Add to the above rates: California Tax; $1650 refundable security deposit. Initial cleaning supply restock fee $50, for shampoo & conditioner and all soap supplies. Hair dryers and washer/ dryer included, paper products included.
Maid service is available at an extra cost.
Deposit, Reservation, Confirmation: A deposit of 50% of the rent for your stay will be required to confirm your reservations.
A damage deposit, of $1500 per short term rental (less that 30 days), or $5000. Per long term rental (30 days or longer) will be taken two weeks prior to your arrival. It is separate from the rent, and will be refunded to you by mail (less any fees described below) 45-60 days after you leave. If, upon check-out, no damage is noted, we will endeavor to return your deposit balance within 14 days.
Deducted from the deposit will be cleaning and/or housekeeping charges for extra cleaning services, and the cost to repair any damage that is more than normal wear and tear. A major credit card is also required as security, in the event that the security deposit is not sufficient to cover damage, it will be charged for the documented amount still outstanding. Reservations are not guaranteed until the pre-payment is received.
Payment in Full Due: For reservations during mid and low seasons, payment in full must be received no later than 60 days before the date of arrival. Reservations will be cancelled and the room will be released if payment in full is not received at least 60 days before arrival.
For reservations during peak season, payment in full must be received no later than 90 days before the date of arrival. Reservations will be cancelled and the room will be released if payment in full is not received at least 90 days before arrival. If a reservation is cancelled because the payment is not received on time, it is treated as a cancellation. In this case, the cancellation policies described below will apply.
Cancellation Policy: You may cancel a reservation and receive a partial refund under certain circumstances.
A $100.00 Administrative fee will be charged, plus a 15% handling fee. Any cancellation for low or mid season bookings prior to 60 days from the scheduled arrival date will be refunded 100% minus the $100 Administrative fee. Within 60 days a $100.00 Administrative fee, plus a 15% handling fee will be charged, and only those days that can be rebooked will be refunded. The refund will be made for only the exact amount that the nights are rented for.
Any cancellation during high or peak season prior to 90 days of the scheduled arrival date will have a 100% refund minus the $100 Administrative fee, plus a 15% handling fee. Within 90 days a refund will only be made if the days can be rebooked. Only the exact days rebooked will be refunded, and at the rate at which they are rebooked.
Change Policy: You may change a reservation under certain circumstances. Any request to change the date of arrival or date of departure is subject to availability.
For reservations during low season. You may change the date of arrival or date of departure for a low season reservation if the dates are changed more than 60 days before the scheduled date of arrival. If a reservation occurs during low season and high season, it is a high season reservation. If a reservation occurs during a low season and mid season, it is a mid season reservation. A $75 change fee will be charged to change a low season reservation.
Subject to space availability, it is permissible to increase the duration of stay with short notice, but it is not permissible to decrease the duration of stay or change the dates of stay unless more than 60 days notice is given. If you wish to decrease the duration of stay or change the dates of stay within 60 days of the scheduled date of arrival, the initial reservation must be cancelled the cancellation policies described above will apply.

Check-In and Check-Out Time: Check-in time is 4:00 PM on the day of arrival. Check-out time is 10:00 AM on the day of departure. Check-outs beyond 10:00 AM are subject to penalties of at least one days’ rate. Early or late check outs may be made with the discretion of the management, however, adequate notice i.e. one week, must be given and MUST be authorized in advance. Smoking: No Smoking inside the homes, or on the immediate grounds. Please smoke on the street or in other public locations. Additional cleaning fees will apply without further notice if smoking has been detected on the property.
