Property Information
We offer a variety of homes, townhouses and cabins
located in the Heart of the Black Hills.
Most cabins are within 15 minutes to Mount Rushmore, Crazy Horse Monument, the 1880 Train and Custer State Park.
Some are near or adjacent to snowmobile trails
for winter getaways.
FULL SEASON rates apply from May 22, 2009-September 7, 2009.
OFF-SEASON rates are effective September 2, 2008 to May 21, 2009 and September 8, 2009 to May 27, 2010.
All of our cabins are licensed by the South Dakota Department of Health. We comply with Department of Revenue and local zoning ordinances to assure the best quality for our guests.
Additional Rate Information
These rates are per night.
Holiday Rates are slightly Higher.
Cleaning fee NOT included in nightly rate.
*We are licensed for lodging only.
Tents and campers are not allowed on most of our properties.
*All cabins are located in the National Forest
Service Fire Protection District.
Fireworks, bonfires and fire pits are prohibited.
The cabins accommodate only the number of people as listed, including children of all ages.
We do not allow more than the listed number of people to congregate on the property at any one time.
No pets allowed in any cabin from Memorial Day weekend through Labor Day weekend.
Check out time is 10:00 A.M. We can usually guarantee check-in by 2:00 P.M. - 3:00 P.M. in most cabins.
A major credit card is necessary to secure your reservations.
We accept VISA, MASTERCARD and DISCOVER.
Holiday and special events reservations are non-refundable.
We have a minimum of a 1 month cancellation period,and some of our cabins have up to 3 months. This includes days deleted from your reservations that you have made.
Please keep in mind that we are not an "off the road" business.
99% of our reservations are taken months in advance
and it is difficult for us to fill cancelled reservations.
You will be given cancellation or changes deadlines
when we charge your deposit for your reservation.
In the unlikely and unfortunate event that an emergency
causes you to cancel or shorten the reservation commitment,
you have made, your deposit is nonrefundable
if after the cancellation deadline.
In good faith, we will make every effort to rebook
your cabin and if we are able to do so in it's entirety,
we will gladly refund your deposit.
The more prior notice we are given, the better
the chance we will have to rebook the dates cancelled.
All cancellations are assessed a $35.00 fee.
A private phone number will be given to you
at the time of making your reservations.
Please notify friends and family who may need
to reach you during your vacation as we are unable
to connect to these units from our reservations line.
Do not count on your cell phone as your source for communication while you are here in the Black Hills.

A cleaning fee of $75.00 will apply during full season (Memorial Day weekend to Labor Day weekend) and holidays when fully occupied. *During the "off season" this fee is reduced to a one time hot tub use fee of $20 for each reservation in this cabin.
Off-Season Rates: Sept 2, 2008 to Oct. 15, 2008 and Apr. 1, 2009 to May 21, 2009. Excludes Holidays.
$125.00 - 1-2 persons, 1 bedroom, 1 bath
$150.00 - 2-4 Persons, 2 bedrooms, 2 bath
$175.00 - 2-6 Persons, 3 bedrooms, 2 bath
$200.00 - 2-8 Persons, 4 bedrooms, 2 bath
$225.00 - 2-10 Persons, 4 bedrooms, 2 bath plus sleeper sofa and futon sleeper.
*Please keep in mind our allowance up to 12 persons is if your group includes children sleeping on the futon/sleeper sofas. If your party includes all adults we do not recommend more than 10 persons.

ALL UNITS ARE EQUIPPED WITH TV, VCR, MICROWAVE, OUTDOOR GRILL AND PRIVATE PHONE LINE. Full kitchens will have dishes, silverware, cookware, coffee pots and toasters. All units are furnished with towels and linens.
