July, August as well as Easter weekend. All other dates main guest must be 21+ to rent. Pool closes at 10 pm opens at 8 am

The Island is very safe. Please do lock the condo and your vehicles as hey...be smart & safe. The property is super well lit.

One of the great perks of my condo is it is so close to many great bars and restaurants yet removed enough so no noise from them. Kelly's Irish Pub is the late night hot spot to drink and serves food until 12 midnight.

The beach is only a block away. Clayton's Beach Bar is less than 1 mile. Ted's (a cafe) is about 150 yards away killer breakfast tacos and pecan pancakes. Parrot Eyes has stand up paddle board rentals, parasailing & jet ski rentals as well as solid fish tacos & is just 170 yards away. Burgerfi for teens is grass fed organic burgers 150 to 200 yards away.

The beach is a 5 minute walk with free public beach access just north of the Inverness complex.

You can drive but.....City owned Island Transit buses pick up across the street at Casa Bella hotel every 45 mins FREE of charge, about 8 am to 8 pm though schedule does vary and is not super reliable.

City Taxi is the best cab company owned by Island fixture Martin Cantu, $7 if alone to go anywhere or $3 per person if 3 or more they get there in minutes 24 hours a day google him as airbnb won't let me post phone numbers.

Uber/lyft generally no drivers available, but feel free to try!

----The "rules" -----

These may sound tough but they really aren't! I know some folks come down to be rowdy & all & that's totally cool, it IS the beach, but my spot isn't set up for that. It is for families.

* There is sleeping space for 8 people shoulder to shoulder. I recommend considering bringing a queen sized airbed if more than 6 adults . I do have extra bedding in closet though you may want to bring more. I have all tempurpedic beds. If you haven’t slept on one, you are in for a real treat! There are 2 queen beds in the master, FULL sized adult bunk beds in 2nd bedroom (both bedrooms have their own full bathroom) and in the living room there is a fold down couch for a bed.

*Kitchen has pots/pans/utensils. All bedding and towels are included. I do include a starter for 2 loads of dishes and 2 trash bags as well as basic shampoo & soap in one bathroom. There is not daily maid service provided.

*Check in is at 3 pm. Check out is at 11 a.m. Early check in/late check out may be available for a small additional fee - message me. At check out it is required that all trash is taken to cans at street + dishwasher turned on. The rest our maids handle.

*I do not provide BBQ grill. You are allowed to bring a SMALL one. If you do not clean up the charcoal & remove the grill, I do charge $150 just like if you smoke in the condo or bring a pet. Please be kind. Parties, family get togethers, etc are not allowed as their are other guests besides yourselves of course. As stated, this is not a party complex.

*This complex is a family spot. I own 4 of the 4 condos here, the 4th unit is an elderly woman you will never see. I do not rent the place out a ton, and care about my guests as family.

Over occupancy ie more than 8 guests will result in eviction.
Main guest must be 25+ in June/July/August. Other months 21+ years of age.

*Non smoking inside. You can book multiple condos as I own 4 of the 4 condos up to 36 people. If you book all 3 I do have an exception to allow up to 28 people total.

*Each condo does have a walk in shower if there is a disability.

*There are 2 off street parking spaces included that are back to back. This is cool because if you have a boat & trailer, it will fit your truck and trailer off the street! A golf cart is considered a car. If you park on shoulder of street expect to be towed at its' $315 FYI


An electronic rental agreement will be sent to you. It is very easy to use docusign you can sign on your phone with your finger. You will attach a photo of your drivers license with it.

The best news....I am available! If there is an issue, a problem, whatever, I am a call away. You won't be calling some knucklehead rental agency employee @ minimum wage or some Owner in Topeka...I'm here to help AND make your stay as fun as is possible!

While I don't interact with guests, I started/founded the largest tour operation to South Padre Island and live 50% of the year here. I only mention this as I feel I have a great deal of experience making people happy having fun when they book with me!

Ask any question I can probably answer it about the Island as a true local....from where to catch the best fishing guide at to what to order BY each restaurant (I'm a foodie).

My boys and I love the Island. They never want to leave & my condo is warm & inviting!
