● Lots of winter sports, hiking, mountain biking, fishing, and other recreational activities nearby!

● This destination is very remote. You will need a AWD/4WD vehicle to get around. We are located in the mountains and roads tend to be icy and snow covered. We do our best to plow and shovel after snowfall, but due to the heavy winter conditions and remote location, we cannot guarantee that it will be completed quickly. Come prepared to be snowed-in during the winter season.
● You will need a car to go anywhere. Uber and taxi cabs are available in the area, but can have long wait times or be difficult to find.

● The rental agreement will be sent to you once the reservation is accepted. Your booking is only confirmed once it is signed. Kindly complete it within 24 hours to secure your reservation. If not signed within the deadline, your booking may be cancelled with no refund.
● This property can accommodate up to 12 guests per local regulations. Infants under 2 are not included in this count, allowing up to 3 additional infants beyond the maximum guest limit.

Pet Fee:
● $150 per dog. All dogs must be vetted. We allow a maximum of 3 dogs per booking, and we have the right to decline dogs based on breed or age. The appropriate fees will be requested once final approval has been confirmed.

● Wander Home requires that all guests have their profile 100% verified. Please upload government issued ID and payment method in your account settings, as well as sending us a photo of your ID after booking confirmation.
● Eligible refunds are subject to a 6% processing fee.
● A damage waiver fee ($50) is included for all reservations. Most channels add this upfront. Others do not have this capability, and it will be manually added to the invoice once the reservation is confirmed.
● Given the rural setting of the property, occasional sightings of ants, spiders, flying insects, and mice may occur despite our year-round pest control efforts. We strive to manage these encounters to the best of our ability, but cannot guarantee that the house will be completely pest free.
● NOTE: We provide enough essential items to cover stays of about 2-3 nights. If you need more supplies during your stay, you can visit one of the following nearby stores: Little Supermarket, Hannaford or Price Chopper
● We do our best to ensure there is propane available for grills and/or fire pits, but cannot guarantee there will be propane for use throughout your stay. If all available tanks are empty, we ask that you refill a tank and provide a receipt for reimbursement. Note: be sure to refill/replace the existing tanks - do not purchase a brand new tank
● NOTE: This is a very remote destination. Expect cell phone reception to be spotty. Most businesses close early. You may need to head to Lake Placid for food or supplies after normal business hours.
● When drought, weather or other conditions present an unusual fire risk, a burn ban may be imposed by the community without prior notice.

● We are here for you during your stay, but our level of interaction is up to you. We are only a phone call or message away. You and your party will be able to self-check-in upon arrival.
● Please remember that you are staying in a house, not a hotel. Please treat the space with respect. If any problems arise we will do our best to take action ASAP, but there is no one living on-site 24/7.

By booking our home, you confirm you agree to our house rules, additional fees, & completing a rental agreement.

● Must be at least 21 years old to book this property
● Pets: We allow dogs only (up to 3 per stay) with a fee per dog as noted in the listing description. Cats and other types of pets are not permitted. All dogs must be pre-screened and approved - please share detailed information during the booking process. Keep dogs off all furniture. You are required to clean up after them, both in the house and in the yard. Damages, stains, and excessive dog hair will result in additional charges.
● No unregistered guests allowed - All visitors must be approved by Wander Home
● No unapproved parties or events
● No fireworks
● No food or oil down the drain - there is no disposal and the property is on septic
● Flush only toilet paper
● No glass, pets, lotions, oils, soaps, etc. in the the hot tub
● Replace the hot tub cover after use
● Trash: All trash must be secured in bags. Place trash bags in the cans outside, behind the garage. Properly secure all trash can lids and straps to help keep animals out. You can use the cans inside the garage for overflow. The trash will be collected weekly on Thursday morning from the cans outside.
● Dishes: Wash all dishes, or fill and run the dishwasher when you check-out.
● Do not use pine wood in the indoor fireplace.
● If you open it, close it. If you borrow it, return it. If you turn it on, turn it off. If you break it, fix it. If you use it, take care of it. If you make a mess, clean it up. If you move it, put it back.
● Please respect the local habitat. Practice 'leave no trace' and 'pack it in, pack it out.'
● Penalty: $500 for unauthorized late check out
● Penalty: $500 minimum fine for breaking any of our house rules.
