Tucked into the trees minutes from Split Rock Resort, The Lookout is a 5-bedroom, 3.5-bath retreat built for groups who don't want to choose between relaxing and having fun.

The great room anchors the main level — vaulted ceiling, stone fireplace, deep blue sectionals made for movie night. Fast Wi-Fi and Amazon Fire TVs (Netflix and Disney+ loaded) are in every room. The kitchen is stocked to actually cook for a crowd: GE oven and stove, dishwasher, two full-size fridges (one in the basement for overflow drinks), Keurig, drip coffee maker, French press, blender, and real cooking basics. The Char-Broil 5-burner grill and deck seating handle the rest outside.

Downstairs is where The Lookout earns its reputation. A purple-walled 90s arcade room has NBA Jam and Street Fighter II next to a Nintendo 64 loaded with Mario Kart and Smash Bros. A second game room covers pool, foosball, shuffleboard, air hockey, Pop-A-Shot, Giant Connect4, and a poker setup with chips and roulette.

Outside, the private 7-person hot tub and indoor sauna are ready after a day on the slopes or lake. At night, the wood-burning fire pit comes alive (firewood included), and the hammock and rope swing keep kids busy while adults talk by the flames.

Sleeping is dialed in for every group configuration: the primary bedroom and bedroom two each have a king, bedroom three has a double bunk with trundle, bedroom four has a queen, and bedroom five pairs a queen with a single bunk. The living area sofa bed covers overflow, sleeping up to 14 total. Room-darkening shades and hair dryers are in every bathroom.

Kids get their own art cave — chalkboard wall, art table, mini kitchen, and a reading nook. Cribs, a Pack 'n Play, high chairs, a stair gate, and kids' dinnerware are here. A stationary bike, pull-up bar, and yoga mat round out the fitness corner, and a
dedicated workspace with fast Wi-Fi means a few work hours fit in too.

LOCATION & WHAT'S NEARBY
The Lookout sits in Lake Harmony, deep in the Pocono Mountains, with Split Rock Resort minutes away — its H2O Indoor Waterpark, bowling alley, Redemption Arcade, and seven on-site bars and restaurants are all pay-as-you-go once there.

Winter guests are close to the slopes: Big Boulder Ski Area is about a 10-minute drive, and Jack Frost Mountain is roughly 15 minutes. Camelback Mountain Resort and Camelbeach Water Park (seasonal) are about 25 minutes south in Tannersville. Pocono Raceway is roughly 20 minutes in Long Pond, and Kalahari Resorts' indoor waterpark in Pocono Manor is about 30 minutes for a second water day.

Lake Harmony itself and the surrounding trails are a short drive — past guests praised the "plenty of walkable hiking and sights to see" near the house. Lake Harmony Market and The Hub cover quick grocery runs; Ahart's Market and Dollar General are a bit further. Drive times are approximate and can run longer during ski-season and summer weekends.

Check-in is self-service with keyless entry — your code arrives once the rental agreement is signed, so there's no coordinating arrival times. The whole house is yours: both game rooms, kitchen, all 5 bedrooms and 3.5 baths, sauna, hot tub, fire pit, and backyard.

Optional paid access to Split Rock Resort's pools and water park is available separately. Early check-in or late check-out may be accommodated for $50 each — just ask.

Alternatively, these amenities and shops are just a short 2-5 minute drive away. You will need a car to go anywhere outside of the community. Uber and taxi cabs are available in the area, but can have long wait times or be difficult to find.
● We strongly recommend that you travel in a AWD/4WD vehicle. We are located in the mountains and roads can be slick and poorly maintained.

● A damage waiver fee ($50) is included for all reservations. Most channels add this upfront. Others do not have this capability, and it will be manually added to the invoice once the reservation is confirmed.
● Given the rural setting of the property, occasional sightings of ants, spiders, flying insects, and mice may occur despite our year-round pest control efforts. We strive to manage these encounters to the best of our ability, but cannot guarantee that the house will be completely pest free.
● NOTE: We provide enough essential items to cover stays of about 2-3 nights. If you need more supplies during your stay, you can visit one of the following nearby stores: Lake Harmony Market, The Hub, Ahart's Market & Dollar General
● We do our best to ensure there is propane available for grills and/or fire pits, but cannot guarantee there will be propane for use throughout your stay. If all available tanks are empty, we ask that you refill a tank and provide a receipt for reimbursement. Note: be sure to refill/replace the existing tanks - do not purchase a brand new tank
● When drought, weather or other conditions present an unusual fire risk, a burn ban may be imposed by the community without prior notice.

SECURITY CAMERAS / AUDIO RECORDING DEVICES:
We have 4 exterior security cameras on site. They are all in plain view and are located in the following locations:
● 1 doorbell cam at front door entrance
● 1 floodlight cam overlooking the driveway
● 1 floodlight cam overlooking backyard
● 1 floodlight cam overlooking the rear deck entry

● We are here for you during your stay, but our level of interaction is up to you. We are only a phone call or message away. You and your party will be able to self check-in upon arrival.
● Please remember that you are staying in a house, not a hotel. Please treat the space with respect. If any problems arise we will do our best to take action ASAP, but there is no one living on-site 24/7.

Welcome to our home! We'd like to take a moment to share our House Guidelines which are designed to ensure everyone's safety, comfort, and that the good times keep rolling for all future guests!

These are common practices that help us provide a welcoming space to all of our valued guests:
● Please remove shoes upon entry.
● NO parties, events, gatherings or unauthorized guests allowed. If it comes to our attention that these guidelines have been disregarded, please be aware that your booking may be subject to cancellation without a refund, and additional fees will apply.
Quiet Hours: 10 PM - 7 AM
Please be respectful of the neighbors and keep noise to a minimum during these times.
● Smoking is NOT allowed inside the property.
● PETS - We allow dogs only (up to 3 per stay) with a fee per dog as noted in the listing description. Cats and other types of pets are not permitted. All dogs must be pre-screened and approved - please share detailed information during the booking process. Keep dogs off all furniture. You are required to clean up after them, both in the house and in the yard. Damages, stains, and excessive dog hair will result in additional charges.
● Please don’t eat or drink in the bedrooms. We've created charming spots throughout the house for you to enjoy meals with friends and family.
● Please follow our check-in and check-out times. Our cleaning crew works hard to get everything ready for you, so being on time helps them out a lot. We pay our cleaners fairly and they have a big job to turnover the unit and sanitize. Your appreciation for their hard work can be shown by not leaving excessive mess behind.
● We kindly ask that you avoid moving the furniture and please take good care of our furnishings. We put a lot of love and thought into every aspect of this home, and it would mean a lot to us if you leave it just the way you found it when you first arrived.
● NO fireworks on or around the property. If fireworks are used, the authorities will be called, and unfortunately, we'll have to ask you to leave without a refund, and you will be obligated to pay the fines.
● DO NOT flush anything other than toilet paper down the toilets.
● NO GLASS, PETS, LOTIONS, OILS, SOAPS, ETC. IN HOT TUB
● Please use the fire pit responsibly and with care. When you're done with it, make sure to completely extinguish the fire to ensure safety.
● While cleaning dishware, please be mindful not to rinse food down the drain and remember to use the bathroom trashcan for disposing of sanitary items and products. Please note that if clogs occur as a result of your stay, it may lead to additional charges.
*At the end of your stay, please make sure to remove all garbage from every room and discard it in the bin located at the end of the driveway. Kindly refrain from leaving trash outside on the property grounds, as it may attract animals and create a mess. If your trash doesn't fit in the bin, please message us.

● If you open it, please close it. If you borrow it, kindly return it. If you turn it on, don't forget to turn it off. If you break it, take responsibility to fix it. If you use it, ensure you take good care of it. If you make a mess, please clean it up. And if you move it, put it back where it belongs.

Important: To book this property, the reserving guest must be at least 25 years old. Please send us a message confirming that you have read and agree to the house rules and that you meet the age requirement to book this listing.

Upon check-out, please wash any used dishes or fill and run the dishwasher, secure the trash, turn off lights and electronics, turn A/C up or heat down, and lock the door. We'll take care of the rest!

SECURITY:
There are 4 cameras (front door, driveway, backyard, rear deck) on and recording 24/7. No cameras inside the home or directly at the hot tub for our guests' privacy. Cameras are for safety of the home and our guests.
The front door has a keyless entry system and a unique code is provided to guests which activates at the check-in time until check-out time.

TRASH:
Trash is collected every Monday morning. Please put all trash in the large, metal trash bin on the cul-de-sac before 8 am on Monday.
Please carefully place the bags in to avoid any spilling.
We do not want to attract any bears or squirrels. NO trash should be left outside.

If you encounter any issues or have concerns during your stay, please don't hesitate to inform us. We can only address and resolve matters if we are aware of them. Also, if something happens to break, kindly let us know so we can make the necessary repairs for our future guests. Your communication is valuable to us!
