Nice 2 bedroom condo 1 block away to beach. Clean pool in back.

2 bedroom/2.5 bathroom in 4 plex w/ high 12 foot ceilings, granite & stainless + small well equipped kitchen.

Washer/dryer. Sleeping is King in Master, Adult sized bunk beds (full sized) in 2nd bedroom, small fold out couch in living.

50 yards to restaurants & bars yet quiet. Modern furniture. Inside like new. Perfect for families. 2nd floor. WIFI

Condo is very clean inside - all tile no carpeting if allergies. Uniquely has en suite full bathrooms off each bedroom plus a half bath off living room if kiddos sleep on the small fold down couch. The washer/dryer is so nice to use to go home with clean clothes & less work after a "tiring" vacation! :)

High 12 foot ceilings. Pool in back is private to the 4 condos here & very clean. 1 easy block walk to public beach access, walk to Clayton's Beach Bar, Kellys Irish Pub, Ted's for breakfast, Parrot Eyes for water sports or Fish Tacos, BurgerFi for organic cheeseburgers.

Big flat screen TVs, cable, wifi, Ice Cold AC after a long day at the beach to relax in. The Hart Boys welcome you to our little beach retreat on South Padre Island.

The kitchen has granite and older stainless appliances, though it is somewhat small it is equipped with all you need for simple fun, family meals. There is a small private balcony that overlooks the street but is quite nice to hang out on in the evening.

Road in front of property is under construction and gravel at this time until Aug 1, 2024 per the City of South Padre. Please be aware of some construction dust from time to time

Big flat screen smart TV in living room to login to your favorite streaming TV - please note I do not have local cable however. Master also has a large flat screen. Kiddos will love the bunk beds.

While we have the best available Internet/wifi from spectrum they are the only provider on the island and up time and coverage can be spotty at times we want you to be aware of that

If you can't find the network name SouthPadreTrips it's usually means we had a power outage and when the power comes back on It typically defaults the router to the factory network name and password, which is located on a sticker on top of the router.

Generally, if you reboot the router by unplugging it for a few minutes and plugging it back in it will pop up

We provide all linens, towels, starter pack of soaps & trash bags.

I'm a Father to 2 boys ages 9 & 12 & feel I know what families seek for nice stay near the beach - FUN :) I am the personal Owner though I do own a property management agency. I handle it all for you.

There are 2 off the street parking spaces, and I do allow up to 8 people here though bring some extra bedding / airbed if more than 6.

1.) You must additionally assure against damages by either agreeing to pay a 1 time $59 damage coverage protection plan fee (not refundable) to assure against damages

You may choose to do a fully refundable $500 damage deposit. You must do one or the other to book this property and stay here
We bill for either via the Airbnb resolution center prior to arrival. Again, these are fully disclosed for guest convenience as many HOAs are very strict on coverage plans.

Our listing again, REQUIRES that the primary tenant is 25 years of age or older to book & must be present at check in. You MUST contact us prior to booking if you are not 25 - no exceptions - though it IS POSSIBLE sometimes with additional requirements.

2.) Please take note we do require an E sign rental agreement with an attached photo ID after booking is made, We require to maintain our City of South Padre Island Rental License a signed rental agreement you may esign by docusign prior to arrival to be checked in with door code therefore you must provide your email address. You must attach a pic of your photo ID OR upload to Airbnb messaging to age verify as 25 years of age or older. If you are not 25, we do NOT allow you to book unless you contact us first :) though it may be possible with additional requirements

Please note: Washer and dryer in unit do not work at this time we are waiting for a backorder.

**Fun pool area that is 3 to 5 feet deep for kiddos

**2 included off street parking spaces that are back to back (not side by side) so if you have a boat trailer with a pickup truck it will in fact fit off street

**Public beach access is 1 city block + about 40 yards away. Ez access

** High speed Wifi in condo, cable TV, and a DVD player in living room. Bring your Xbox or Playstation for your teens.

**This is a non party unit with a max of 8 guests allowed. Must be 25 years of age or older to rent if not...I still will rent to you but you must do both the $500 refundable damage deposit AND the $59 damage cover plan and all house rules still apply.

The Island is very safe. Please do lock the condo and your vehicles as hey...be smart & safe. The property is super well lit.

One of the great perks of my condo is it is so close to many great bars and restaurants yet removed enough so no noise from them. Kelly's Irish Pub is the late night hot spot to drink and serves food until 12 midnight.

The beach is only a block away. Clayton's Beach Bar is less than 1 mile. Ted's (a cafe) is about 150 yards away killer breakfast tacos and pecan pancakes. Parrot Eyes has stand up paddle board rentals, parasailing & jet ski rentals as well as solid fish tacos & is just 170 yards away. Burgerfi for teens is grass fed organic burgers 150 to 200 yards away.

The beach is a 5 minute walk with free public beach access just north of the Inverness complex.

You can drive but.....City owned Island Transit buses pick up across the street at Casa Bella hotel every 45 mins FREE of charge, about 8 am to 8 pm though schedule does vary and is not super reliable.

City Taxi is the best cab company owned by Island fixture Martin Cantu, $7 if alone to go anywhere or $3 per person if 3 or more they get there in minutes 24 hours a day google him as airbnb won't let me post phone numbers.

Uber/lyft generally no drivers available, but feel free to try!

----The "rules" -----

These may sound tough but they really aren't! I know some folks come down to be rowdy & all & that's totally cool, it IS the beach, but my spot isn't set up for that. It is for families.

* There is sleeping space for 8 people shoulder to shoulder. I recommend considering bringing a queen sized airbed if more than 6 adults . I do have extra bedding in closet though you may want to bring more. I have all tempurpedic beds. If you haven’t slept on one, you are in for a real treat! There is a california king in master, FULL sized adult bunk beds in 2nd bedroom (both bedrooms have their own full bathroom) and in the living room there is a fold down couch.

*Kitchen has pots/pans/utensils but is not huge. All bedding and towels are included. I do include a starter for 2 loads of dishes and 2 trash bags as well as basic shampoo & soap in one bathroom. There is not daily maid service provided.

*Check in is at 3 pm. Check out is at 11 a.m. Early check in/late check out may be available for an additional fee - message me if possib;e. At check out it is required that all trash is taken to cans at street + dishwasher turned on. The rest our maids handle.

*I do not provide BBQ grill. You are allowed to bring a SMALL one and use in parking area. If you do not clean up the charcoal & remove the grill, I do charge $150 just like if you smoke in the condo. I approve pets on.a case by case basis and there is a $75 fee per pet if I do approve. IF is the key :) Please be kind. Parties, family get togethers, etc are not allowed as their are other guests besides yourselves of course. As stated, this is not a party complex.

*This complex is a family spot. I own 4 of the 4 condos here. I do not rent the place out a ton, and care about my guests as family. Unit 2 is my Operations Director for my rental agency that lives on. site. I also own the home next door for my residence.

Over occupancy ie more than 8 guests will result in eviction.

*Non smoking inside. You can book multiple condos as I said I own 4 of the 4 condos up to 32 people.

*Each condo does have a walk in shower if there is a disability.

*There are 2 off street parking spaces included that are back to back. This is cool because if you have a boat & trailer, it will fit your truck and trailer off the street! A golf cart is considered a vehicle and if you park on side of road plan to be towed.

For check in, I can issue you the electronic door code for entry (door code issued day of arrival) That code is unique to you for your use of the condo while you stay so you can't forget a key.

The best news....I am available! If there is an issue, a problem, whatever, I am a call away. You won't be calling some knucklehead rental agency employee @ minimum wage or some Owner in Topeka...I'm here to help AND make your stay as fun as is possible!

While I don't interact with guests, I started/founded the largest tour operation to South Padre Island and live 50% of the year here. I only mention this as I feel I have a great deal of experience making people happy having fun when they book with me!
