"Beautiful , cozy place to stay with your family or friends: nicely finished living room and a Jacuzzi adds even more comfort and relaxation experience to that gorgeous place. ● We strongly recommend that you travel in a AWD/4WD vehicle. We are located in the mountains and roads can be slick and poorly maintained.

● The rental agreement will be sent to you once the reservation is accepted. Your booking is only confirmed once it is signed. Kindly complete it within 24 hours to secure your reservation. If not signed within the deadline, your booking may be cancelled with no refund.
● This property can accommodate up to 12 guests per local regulations. Infants under 2 are not included in this count, allowing up to 3 additional infants beyond the maximum guest limit

DOG FEE:
● $50 per dog. All dogs must be vetted. We allow a maximum of 3 dogs per booking, and we have the right to decline dogs based on breed or age. The appropriate fees will be requested once final approval has been confirmed.

● Guests are REQUIRED to register with A Pocono Country Place at least 48 hours prior to check-in.
● $75 registration fee per group (mandatory) for late registrations. This will be charged to the guest if registration is not completed in a timely manner.
● AMENITY PASSES FEE: Pool Access - $12 per person per day (Children 3y/o are free)
● Please note, the community fees are not our fees as the host, but fees the community requires for all guest registrations to help cover the costs associated with operating and maintaining all the great amenities and facilities at A Pocono Country Place.

AMENITIES SCHEDULE:
● Pools are open only in the Summer, typically starting Memorial Day Weekend
● Lakes are open only in the Summer
● Lakes and pools are not open daily and are subject to change due to staffing and weather
● Check the A Pocono Country Place community website for full details of amenity availability and schedules

IMPORTANT!
● We cannot guarantee the availability of each amenity and the state government may shut down lake access statewide without notice for your safety.
● To enter the community, you will need to stop by the Welcome Center with your driver's license and vehicle registration to get a pass for your stay.
● When drought, weather or other conditions present an unusual fire risk, a burn ban may be imposed by the community without prior notice.
● Access to the A Pocono Country Place community amenities (such as the pool, lake, beach, etc.) is managed by the HOA and is subject to change without notice. Availability, operating hours, and reservation requirements are outside of our control. We recommend checking the official community website or calling their direct office phone number for the most up-to-date information before your stay.
● Tenants may take pets to the K Dog Park (off Waterfront Drive) or the E Dog Park (off Brentwood Drive). Please note that all animals must be registered with the association, vaccinated, and kept under control in these areas. Pennsylvania leash laws must be followed at all times, and all pet waste must be cleaned up when walking along Association roads or in common areas.

● Wander Home requires that all guests are 100% verified. Please upload government issued ID and payment method in your account settings, as well as sending us a photo of your ID after booking confirmation.
● Eligible refunds are subject to a 6% processing fee.
● A damage waiver fee ($40) is included for all reservations. Most channels add this upfront. Others do not have this capability, and it will be manually added to the invoice once the reservation is confirmed.
● Given the rural setting of the property, occasional sightings of ants, spiders, flying insects, and mice may occur despite our year-round pest control efforts. We strive to manage these encounters to the best of our ability, but cannot guarantee that the house will be completely pest free.
● We provide enough essential items to cover stays of about 2-3 nights. If you need more supplies during your stay, you can visit one of the following nearby stores: Weis Markets, ShopRite, ALDI, Walmart, CVS
● We do our best to ensure there is propane available for grills and/or fire pits, but cannot guarantee there will be propane for use throughout your stay. If all available tanks are empty, we ask that you refill a tank and provide a receipt for reimbursement. Note: be sure to refill/replace the existing tanks - do not purchase a brand new tank

SECURITY CAMERAS / AUDIO RECORDING DEVICES:
There are 5 security cameras located on the exterior of the property:
● Doorbell camera next to the front entry door
● End of the driveway, near the street, overlooking the trash area
● Right corner of the front deck, facing the driveway
● Left side of the house, overlooking the mechanical equipment
● Right by the propane tank

● We are here for you during your stay, but our level of interaction is up to you. We are only a phone call or message away. You and your party will be able to self check-in upon arrival.
● Please remember that you are staying in a house, not a hotel. Please treat the space with respect. If any problems arise we will do our best to take action ASAP, but there is no one living on-site 24/7.

By booking our home, you confirm you agree to our house rules, additional fees & completing the rental agreement.

● Must be at least 21 years old to book this property
● PETS - We allow dogs only (up to 3 per stay) with a fee per dog as noted in the listing description. Cats and other types of pets are not permitted. All dogs must be pre-screened and approved - please share detailed information during the booking process. Keep dogs off all furniture. You are required to clean up after them, both in the house and in the yard. Damages, stains, and excessive dog hair will result in additional charges. We provide the following for your use: stain/odor spray, waste bags, and dog blankets to protect the couches.
● NO UNREGISTERED GUESTS ALLOWED - All visitors must be approved by Wander Home
● NO UNAPPROVED PARTIES OR EVENTS ALLOWED
● NO FIREWORKS
● QUIET HOURS: 10pm to 7am - please be respectful of the neighbors and keep noise to a minimum during these times
● NO FOOD DOWN THE DRAIN - no disposal and property on septic
● ONLY FLUSH TOILET PAPER DOWN TOILETS
● NO GLASS, PETS, LOTIONS, OILS, SOAPS, ETC. IN HOT TUB
● Replace hot tub cover after use
● TRASH - All trash must be in bags. Tie all bags tightly and place in the trash cans near the driveway. Be sure to close the lids and attach the straps to keep animals out. Do not leave any trash outside.
● DISHES - Please wash the dishes, or fill and turn on the dishwasher when you check-out.
● SAUNA - Only operate according to directions in the electronic guidebook. Supervise children at all times. Limit use to 15 minutes. DO NOT use if pregnant, in poor health, or under medical care. DO NOT bring food or drink into the sauna.
● No parking on the grass.
● If you open it, close it. If you borrow it, return it. If you turn it on, turn it off. If you break it, fix it. If you use it, take care of it. If you make a mess, clean it up. If you move it, put it back.
● Please respect the local habitat. Practice 'leave no trace' and 'pack it in, pack it out.'
● PENALTY: $500 for unauthorized late checkout.
● PENALTY: $500 minimum fine for breaking any of our house rules.
