Cloud Nine Estate is 5,600 square feet of thoughtfully designed luxury inside the Blue Mountain Lake community, and from the moment you walk in it's clear this house was built for togetherness. The great room centers on an electric fireplace and mounted smart TV, with oversized seating that pulls everyone in after a day outdoors. The fully equipped kitchen anchors the home — gas cooktop, dual ovens, a massive island with bar stools, and a pantry stocked with cooking basics for a real family meal. A dual coffee machine handles a full pot and single-serve pods, and the dining table seats the whole crew for board games and second helpings.

Downstairs is where Cloud Nine earns its name. The private movie theater has tiered reclining leather seats, dual mounted screens, moody blue LED lighting, and a real popcorn machine. Next door, the game room delivers pool, ping pong, air hockey, two multicade arcade cabinets, an oversized Connect 4, and a kids' ball pit. A dedicated poker room has its own dry bar, and a Super Mario-themed playroom with a slide steals the show for younger guests.

Outside, a private hot tub seats up to seven beneath string lights, a barrel sauna seats six, and a gas fire pit with two fire tower heaters keeps the patio warm after sunset. Dining and lounge furniture fill the backyard, and the gas grill is ready for outdoor meals.

Sleeping is just as considered: the primary suite has a king bed, sitting area with TV, walk-in shower, and soaking tub. Beyond the gates: Skylanes Bowling Center and Klues Escape Room are 5 minutes away. A 10-minute drive reaches downtown Stroudsburg's Main Street and the Sherman Theater music venue. Within 20 minutes, you'll find Camelback and Shawnee Mountain ski resorts, Kalahari Resort's indoor waterpark, Great Wolf Lodge, and Big Pocono State Park hiking.

About 25–30 minutes out: Bushkill Falls (the "Niagara of Pennsylvania") and the Delaware Water Gap National Recreation Area. Families with young kids will love the Land of Make Believe amusement park nearby.

● We strongly recommend that you travel in an AWD/4WD vehicle. We are located in the mountains and roads tend to be sloped and can get very icy.

● The rental agreement will be sent to you once the reservation is accepted. Your booking is only confirmed once it is signed. Kindly complete it within 24 hours to secure your reservation. If not signed within the deadline, your booking may be cancelled with no refund.
● This property can accommodate up to 12 guests per local regulations. Infants under 2 are not included in this count, allowing up to 3 additional infants beyond the maximum guest limit.

DOG FEE:
● $150 per dog. All dogs must be vetted. We allow a maximum of 3 dogs per booking, and we have the right to decline dogs based on breed or age. The appropriate fees will be requested once final approval has been confirmed.

Guests are REQUIRED to register with Blue Mountain Lake at least 48 hours prior to check-in.
REGISTRATION FEE:
● $150 - This is included in the booking total.
● This fee is a requirement in order to access the community and the property
● Registrations can only be processed Monday to Thursday until 4 in the afternoon. We cannot accommodate same-day check-in registrations

● Access to the Blue Mountain Lake community amenities (such as the pool, lake, beach, etc.) is managed by the HOA and is subject to change without notice. Availability, operating hours, and reservation requirements are outside of our control. We recommend checking the official community website or calling their direct office phone number for the most up-to-date information before your stay.
● Please note, the fees listed above are not our fees as the hosts, but fees the community requires all guests to pay to cover the costs associated with operating and maintaining all the great amenities and facilities at Blue Mountain Lake.

● Wander Home requires that all guests have their profile 100% verified. Please upload government issued ID and payment method in your account settings, as well as sending us a photo of your ID.
● Eligible refunds are subject to a 6% processing fee.
● A damage waiver fee ($50) is included for all reservations. Most channels add this upfront. Others do not have this capability, and it will be manually added to the invoice once the reservation is confirmed.
● Given the rural setting of the property, occasional sightings of ants, spiders, flying insects, and mice may occur despite our year-round pest control efforts. We strive to manage these encounters to the best of our ability, but cannot guarantee that the house will be completely pest free.
● Trash is collected once a week on Tuesday.
● NOTE: We provide enough essential items to cover stays of about 2-3 nights. If you need more supplies during your stay, you can visit one of the following nearby stores: CVS, Wawa, Rite Aid or Super Foodtown.
● We do our best to ensure there is propane available for grills and/or fire pits, but cannot guarantee there will be propane for use throughout your stay. If all available tanks are empty, we ask that you refill a tank and provide a receipt for reimbursement. Note: be sure to refill/replace the existing tanks - do not purchase a brand new tank.

● A fishing license is required by PA for anyone 16 and older. Any fish caught must be released back into the lake.

● We are here for you during your stay, but our level of interaction is up to you. We are only a phone call or message away. You and your party will be able to self check-in upon arrival.
● Please remember that you are staying in a house, not a hotel. Please treat the space with respect. If any problems arise we will do our best to take action ASAP, but there is no one living on-site 24/7.

● PETS - We allow dogs only (up to 3 per stay) with a fee per dog as noted in the listing description. Cats and other types of pets are not permitted. All dogs must be pre-screened and approved - please share detailed information during the booking process. Keep dogs off all furniture. You are required to clean up after them, both in the house and in the yard. Damages, stains, and excessive dog hair will result in additional charges.

● TRASH - Trash cans are on the driveway. Tie all bags tightly before placing in cans and ensure that the lids are shut well. Do not leave trash or unattended food outside.
● DISHES - Please wash the dishes, or fill and turn on the dishwasher when you check-out.
● If you open it, close it. If you borrow it, return it. If you turn it on, turn it off. If you break it, fix it. If you use it, take care of it. If you make a mess, clean it up. If you move it, put it back.
● Please respect the local habitat. Practice 'leave no trace' and 'pack it in, pack it out.'
● PENALTY: $500 for unauthorized late checkout.
● PENALTY: $500 minimum fine for breaking any of our house rules.
