● Drive, bike, or walk within the community. You will need a car to go anywhere outside of the community. Uber and taxi cabs are available in the area, but can have long wait times or be difficult to find.
● We strongly recommend that you travel in a AWD/4WD vehicle. We are located in the mountains and roads can be slick and poorly maintained.

● Rental agreement must be signed within 24 hours of booking to confirm reservation
● Maximum occupancy is 10 guests, infants under 2 are not included in this count, allowing up to 3 additional infants beyond the maximum guest limit (per local regulations)

Pocono Farms Registration (Required):
● $125 - This is included in the booking total.
● Additional $75 late fee for registrations within 3 business days of check-in
● All community fees are non-refundable once registration has been submitted, regardless of a canceled reservation.

Optional amenity access (not included in registration fee)
● Fitness Center: $10.00 per person, per day (during Member Services office hours)
● Golf: $45.00 per person for 9 holes, plus any applicable cart fees

Pool Access
● Only 6 guests are provided with free pool access
● White wristbands holder are required to pay $10 daily pool fee

Please note: Amenity fees, availability, hours, and access are controlled by the HOA and may change without notice. Check the official community website or call the office for the most up-to-date information.

Additional notes:
● Guest profiles must be fully verified (ID required)
● Refunds subject to 6% processing fee
● $50 damage waiver applies to all reservations
● Due to the wooded setting, occasional insects or wildlife may be present despite regular pest control
● Burn bans may be issued by the community depending on conditions
● Starter supplies are provided for 2–3 nights; additional items can be purchased nearby (Weis Markets, ShopRite, ALDI, Walmart, CVS)
● Propane is typically provided for the grill and fire pit, but availability is not guaranteed. If all tanks are empty, please refill an existing tank (do not purchase a new tank) and send us the receipt for reimbursement.


SECURITY CAMERAS / AUDIO RECORDING DEVICES:
● 1 doorbell camera at the main entry door
● 1 camera in the backyard above the deck
● 1 camera over garage door

● We are here for you during your stay, but our level of interaction is up to you. We are only a phone call or message away. You and your party will be able to self check-in upon arrival.
● Please remember that you are staying in a house, not a hotel. Please treat the space with respect. If any problems arise we will do our best to take action ASAP, but there is no one living on-site 24/7.
