THE MAIN FLOOR
Step inside and the first thing you notice is how clean and bright it feels. This newer build was fully remodeled for discerning tastes, and the whole main floor works as one big gathering space. Sink into the huge sectional and log in to your own apps or catch the big game on the large flat-screen Smart TV. When it's time for a screen-free night, a stack of board games is waiting for you and the kiddos.

The kitchen is where a lot of the memories get made. It's fully equipped with all the pots, pans and dishes you need, so cooking a few meals in saves you time and money. Pull up a stool at the eat-in counter, and when the crew outgrows it, the dining room table takes the overflow. A half bath on this level means nobody has to run upstairs especially useful when using backyard & pool

THE POOL AND BACKYARD
Slide open the door to the covered patio and you're out of the sun with the pool just steps away. The privately fenced backyard has ample room for both townhomes, a cornhole set ready for a family tournament, and a separate BBQ grill for each side. Please bring your own LP propane, as it isn't provided.

THE BEDROOMS AND BATHS
Head up the stairs to find all three bedrooms and two full bathrooms. The master has a king bed and its own en suite full bath. The second bedroom has a bunk bed system with a twin over a full, plus a pull-out twin trundle. The third bedroom has two full-size beds. The other full bath sits off the hallway, and you'll find a modern, welcoming walk-in shower that matches the rest of this relatively new home.

That's six beds, and we also provide an airbed and pump just in case, bringing you to seven. The oversized sectional downstairs is not a sleeper sofa, but it's plenty big for a late-night straggler. Fresh, clean linens and all towels are provided for the beds; if you plan to use the airbed or the couch, please bring bedding for those.

Beyond the townhome next door you can book that is nearly identical, we have multiple units on the island and can rent you more than a few. Inquire, we would love to help you out!
High-speed WiFi is included throughout the townhome. Please note that Spectrum service can be spotty at times, so if you must do work, come prepared with a hot spot on your phone in case it goes down. For this reason we do not discount nor reimburse for no internet no wifi – this is an island.

Starter toiletries and cleaning supplies are provided but not replenished nor unlimited, so come prepared. For stays of 3 nights or more, complimentary linen and towel exchange is available at our office. We do want to reiterate That the pool is shared with the townhome next door unless you rent that one as well. The public beach access point is about a half block down the beach. It's very convenient.

Getting around South Padre Island is a breeze from our location. Once you arrive at the townhome, you can easily park your vehicle on the premises, as we provide free parking for up to two vehicles. Because we are situated just two hundred fifty steps from the beach and within walking distance of numerous restaurants and bars, you will find that you can leave your car parked for the duration of your stay. For those arriving by air, the closest major airport is Brownsville South Padre Island International Airport, which is approximately a forty minute drive from the island. If you require additional parking for extra vehicles, public options are available at the intermodal bus station or the local post office.

To ensure a smooth stay please note that check in begins at 3 pm and check out is at 11 am. All guests must be at least 23 years old unless approved in advance. A signed rental agreement and a copy of your photo identification are required prior to your arrival to comply with local regulations. The maximum occupancy is 12 people including infants. We provide a starter supply of toiletries and paper goods but please plan to bring extra for longer stays. Pets are not permitted at this property. Please observe quiet hours from 10 pm to 9 am and note that our property is strictly for families as we do not allow parties or loud music. Parking is limited to two vehicles. If you plan to use the provided airbed or the couch please bring your own additional bedding. At check out please set the thermostat to 78 degrees start the dishwasher and remove all trash to avoid an additional cleaning fee.

Our local office is located at 2600 Padre Boulevard and is open seven days a week from 9 am to 5 pm to assist you. During your stay, you can reach out to our dedicated team via the messaging platform for any questions or assistance you may need. For urgent matters, we provide 24/7 phone support to ensure your vacation is seamless. Door codes for your arrival are sent via text message by 3 pm on your check-in day, allowing for a smooth and independent arrival process.

- An electronic key code is provided they day of check in by 3 pm, generally not before to the phone number on file - An e-sign rental agreement we do email to you must be completed to prior to arrival along with attaching a picture of your photo ID.

This is NOT optional and required to maintain our STR Rental License with the City. - Minimum age of primary tenant is 23 years unless you contact us prior to arrival. If under 23, additional damage deposit is required You MUST inquire if not 23 The maximum amount of guests indicated is the absolute maximum. We count infants (children under 2) as guests.

In other words infants count on your total amount of guests allowed, no exceptions. The primary guest must check in and accompany guests. Subletting is strictly prohibited. - One of the beds counted is an airbed we provide with pump as well as potentially a sleeper sofa coach.

Please bring bedding if you plan on using Property is professionally managed locally by South Padre Island Trips at 2600 padre Blvd 78597 - our office is open 9 am to 5 pm seven days a week of you should need anything. No Smoking * No Parties * No Exceptions Loud noises are NEVER permitted including music.

Complex quiet time is 10 pm to 9 am. Pool is open 8 am to 9:00 pm including outdoor hot tubs (if applicable) BBQing on property is not allowed unless otherwise noted Check in is 3 pm. Check out is 11 a.m. Our rental includes a starter pack of toilet paper, paper towels, trash bags, soaps and dishwasher pods - it is not unlimited nor replenished.

For stays more than 2 nights you may want to bring more we do not re supply. For our 1 bedroom condos, max is 1 car. For two & 3 bedrooms, 2 cars for parking though some properties may have less please check the description carefully.

Additional free parking is available at the inter Modal bus station or at the post office on the Island as well as along Gulf Blvd. A golf cart is considered a vehicle FYI Generally NO PETS unless listing description indicates otherwise - if you do not disclose you will be evicted :(

The pet fee for pet friendly properties is $75 plus 17% occupancy tax PER PET. If the property IS pet friendly, pets may not be left alone to bark, allowed on furniture, & all pet droppings must be picked up & properly disposed of. Pets are never allowed in or by pool areas nor are they allowed to be off lease on property Unauthorized / non registered guests are NOT allowed.

Get togethers NOT allowed nor unregistered guests in pool area. At check out, you must turn the thermostat to 78 degrees, put all dirty dishes in dishwasher and turn on, and take all trash in unit out to dumpster. Failure to do so results in an excessive cleaning fee of $150 billed to the credit card on file
