● We strongly recommend that you travel in a AWD/4WD vehicle. We are located in the mountains and roads can be slick and poorly maintained.

● The rental agreement will be sent to you once the reservation is accepted. Your booking is only confirmed once it is signed. Kindly complete it within 24 hours to secure your reservation.
● This property can accommodate up to 10 guests per local regulations. Infants under 2 are not included in this count, allowing up to 3 additional infants beyond the maximum guest limit

DOG FEE:
● $100 per dog. All dogs must be vetted. We allow a maximum of 3 dogs per booking, and we have the right to decline dogs based on breed or age. The appropriate fees will be requested once final approval has been confirmed.

Guests are REQUIRED to register online with Towamensing Trails. Additional MANDATORY community fees are as follows:
Registration (required year-round):
● $25 registration fee per group (mandatory) - It will be collected separately through the booking platform after the reservation is confirmed.
● $7 fee per vehicle (mandatory and paid no later than 3 days before check-in).
● All vehicle information must be provided. Golf carts and ATVs are NOT ALLOWED.
● Please message us 2 days prior to check-in for any changes in the number of vehicles. Last-minute changes are not allowed.
● Guest will have vehicle access to the community trash collection center
● All community and vehicle fees are non-refundable once registration has been submitted, regardless of a canceled reservation.

Amenities (badges required and provided at the property):
● 8 badges with lanyards will be provided per group (Guests under 5 years of age do not need a badge)
● Additional badges for day passes (up to the maximum permitted occupancy) can be purchased at the Boat Rental Office for $10 per person, per day. Day badges are non-refundable.
● In case the badges are damaged or lost, there will be a charge of $175 for replacement.
● Seasonal access to community amenities
● Amenity availability (e.g., the lake) is subject to community maintenance and safety regulations

● Access to the Towamensing Trails community amenities (such as the pool, lake, beach, etc.) is managed by the HOA and is subject to change without notice. Availability, operating hours, and reservation requirements are outside of our control. We recommend checking the official community website or calling their direct office phone number for the most up-to-date information before your stay.
● Please note, these are not our fees as the hosts, but fees the community requires all guests to pay to cover the costs associated with operating and maintaining all the great amenities and facilities at Towamensing Trails.
● Guests are not permitted to have outdoor fires in Towamensing Trails.
● Wander Home requires that all guests have their profile 100% verified. Please upload government issued ID and payment method in your account settings, as well as sending us a photo of your ID after booking confirmation.
● Eligible refunds are subject to a 6% processing fee.
● A damage waiver fee ($50) is included for all reservations. Most channels add this upfront. Others do not have this capability, and it will be manually added to the invoice once the reservation is confirmed.
● Given the rural setting of the property, occasional sightings of ants, spiders, flying insects, and mice may occur despite our year-round pest control efforts. We strive to manage these encounters to the best of our ability, but cannot guarantee that the house will be completely pest free.
● We provide enough essential items to cover stays of about 2-3 nights. If you need more supplies during your stay, you can visit one of the following nearby stores: Square One Markets, Family Dollar and CVS.
● We do our best to ensure there is propane available for grills and/or fire pits, but cannot guarantee there will be propane for use throughout your stay. If all available tanks are empty, we ask that you refill a tank and provide a receipt for reimbursement. Note: be sure to refill/replace the existing tanks - do not purchase a brand new tank

SECURITY CAMERAS / AUDIO RECORDING DEVICES:

● 1 floodlight camera over the garage door, facing the driveway

● We are here for you during your stay, but our level of interaction is up to you. We are only a phone call or message away. You and your party will be able to self-check-in upon arrival.
● Please remember that you are staying in a house, not a hotel. Please treat the space with respect. If any problems arise we will do our best to take action ASAP, but there is no one living on-site 24/7.

● Must be at least 25 years old to book this property

● Quiet Hours: 10pm to 7am - please be respectful of the neighbors and keep noise to a minimum during these times
● Pets - We allow dogs only (up to 3 per stay) with a fee per dog as noted in the listing description. Cats and other types of pets are not permitted. All dogs must be pre-screened and approved - please share detailed information during the booking process. Keep dogs off all furniture. You are required to clean up after them, both in the house and in the yard. Damages, stains, and excessive dog hair will result in additional charges.
● No unregistered guests allowed - All visitors must be approved by Wander Home
● No unapproved parties or events
● No fireworks or outdoor fires
● No food down the drain
● Flush only toilet paper down toilets
● No glass, pets, lotions, oils, soaps, etc. in hot tub
● Replace hot tub cover after use
● Trash - Use the vehicle pass in your registration packet to take all of your trash to the community compactor site throughout and after your stay. Do not leave trash outside. Any trash left behind will result in additional fees.
● Dishes - Wash the dishes, or fill and turn on the dishwasher when you check-out
● Follow all Towamensing Trails community rules. Golf carts and ATVs are not allowed.
● If you open it, close it. If you borrow it, return it. If you turn it on, turn it off. If you break it, fix it. If you use it, take care of it. If you make a mess, clean it up. If you move it, put it back.
● Respect the local habitat. Practice 'leave no trace' and 'pack it in, pack it out.'
● Penalty: $500 for unauthorized late checkout
● Penalty: $500 minimum fine for breaking any of our house rules
