Home Services
Three Different Needs, Three Different Packages
Recognizing that property owners have different goals, we offer several unique packages to help you manage your investment property. Our services include Property Checks for second home owners, Professional Hosting Services for vacation rentals, and full management for long-term rentals. Below are the packages Crystal Coast Realty & Home Services provides.
Package #1: Property Management
Full-service property management for both long-term and short-term rentals. Our management fees are a low percentage of the monthly rent. Our professional team is ready to help you generate income.
We utilize Buildium for owner portals, giving access to monthly financial reports, quarterly inspections, and direct deposit for rent. Services include:
- Collection of all fees & rents
- Leasing, including tenant screening
- Maintenance: repairs & improvements
- Accounting & banking
- Quarterly property inspections
- And much more
Package #2: Home Checks
For second-home owners who do not rent out their property. We provide keyholder services, vendor scheduling, and monthly inspections, so you can enjoy your time at the beach without maintenance worries.
Using Buildium software, owners can access financial reports and inspection updates. Services start at $55 per visit and include:
- Check for forced entry, vandalism, storm damage, pests, or animal intrusion
- Ensure all windows and doors are secure
- Check for water leaks, mold, or mildew
- Collect mail, newspapers, and remove debris
- Keyholder services and more
Package #3: Vacation Rental Services
For second-home owners who want to rent their property to vacationers. We provide full rental management using VRBO, Airbnb, and Hostaway, from check-in to check-out, including inspections and vendor coordination.
Buildium software allows owners to access financial reports, inspections, and direct deposit. Our vacation rental services include:
- Marketing the property on VRBO, Airbnb, and our own booking website
- Managing the property calendar
- Guest check-in/out with key exchange
- Inventory services available
- Coordination of repair/maintenance issues
