The Dunn family welcomes you to Kiva Dunns, located in the gated golf and beach community of Kiva Dunes, Fort Morgan. This uber family-friendly second tier beach retreat has it all: space, location, and amenities. There’s room for everyone with five bedrooms, four and half baths, four balconies – one screened, a ginormous gourmet kitchen, and enough hang-out spots to please the introverts and the extroverts.
The first-floor bunkroom sleeps six and has an attached full bathroom. Around the corner is a laundry room sporting a brand-new washer and dryer; take a break from laundry on the huge front porch with swing and Adirondack chairs. Head up the stairs while you send your luggage on the elevator to the second-floor bedrooms. The master is large and luxurious with king bed, walk-in closet, beautiful, tiled shower with bench and dual showerheads, dual vanities, and jetted tub. Step out to read on the private balcony or relax and enjoy the flat screen tv in the bedroom sitting area. Just across the hall is a cozy, quiet bedroom with queen bed and television. Down the hall are two more bedrooms with queen beds, ensuite bathrooms, flat screen TVs, and a shared balcony complete with groovy egg-chair swing and seating area.
On the third floor, vacation-cooking is more fun in the colossal kitchen. It boasts two ovens, electric cooktop, microwave, air fryer, and anything else necessary whether it’s Pop Tarts or eggs and bacon for breakfast. The counter has seating for six, kitchen table seats eight, and there’s a six-seat patio table on the screened-in porch. Hang out in the family room with flat screen tv, surround-sound, and light & bright seating area with queen sleeper sofa. On the other side of the third floor is a game room with air hockey table and seating area perfect for a round of cards or game of Clue. Swing wide the French doors and step onto the third-floor front porch, a favorite gathering spot with two outdoor sofas and chairs, a bar table and stools, speakers connected to the house stereo system, and ocean sights and sounds.

When you’re ready to explore Kiva Dunes, call the free shuttle for a ride to the lighted tennis courts, gym, pro shop, award-winning golf course, and two restaurants: The Grill, and the Beach Club with its full-service bar, restaurant, and poolside delivery. Then go pool-hopping in the four pools: Blue Heron, Osprey Circle, Kiva Lodge, and the Kiva Dunes Beach Club which offers a zero-entry saltwater pool (heated, open March through November) and hot tub, Finally, walk over the dunes to enjoy 3,000 feet of white sand beach, Kiva Dunes’ private shoreline on the Gulf of Mexico.

Nearby activities include more golf and tennis, kayaking or paddleboarding, touring Fort Morgan, birdwatching at the Bon Secour National Wildlife Refuge, dolphin-watching cruises, and The Alabama Gulf Coast Zoo. Guests will need to show credit card and reservation paperwork at the clubhouse to access restaurant and bar service at the Beach Club.
RVs, trailers, fifth wheels, and four-wheelers are not allowed on-site
Parking notes: Parking is available for one vehicle in the garage and four on the driveway. Parking on the street, curb, or grass is not permitted. There is also pool parking and parking at the Kiva Dunes Beach Club. Please do not exceed the allotted number of vehicles to prevent ticketing and towing.
