Summary

Saida Towers III, Unit 1001 sits on the 10th floor of Tower III — the largest tower in the complex at 406 Padre Blvd, directly on the beach, with breathtaking views of the Gulf, the resort pools, and the grounds spreading below.

Three bedrooms, two baths, up to 10 guests, an oversized patio made for morning coffee and sunset margaritas, and full access to one of the most resort-complete condo complexes on South Padre Island.

Space

The open-concept kitchen flows into the dining area and through to the living room, which opens directly onto the patio. Everything you need to cook real family meals is here — pots, pans, dishes, all of it. The unit is set up well for a large family or to split, a spacious layout, and flat screen Smart TVs in the living room for family movies after a long day at the beach, as well as TVs every bedroom for winding down kiddos

A note on the complex pools: the Olympic-sized pool directly in front of Tower III is not heated and is not BYOB — the poolside bar holds a liquor license. The other two beachfront pools, including the heated one, are BYOB friendly; just leave the glass behind. The tennis courts can be used for pickleball as well — two courts dedicated to it, first come first serve but private to the complex. Paddles, balls, and tennis rackets are not provided, so bring your own if you want to play.

A starter pack of toilet paper, paper towels, trash bags, soaps, and dishwasher pods is provided — not unlimited and not replenished, so plan accordingly. Fresh, crisp & clean linens and towels are provided. Please note beach towels are not provided in unit or on property. The beach chair rental service sets up two chairs and an umbrella for you right out front — $45 per day, 10 AM to 5 PM. No pre-booking needed; they never run out.

FIVE REASON TO BOOK:

• Way up on the 10th floor, the patio is in a class of its own — large outdoor space with a dining table overlooking the beach, the pools, and the Gulf stretching to the horizon. Most guests say the view alone is worth it. It is the kind of spot where the group naturally gravitates in the evening to watch the day drop into the sea

• The sleeping configuration is built for a real group: a King in the master bedroom, an adult-sized bunk bed in the second bedroom where both bunks are full-sized (so two real adult beds), and a Queen in the third bedroom. The living room has two couches and a double-sized airbed with a pump is provided just in case — space for up to 10. Bring your own bedding for the couches and airbed the rest are ready to go!

• The master bedroom has its own private en suite bathroom and a direct view of the beach — the kind of room the primary guest in the group quietly appreciates every single morning of the stay.

• Saida Towers runs like a full resort: three pools (the Olympic-sized lap pool in front of Tower III plus two others beachfront, one heated December 1 through April 1), three Texas-sized heated jacuzzis, four tennis and pickleball courts, a weekend poolside bar and grill, private beach access with showers, seasonal chair and umbrella rentals, sun loungers, 24/7 gated security, and elevator access throughout + free parking for 2 cars

• Saida's south end location puts the entire restaurant strip within easy walking distance from the front gate — Italian, Japanese, burgers, smoothies, and some of the best breakfast on the island — all without moving a car.

NEIGHBORHOOD
Right out the front gate: Russo's Italian is family-friendly with gluten-free options, pizza, pasta, beer and wine, affordable prices, and late hours. Kohnami Japanese serves fresh sushi alongside a Teppanyaki grill. Johnny Rockets — yes, the famous burger franchise — is steps away, and Tropical Smoothie Cafe is there for wraps, salads, and a healthier choice. Less than half a mile: Yummies for breakfast and lunch (the #1-rated restaurant on Trip Advisor on South Padre Island), and yes, McDonald's for those fries. About a mile away: Beach Park SPI, the former Schlitterbahn waterpark, as well as Dirty Al's — the best fried shrimp in the State of Texas (not frozen, they own their shrimp boats).

SLEEPING (Up to 10 Guests)
Master bedroom: King bed, en suite full bath, beach view. Second bedroom: adult-sized bunk bed with full-sized mattresses on both levels — two real adult beds. Third bedroom: Queen bed. Living room: two couches (not pull-outs) and a double-sized airbed with pump provided. Bring your own bedding for the couches and the airbed. The unit comfortably sleeps 8; it accommodates 10 when kids are in the mix. The 10-guest maximum includes infants and children.

PARKING
Two free parking permits are included in the gated complex at no charge — parking is free here, unlike hotels on the island that charge for every car. Two vehicles maximum; no additional permits can be issued. The complex has 24/7 on-site security and elevator access to all floors. If you have extra vehicles, free parking is generally available at the SPI Convention Center or Post Office, and along Gulf Blvd on weekdays — all off-site.

GROUPS
Please note we have multiple units and can rent you more than one. Inquire — we would love to help you out! We handle groups for weddings, class reunions, student groups, and conferences — space for over 250 people if needed. We are untouchable on the island for group space.

High-speed WiFi is included throughout the condo; please note that Spectrum service can be spotty at times, so come prepared with a hotspot on your phone if you have must-do work as it can go down.

DISCOUNTS — JUST ASK
Reduced rates for off-season stays (September 15 – December 15), veterans and active military, and current Texas tackle football coaches (our sons play for Lake Travis in Austin — Go Cavs!). Send a message and ask.

POLICIES
Primary guest must be 23 or older. Guests under 23 require prior approval before booking and a substantial additional refundable damage deposit, if approved at all. A signed digital rental agreement and valid photo ID are required before check-in.

You must read and agree to all house rules prior to booking — we are happy to answer any questions before you arrive. Strict cancellation policy applies. No smoking, no parties, no loud music at any time. The property is security patrolled at night.

SPRING BREAK AND EASTER WEEKEND
During March and Easter weekend, the Saida HOA requires a security wristband for guests ages 13 through 33. The fee is $25 per person, non-refundable, and is a Saida HOA/security requirement — not a fee we set or control. We pre-collect for your convenience so your arrival goes smoothly. There is no wristband fee during any other time of year.

Located directly on the beautiful sands of South Padre Island, our condo places you in the heart of the action. Step right out of our front gate to find a variety of excellent dining options, including Russo Italian for family friendly pizza and pasta, Kohnami Japanese for fresh sushi and entertaining teppanyaki, and convenient staples like Johnny Rockets and Tropical Smoothie Cafe. For a highly rated local breakfast or lunch experience, Yummies is less than half a mile away. If you are looking for family fun, Beach Park SPI and the famous local favorite Dirty Als for fresh fried shrimp are just a short one mile trip from your door.

Transit

Getting around South Padre Island is easy and convenient. We provide two complimentary parking permits for our gated complex, ensuring you have secure space for your vehicles throughout your stay. If you arrive with additional vehicles, free parking is generally available at the island convention center, the local post office, or along Gulf Boulevard on weekdays. Please note that golf carts are considered vehicles and count toward your two spot limit. For those traveling by air, the Brownsville South Padre Island International Airport is the primary hub for the area, located approximately forty minutes away by car. While public transportation options like the island shuttle are available, having a personal vehicle or utilizing local taxi and rideshare services is recommended for the most flexibility during your visit.

To ensure a smooth stay, please note that the primary guest must be at least 23 years old. A signed rental agreement and valid photo identification are required prior to your arrival. Check in begins at 3 PM and check out is at 11 AM. We provide a starter supply of essentials like paper towels and soap, but these are not replenished during your stay. Parking is limited to two vehicles, and golf carts are considered vehicles. Please observe quiet hours from 10 PM to 9 AM. During March and Easter weekend, the homeowners association requires a security wristband for guests aged 13 to 33, which we collect in advance. Smoking, parties, and loud noise are strictly prohibited.
