Summary

This two-story townhome at 110 E Mesquite sits less than 100 steps from beach access on South Padre Island — newer construction with a private, heated salt water pool, BBQ grill, and lounge chairs out back, all yours for the duration of your stay.

Three bedrooms, two and a half baths, up to 12 guests, with an open-concept first floor that flows straight from the kitchen to the backyard. Two levels give different groups real separation that most island condos cannot offer.

Space

Walk in and the first floor opens up: a spacious dining area and fully equipped kitchen anchor the center, with a living room that flows naturally out to the patio door and the pool beyond.

The layout makes it easy to keep an eye on the kids in the water while you're inside putting together a meal, and the half bath on the ground floor means nobody's tracking wet feet upstairs constantly.

The kitchen is fully stocked for home cooking — pots, pans, dishes, and the counter space to actually use them. The dining room table brings the group together for a proper sit-down meal, and on the trips that go well, it tends to be where the best conversations happen.

All three bedrooms and both full bathrooms are upstairs on the second floor, with the master featuring an en suite bathroom. The adults can stay up late downstairs, the kids can wind down in their rooms, and the house runs like it's supposed to — that kind of natural separation matters more than people expect before they arrive. Each bedroom does have a smart TV for your favorite apps.

The garage is set up for the stay, not for a vehicle: ample beach gear storage and a stackable washer and dryer for real convenience on longer trips. The LP/gas BBQ grill is out on the patio — plan to bring your own propane tank, as one is not provided. A beach wagon makes hauling chairs and gear to the sand genuinely easy; we always recommend bringing one.

Starter supplies provided: fresh, clean & crips linens, bath towels, face and hand towels, soaps, shampoos, dishwasher pods, trash bags, coffee, filters, creamer, and sweetener — starter amounts only, not restocked during your stay. Beach towels are not provided.

SLEEPING (Up to 12 Guests Allowed)
Master bedroom: King bed, en suite full bathroom. Second bedroom: Queen bed and a full bed. Third bedroom: Two sets of twin bunk beds. A supplemental airbed is also provided, and the couch counts toward the total sleeping capacity.

While up to 12 guests including toddlers and infants are allowed, there is not true sleeping space for that many — we don't want anyone arriving with expectations we can't meet. Please do bring bedding if you plan on using the couch and/or airbed, the rest of the beds are ready to go

POOL HEATING
The pool can be heated seasonally from November 1 through April 1 for a fee of $25 per day. If the outside temperature drops below 60 degrees, the pool is unlikely to heat properly. Heating is required for the full duration of your stay — you cannot heat for just part of it. If you'd like the pool warm by the 3 PM check-in time, we recommend paying to heat it the day before arrival as well.

PARKING
Two vehicles fit in the driveway at no charge — free parking, unlike hotels on the island that all charge per car. The garage is reserved for beach gear and the ping pong table; no vehicles inside. Street parking on E Mesquite is not available. For a third vehicle, there is typically free parking on Gulf Blvd or at the SPI Post Office, though it is not guaranteed.

DOGS
Up to two dogs are welcome at $75 per dog — comparable properties on the island charge $150 per pet. Restrictions apply; please contact us before booking to discuss your pets as we do have a few simple rules on pets. There is no weight restriction but 2 is the absolute maximum.

NEIGHBORHOOD
Tom & Jerry's Bar & Restaurant is right in the neighborhood and worth knowing about — some of the most affordable and genuinely good food on the island, with a menu that covers Mexican plates, burgers, fish tacos, and whatever game is on.

Café on the Beach at the Palms Hotel is a short walk for breakfast, with outstanding morning plates and mimosas with an actual beach view.

A bit further out but worth the trip: F&B is the island's standout fine dining experience, run by Chef Walter Greenwood, and a strong choice when the group wants a real dinner. Padre Brewing Company runs their own in-house brewery — get a flight, then stay for the pizza and pasta. The Chicken Salad Pita Wrap is a personal recommendation and not to be skipped.

High-speed WiFi is included throughout; please note that Spectrum service can be spotty at times, so come prepared with a hotspot on your phone if you have must-do work as it can go down. We do not provide compensation for WiFi and/or internet outages.

Transit

Getting to our townhome on South Padre Island is straightforward. We provide two dedicated parking spaces in the driveway for your vehicles, which saves you the hassle and cost of finding island parking. Please note that the garage is reserved for beach gear and recreation, so vehicles must remain in the driveway. If you are traveling with a third vehicle, free public parking is typically available along Gulf Boulevard or at the local post office. For those arriving by air, the Brownsville South Padre Island International Airport is the primary gateway, located approximately forty minutes away by car. While public transit options on the island are limited, having a personal vehicle or renting a golf cart is the most convenient way to explore the area at your own pace.

Notes

Important details for your stay. Check in is at 3 pm and check out is at 11 am. The primary guest must be at least 23 years old and provide a valid photo ID along with a signed rental agreement prior to arrival. We provide a starter supply of toiletries and cleaning items which are not replenished. The garage is reserved for beach gear and the ping pong table, so please use the two driveway parking spaces for your vehicles. Up to two dogs are welcome for a fee, provided they are disclosed in advance. Please note that quiet hours are observed from 10 pm to 9 am and no parties or smoking are permitted. The pool can be heated seasonally for an additional daily fee. At check out, please set the thermostat to 78 degrees, start the dishwasher with all dirty dishes, and remove all trash to the dumpster to avoid additional cleaning fees.
