Welcome to our Kauai oceanview vacation rental home in Kapaa, Kauai, Hawaii. Tropical breezes, ocean view and sunny white sand beaches make this an ideal Kaui vacation rental house. Centrally located in the quaint 19th century plantation town of Kapaa, enjoy easy access to the Na Pali Coast, Princeville and charming Hanalei to the north; Poipu Beach and Waimea Canyon to the south. And in your own back yard, you can hike, kayak, surf, wind surf, play golf, snorkel, scuba dive, fish or just relax on Kauai's safest and most beautiful beaches.
Unwind and relax in the private and peaceful setting of Hale Niu. Sit on the spacious veranda of this traditional Hawaiian-style Kuai vacation rental home and watch the coconut trees sway in a soft tropical breeze.
Walk fifty paces to one of Kuai's safest beaches. Protected by a barrier reef, this uncrowded beach is called "baby beach" by the locals because of the gentle surf and safety afforded to smaller children. In the evenings walk to historic Kapaa Town and enjoy local Hawaiian food or a variety of fine restaurants.

Please note that our rental is solely for the purpose of vacation residence. No functions or pets are allowed unless OK'd by us.
Deposit
A$500 deposit per week is required to confirm your reservations. The deposit, which is separate from the rent, will be refunded to you by mail approximately 4-6 weeks after you leave. Deducted from the deposit will be: (1) cleaning and/or housekeeping charges ($255), and (2) any charges for damage that is more than normal wear and tear.
Cancellations
Except for holiday bookings, with a 90-day written notice, we will refund the full deposit less a $75 processing fee. If less than 90 days' written notice, the entire deposit is forfeited. If less than 60 days' written notice, the rent & excise tax are forfeited. Please see "Special Instructions for Prime Time Bookings" below.
Rates
Rent is due 60 days prior to your arrival. While we make every effort to keep our information current, because of the increasing cost of owning and maintaining a home in Hawaii, the rates quoted may change slightly from time to time. At the time of booking, there will be a $35 reservation fee and an optional travel insurance premium. All rates are plus 4.166% gross excise tax and 7.25% room tax. Please note there is a 5-night minimum (except Holiday Season). If you plan to stay longer than a week, the extra nights are prorated at the weekly rate.
Special Instructions for Prime Time Bookings
There is a two week min. @ $1995/wk or $2650/wk for less than two weeks. Cancellations require 120 days' written notice for refund of full deposit less a $75 processing fee. If less than 120 days' written notice, the entire deposit is forfeited. If less than 90 days' written notice, the rent & excise tax are forfeited.
Keys and Directions
Our management company KVR (Kauai Vacation Rentals) 800-367-5025 office's hours are Monday through Friday, 8:00 a.m. to 4:00 p.m. (Hawaiian Time). Our normal procedure is to leave an envelope with keys and directions to the house at the counter where you get your rental car. In most cases, check-in time is 3:00 p.m. Check-out time is 10:00 a.m.

The northeast shore of Kauai offers the greatest variety of activities anywhere on the island. Hike the trails of Nouna (the Sleeping Giant), a Forest Reserve that rewards your effort with views of the entire island. Paddle a kayak up Kauai's Wailua River, Hawaii's only navigable river, and explore the famous Fern Grotto, Secret Falls and the canyons of the Wailua River interior.
The beaches of Kapaa offer world class wind surfing and kite surfing.
