$500 deposit due at booking; balance due 60 days before arrival<br />
Cancel 60+ days before arrival → Full refund (no fees) <br />

Cancellations must be in writing by the 60-day deadline<br />
Once paid, all amounts are non-refundable<br />
Extended stays (2+ weeks) or bookings over $20,000:<br />
Full payment due 90 days before arrival; non-refundable once paid<br />
Travel insurance purchased through Beach Retreats is non-refundable.<br />
Changes to dates or property must be made outside the 60-day window. No modifications allowed during the stay.<br />
