<strong>Arrival and Departure</strong></div>

<li>All interactions are virtual, but our office team and ground crew are available for assistance.</li>

<div><strong>Occupancy and Pets</strong></div>

<li>The total number of guests at the property must not exceed the number listed in the booking. The guest count should reflect the correct number of adults (12+), children (2+), and pets. A nightly extra guest fee may apply for guests above the standard occupancy up to the maximum number of allowable guests.&nbsp;</li>
<li>Dogs are allowed (maximum of 5 dogs); any other types of animals require approval. All pets except for Service Animals are subject to a Pet Fee of $100 per pet</li>
<li>Respectful Noise Levels: Let&#39;s keep the peace! Keep the volume down so all can enjoy their time here. Quiet hours are from 10 pm to 8 am.</li>

<li>There is whole-house central Air Conditioning and a whole house generator in the rare event of a power outage.</li>
<li>The main-level fireplace is wood burning. Firewood is not provided but can be purchased on our website and conveniently delivered to your rental or purchased from other local vendors. Impress your family and friends with breakfast bundles, charcuterie boards, and other local products, also available for delivery!</li>

<li>No Unauthorized Fires: State and Local Laws regulate the use of fire pits, grills, other open flames, and fireworks. Only use provided grills and fireplaces; permits are required to use fire pits in NH.</li>

<li>Access from the parking to the front door requires climbing 15 steps.&nbsp;</li>
<li>The property is situated in a quiet mountain setting, accessible via scenic town roads and a private, HOA-maintained dirt/packed gravel road. Access is easy in warmer months. In winter, especially during or after snowfall, conditions can be more challenging. An AWD/4WD vehicle and/or snow tires are strongly recommended. The HOA professionally plows the private road, although weather conditions may still affect driving.</li>

<li>A signed rental agreement is required for all reservations.</li>
<li>There is a Nest Camera facing the driveway and a Ring Doorbell at the front door.</li>
<li>Rural homes may encounter pests like bears, mice, lady beetles, and wasps. To minimize this, we ask that trash not be left outside. We actively manage these situations while prioritizing environmentally friendly methods and limiting the use of chemicals.</li>
<li>Cancellation policies are followed to ensure fairness to all guests and owners. We strongly recommend purchasing trip insurance as exceptions cannot be made.</li>
