Welcome . . Emery Point is a 6 acre Private Peninsula and is the ultimate for family reunions. Our house has 7 bedrooms that sleep 18 people in beds.

* Swimming is in a protected private harbor bordered by our docks and 2 story Gazebo.
* Kids and adults alike will enjoy jumping off the 2nd story gazebo or swing out on the Tarzan swing into the water. The Harbor swimming area has three swim ladders, pool slide and a white sand beach.
* The property faces west for great sunsets. You'll love our private harbor for your swimming enjoyment.
* Bring your boat, personal watercraft, canoes, kayaks, tubes and use our private boat ramp right here on our property. Boat Ramp has several docks for boats to include large pontoon boats.

* WEDDINGS - Here you can have your ceremony, reception and your honeymoon all on the same piece of heaven. Weddings are limited to 100 people. Parking is not a problem. Weddings hosted during April, May up to Mid June. Then again any time after Labor Day into late Oct. Local Catering available with tents for weddings. Wedding rentals re from Wed to Wed.

* Great room (21x32) has three full couches, piano, 3 sliding glass doors, six windows, stereo, games, puzzles and a lake view from anywhere in the room. Seating for 16 people in comfy chairs and couches PLUS a game area with another 16 people. All in the same area with great views of Lake Anna.
* House has 12ft wide deck that wraps around three sides of house. There is a Deck on top of house where you can tan in private or just enjoy the view. At night, check out the shooting stars from this deck. ALL ARE CARPETED AND COVERED FROM SUN AND RAIN !
* Kayaks available for rent. Three kayaks and two paddle boards, vests and paddles.

* Three rooms that sleep eight persons.
One full and three queen size beds.
* There are two bathrooms on this level.
Lower level has its own heating and air conditioning system,
which is independent from the other two systems in the house.

* OUTSIDE ACTIVITIES.
SWIMMING - FISHING - BOATING - BOAT RAMP - KOI POND - MUCH MORE!
* Fishing is great right off the dock. We catch large mouth bass, striped bass, catfish, carp, bluegills, and an occasional stickfish.
* There are fishing guides on the lake that will, (for a fee) show you how, when and where to catch fish on the lake.
* Docks on the west side extend out and join together with a 20x20 foot gazebo over the water. Together they form your own private harbor. The gazebo is illuminated for night use.
* Enjoy the KOI pond waterfall in a swaying hammock in the shade located on the south side.

Vacation Rental Policies

Half at Rental agreement acceptance. Final half due 60 days before rental date,.

Summer rentals are Sat late afternoon check in. Wedding weeks check in is Wed late afternoon.

Summer check out is Sat 9 am Wedding weeks are Wed 9am.

One week during Spring, Summer and early fall.

Spotsylvania county lodging tax

Refundable Damage Deposit explained during agreement acceptance.

Cleaning fee paid to the cleaning team upon departure.

This large house is located on the end of a long penninsula. Facing west for great sunsets and soft breezes. Outside activities: Vollyball courts with shade tree nearby. Two sets of Horseshoe pits with shade trees at both ends. Campfire area with benches. Basketball hoop on paved area. Large covered beach deck overlooking white sand beach and shallow water kiddie area. Swimming,fishing,boating or sit in one of three hammocks and snooze. Several quiet picnic tables for sitting / reading / games / playing cards or putting together one of our twenty various puzzles. Please feel to bring any boats you may have. Our Boat Ramp has launched up to a 38 ft ocean racer. Playground with swings, elevated clubhouse, tube slides and shaded area over a picnic table. All of which are located in an area covered with soft wood chips.
