● Drive, bike, or walk within the community. You will need a car to go anywhere outside of the community. Uber and taxi cabs are available in the area, but can have long wait times or be difficult to find.
● We strongly recommend that you travel in an AWD/4WD vehicle. We are located in the mountains and roads tend to be sloped and can get very icy.

● The rental agreement will be sent to you once the reservation is accepted. Your booking is only confirmed once it is signed. Kindly complete it within 24 hours to secure your reservation. If not signed within the deadline, your booking may be cancelled with no refund.
● This property can accommodate up to 10 guests per local regulations. Infants under 2 are not included in this count, allowing up to 3 additional infants beyond the maximum guest limit.

DOG FEE:
● $75 per dog. All dogs must be vetted. We allow a maximum of 3 dogs per booking, and we have the right to decline dogs based on breed or age. The appropriate fees will be requested once final approval has been confirmed.

● Indian Mountain Lake is a gated community. Guests are REQUIRED to register online. You will be sent a link to the registration form. All guests names must be noted on the form. Additional community fees and access are as follows:

REGISTRATION:
● $62.40 ($60 + 4% processing fee) for mandatory registration fee per group (paid no later than 3 days before check-in, this is paid directly to Indian Mountain Lake. Wander Home will process the registration and all payments will be requested through the booking platform.
● $78 ($75 + 4% processing fee) for late registration fee per group (for registrations paid later than 3 days before check-in) and last minute bookings - this will be paid on top of the standard $62.40 registration fee per group for any late registrations. Wander Home will process the registration and all payments will be requested through the booking platform.

OPTIONAL community amenities wristbands (seasonal):
● $10 per person per wristband + 4% processing fee
● Please make sure to advise how many wristbands will be purchased, the community doesn't allow last-minute requests for wristbands
● Wristband fees will be collected separately through the booking platform after the reservation is confirmed.
● Wristbands are valid for the entire stay and will give you access to all the community amenities
● Children 5 and under are not required to wear a wristband

● Access to the Indian Mountain Lake community amenities (such as the pool, lake, beach, etc.) is managed by the HOA and is subject to change without notice. Availability, operating hours, and reservation requirements are outside of our control. We recommend checking the official community website or calling their direct office phone number for the most up-to-date information before your stay.
● Please note, these are not our fees as the hosts, but fees the community requires all guests to pay to cover the costs associated with operating and maintaining all the great amenities and facilities at Indian Mountain Lake.

● Wander Home requires that all guests have their profile 100% verified. Please upload government issued ID and payment method in your account settings, as well as sending us a photo of your ID after booking confirmation.
● Eligible refunds are subject to a 6% processing fee.
● A damage waiver fee ($40) is included for all reservations. Most channels add this upfront. Others do not have this capability, and it will be manually added to the invoice once the reservation is confirmed.
● Given the rural setting of the property, occasional sightings of ants, spiders, flying insects, and mice may occur despite our year-round pest control efforts. We strive to manage these encounters to the best of our ability, but cannot guarantee that the house will be completely pest free.
● Trash collection occurs every Tuesday.
● When drought, weather or other conditions present an unusual fire risk, a burn ban may be imposed by the community without prior notice.
● NOTE: We provide enough essential items to cover stays of about 2-3 nights. If you need more supplies during your stay, you can visit one of the following nearby stores: Dollar General, Square One Markets, CVS, Hazle Park Groceries.
● We do our best to ensure there is propane available for grills and/or fire pits, but cannot guarantee there will be propane for use throughout your stay. If all available tanks are empty, we ask that you refill a tank and provide a receipt for reimbursement. Note: be sure to refill/replace the existing tanks - do not purchase a brand new tank

FAQs:
1. How far is the lake and pools?
All IML lakes and pools are within a 5 minute drive from the house.

2. Can we fish in the lake?
Yes you can, just bring your license. There is a lake just for fishing.

3. Is this a gated community?
Yes it is. The community requires all guests to be registered 2 days before the check in date.

4. Is the $60 registration fee per person?
No, it is not. The $60 is for the entire group, for the whole duration of the stay.

5. Do we need to pay the fee even if we won't use the amenities?
Yes. It is a mandatory fee required by the community and must be completed together with the registration form.

6. Can we bring our pets?
Maximum of 3 dogs only. No cats.

7. Can you allow more than 10 guests?
No. The headcount is strictly enforced by the township where we get the permit to rent out the house.

8. Do we need to bring our own firewood and linens?
We provide firewood and linens (bedding and towels), as well as toilet paper and other basic items (please see our amenity list).

● We are here for you during your stay, but our level of interaction is up to you. We are only a phone call or message away. You and your party will be able to self check-in upon arrival.
● Please remember that you are staying in a house, not a hotel. Please treat the space with respect. If any problems arise we will do our best to take action ASAP, but there is no one living on-site 24/7.
